A word from our president.

Growth. Progress. Words that inherently and figuratively describe the current landscape of Brethren Village. As we look back on fiscal year 2007–2008, it is amazing to see that we now serve more than 850 residents and their families, employ more than 450 team members, and are still evolving as one of the leading continuing care retirement communities in Central Pennsylvania. Over our lifetime of service, we have given to thousands of men and women in their time of need by providing rich and rewarding life experiences.

For more than 111 years, from our humble beginnings in a small farmhouse outside Manheim, our Board of Directors and Leadership have taken exten-sive leaps of faith to expand our services. We look forward to our future as we implement our current redevelopment effort which will create diverse residential options and employment opportunities — changing the physical and financial landscape of the community for years to come.

This Annual Report includes many snapshots of how the Village serves residents and fellow team members in faithful obedience to our Lord — through those same steps of faith. Many changes are on the horizon for the Village… that is for certain. However, the faith-driven vision, mission, and core values that serves as the foundation of our ministry is in full focus.

It should be noted that the successes dis-cussed in this report are the result of many cooperative working hands and hearts. We are deeply appreciative and indebted to those team members who labor with us, residents who allow us to serve them, supporting church congregations and donors, the Village Auxiliary, our volunteers and the greater community. As you explore this publication and read in Chairman Gibbel’s remarks, our community partners significantly and positively impact the place we all call home.

As we begin a new year, I have full confi-dence that our Lord will continue to be faithful in blessing the ministry at Brethren Village to experience yet another ‘Year of Growth and Progress.’

• Partner with the Department of Housing and Urban Development, Department of Community and Economic Development, and the Lancaster County Housing & Redevelopment Authority to provide afford-able housing at Village Garden Apartments (1990) and Fairview Meadows (2007) for more than 128 area seniors

• Partner with Manheim Twp. Fire Rescue & East Petersburg Fire Co. for hands-on fire & rescue training on our campus

• Support Warwick High School and Manheim Township High School marching band, football, and baseball organi-zations through program and advertisement sponsorships

• Partner with local universities and colleges such as Millersville University and Elizabethtown College in internship exchange programs

• Donate used and historic books to Millersville University and Lancaster Mennonite Historical Society

• Host intergenerational senior prom with Manheim Township High School Student Council

• Offer free room rentals and facility usage to vari-ous community & civic groups such as the Lancaster MicroComputer Users Group, Lancaster Camera Club, Daughters of the American Revolution, Lititz Lioness Club, and the Manheim Township Lions Club

• Provide hands-on learning opportunities for Harrisburg Area Community College (HACC) students, during six-week geriatric rotations serving residents’ needs in our healthcare center

• Partner with Manheim Township High School for annual Veterans Appreciation Event

• Participate in the Lancaster Food Bank food drives by collecting food at our Village Store

• Contribute to local parks and recreation as a Manheim Township Golf Course Hole Sponsor annually

• Initiate community give-backs by providing resources, financial support and outlets for service-based, outreach initiatives through The Brethren Village Auxiliary and resident groups

• Support opportunities for students from Intermediate Unit 13 (IU-13) to develop work skills and self determina-tion by contributing one day a week in our food & dining services department

• Partner with Manheim Township Fire Department and the South Central Pennsylvania Regional Terrorism Task Force in donating use of campus for staging, make-up and rehabilitation for a large aircraft disaster drill

• Provide opportunities for fulfilling service hours for local area youth

• Provide hands-on learning opportunities for Lancaster General Hospital Registered Nurse students in both assisted living and independent living

There is no doubt that Brethren Village, as a healthcare provider, has touched thousands of lives over its extensive history in Lancaster County. But if you look beyond our campus walls, you will see a greater relationship demonstrated in the daily operations of the Village with those who

call us a neighbor. Amidst ‘A Year of Growth and Progress,’ I can’t help but reflect on the Village’s role as a true ‘Corporate Citizen — focusing on our communal impact in Central Pennsylvania and beyond.

We collaboratively join with various organizations, non-profits, and community groups annually to give back to our neighbors, making a better future for not just our Residents and Team Members, but for those that make Lancaster County home. We have forged permanent partnerships to contribute to the common good. It is these relationships that I value as a member of our Board of Directors, but more importantly, as a member of the community.

Join with me as I share just a sampling of Brethren Village’s impressive collection of community partnerships that positively impact our success and the success of our neighbors.

Our financial stewardship.

Reflecting on the past year, I am struck by the amount of change Brethren Village has experienced. ‘A Year of Growth and Progress’ this has been indeed! The

change is more than just improving our physical, structural campus — we have embarked on a period of new, unprec-edented growth and progress. We look forward to our future as we implement our current redevelopment effort which will create diverse residential options and employment opportunities — changing the landscape of the community for years to come. Our residents and team members have changed too — their excitement and anticipation for the new facilities builds with each passing day.

Our financial picture has also experienced significant changes during this fiscal year with the issuance of tax-exempt bonds which are financing the construction. ‘Upholding the Promise… Building for Tomorrow,’ our $6.2 million capital campaign, has already secured $4 million in pledges used to help pay for portions of the redevelopment project. In addition to celebrating the successes of the project, we give thanks for an operating income of approximately $1,288,000.

We continue to see positive growth in our revenues annu-ally, despite the challenges of increasing benevolent care needs. Our marketing and admissions teams have excelled at maintaining high occupancy levels throughout our cam-pus in all levels of care. We also celebrate those individuals who have generously supported Brethren Village’s mission through thoughtful gifts and bequests.

With organizational expansions comes growth in expenses. Our salaries, benefits, and costs of servicing our residents (such as food, supplies, and utilities) has increased over the last fiscal year. Depreciation and interest grew as a result of accelerated depreciation on assets coming out of service and increased level of debt.

Although this has been a tremendous ‘Year of Growth and Progress,’ our core values of caring, integrity, stewardship, and excellence still provide the essential framework within which our vision and mission statements are fulfilled. Although all four values are essential for the organization’s success, integrity and stewardship are paramount in terms of positive financial results.

Despite all of the changes happening at Brethren Village, one thing has remained constant — our commitment to serve others in their time of need by following the servant style of Jesus. We look to the future where we will continue to… “Enrich each life touched by our ministry!”

Our future. A Comprehensive Redevelopment Effort

Friends, visitors and neighbors of the Village who have visited our community in recent months have visually experienced a true transformation of our campus

during this “Year of Growth and Progress.” As we look back since the conception of our redevelopment effort, it is amaz-ing to see God’s blessing of our campus community.

We are eager to enhance our existing healthcare and assisted living service, create additional residential options, and add employment opportunities by incorporating the project specifics including: a state-of-the-art, new Healthcare Center with 78-private and 42-shared private living units, a new assisted living space featuring 36-private living units, a new assisted living memory support space featuring 25-private living units, an expansion of the Fieldcrest building including 135-independent living apartments, and a new Welcome Center with multipurpose and support space.

In Spring of 2007, our valued Board of Directors approved the conceptual plan for the redevelopment and by November of 2007, we broke ground on the addition to Fieldcrest, bringing “Covenant Crossing at Brethren Village” to life. In January 2008, we received permanent bond financing and then in the spring moved forward with extensive site work on West campus, including taking several buildings out of service. Team member and resi-dent relocations were completed and design development continued for the new Healthcare Center, Welcome Center, and assisted living facility.

By Summer 2008, building permits for all vertical structures were granted, and construction was well underway as Covenant Crossing neared completion. Entering the Fall of 2008, it is expected that the renovated common space at Fieldcrest, featuring new dining venues and enhancements, is planned to open. Furniture, fixtures, and equipment selections are underway for the Healthcare Center and Welcome Center by the BV team and interior designer. Focusing on the future, the community anticipates an opening of Covenant Crossing in January 2009, the Healthcare Center and Welcome Center in Fall 2009, and Assisted Living in late 2010.

In addition to expanding our independent living, offering new assisted living memory support, and skilled nursing memory support, BV will transition to a person-centered care model — an impressive feature of our redevelopment effort. Removing the ‘institutional aspect’ of providing care, this culture change of providing personal service by a team of employees stresses resident rights, freedoms, and personal choice. This transformation of providing care will involve intense team member training, technological advancements in the care of our residents, and physical changes in the ‘household’ model of care giving.

The Village appreciates the cooperation and support of the campus community for making this redevelopment effort possible. We look forward to serving and caring for generations to come as we improve our community…. our Village… our home.

Our capital campaign. “Upholding the Promise… Building for Tomorrow”

Gifts Needed to Raise the Final $2,300,000

Brethren Village’s $6.2 million capital campaign has enjoyed wonderful success since it kicked off in early 2008. Currently, ‘Upholding the Promise…Building for Tomorrow,’ has attracted $4 million worth of gifts, pledges and planned gift commitments from more than 80 residents, friends, families, businesses, foundations, churches, team members, the Auxiliary and Board of Directors. Commitments have been made in support of Brethren Village’s new Healthcare Center and Welcome Center, part of the massive redevelopment effort on the campus of the Village. Campaign leaders originally set a $5 million goal, but early success motivated us to raise the goal to $6.2 million, or one third of the $17.7 million cost of construction.

The fundraising effort — the largest capital campaign in Brethren Village’s history — has benefited from extraordinary volunteer leadership. Fundraising initiatives including special events, new communication projects, and personal meeting solicitations are planned for 2009.

What a way to pay tribute and remember a loved one or a friend… consider one of the forty-four naming opportunities still available in both the Welcome Center

and Healthcare Center. These spaces can be reserved with a thoughtful gift ranging from $3,000 (multi-purpose auditorium seat) to $5 million (Healthcare Center naming rights.) Various attractive spaces are still available to be named including:

• Physical Therapy Suite • Secured Dementia Courtyard • Neighborhood Activity Room • Occupational Therapy Kitchen • Exam Office • Welcome Center Office Suite • Town Clock • Welcome Center Courtyard

Campaign leaders are seeking gift commitments of various sizes to meet the $6.2 million minimum goal. When viewing the gift chart, please remember that pledges may be paid over as many as five years. Additionally, planned gifts — that can be made through your estate — are a popular way to secure a naming opportunity for you, your family or someone you would like to honor.
