A Little HistoryBack in 1994, the townships of Oro and Medonte were merged to become Oro-Medonte but archaeological sites in the area show evidence of the area being inhabited by First Nations peoples as far back as 2000 years ago.

French explorers, fur traders and missionaries began exploring the area in 1600s. Settlers began arriving to the area in the 1820s prominently from England, Ireland and Scotland.

During the War of 1812, parts of Oro-Medonte were used as a defensive corridor. When the war ended, Sir Peregrine Maitland, then Lieutenant-Governor of Upper Canada, offered Black veterans grants of land by government decree in what was to become the Township of Oro.

The Township is minutes away from state-of-the-art medical care at Orillia Soldiers’ Memorial Hospital and Barrie’s Royal Victoria Regional Health Centre.

The History of Horseshoe

W ith its elevation and natural “U” shape facing west, Bill saw Hungry Hollow as the perfect location for a ski resort. Bill brought his vision to life and Horseshoe

Valley saw its first ski season open in 1962 with a small base lodge, one T-bar lift, four rope tows and five Alpine slopes.

Throughout the 60s, the site grew from 200 acres to 1600 acres, spanning the two yet-to-be-amalgamated townships of Oro and Medonte, plus the addition of 10 km of Nordic trails introduced in the nearby Copeland Forest.

Horseshoe Resort expanded more throughout the 70s, transitioning from just a seasonal attraction into a “year-round” resort. The 18-hole Valley Golf Course opened in 1975 and the completion of the first Horseshoe Condominium project in the late 70s gave people the opportunity to take up permanent residence and enjoy what the valley had to offer during the spring, summer and fall months.

The next decade saw Horseshoe Resort build upon its year-round resort amenities with the addition of night skiing, more ski runs, the opening of the Inn at Horseshoe, an indoor recreation and upscale dining options.

The 90s and 2000s saw the continued expansion of outdoor activities at the “Shoe” with the additions of tubing, an adventure park, mini-put, biking trails, a spa, restaurants, and Lake Horseshoe. The two decades also saw Improvements to the resort’s ski-hill including a high speed six-pack chairlift at the main hill, and an 800-foot carpet lift added to the beginner ski hill.

Over the past 50 years, Horseshoe Resort has grown from a humble 5-run ski-hill into one of Ontario’s premiere four-season adventure destinations filled with endless possibilities for every member of the family.

early 1960s, Bill Lohuaru, a home

builder from the Toronto area,

was looking for a site to build

a ski resort and while scouting

out possible sites around south-

central and southern Ontario, one

RENTAL PROGRAM

Do I have to put my suite in the Rental Program?Participation is completely optional and you can opt out at any time.

What is the Rental Program? How does it work?The Rental Program is a great option for Owners who wish to use your suite occasionally, and take advantage of the ability to generate extra income to cover some of your ownership expenses. At the beginning of the year, simply submit a calendar of dates when you wish to personally use the suite, and the Resort will put the suite into the rental program for the dates that you will not be using the suite.

How much can I expect to make in the Rental Program?This varies with the type of suite that you purchase, the number of weeks and the times of year that you participate in the rental program. Traditionally, ski season is December through March, and rental rates are at their peak. The great news is — we’re not new at this. Horseshoe Resort already has an established rental program.

What happens if someone damages something in my suite?While guest damage to a suite is uncommon, it does sometimes happen. In these cases, we assess the cause of the damage and, if we find that a guest was negligent in caring for a suite, we hold them accountable. Otherwise, the owner is responsible for general wear and tear.

Will guests be allowed to smoke in my suite?Slopeside and Copeland House are both non-smoking buildings.

What do I do with personal belongings when my suite is in the Rental Program?All of our suites have an in-suite Owner’s closet, which you can use to store your personal items when not using your suite. Each suite also includes a storage locker, which will be located on the Terrace level of the building.

Can I personalize my Copeland House or Slopeside Suite?A range of finishes are available through our selection process. Suites in the Rental Program are completed with a furniture package.

Is there a furniture package available? Even if I don’t plan to rent?We have arranged a turnkey furniture package that is available for those Owners who wish to save the time and effort of decorating their Horseshoe home. From sofas to corkscrews, linens to table lamps, it’s all there for you to simply walk through the door and start enjoying life in Horseshoe Valley! Should you wish to rent your home through the Horseshoe Resort Rental Program, the furniture package is mandatory.

Is this a timeshare?No, suites at Slopeside and Copeland House are whole ownership.

Can I live here year-round?Yes, Horseshoe Resort is zoned for 365-day living, so you have the option to live here full time, seasonally, or occasionally, with participation in the established Horseshoe Resort Rental Program available for Owners.

Will I have access to Horseshoe Resort amenities?Yes, you will have full resort access.

How many guests can I bring at once? Do they all get to use the amenities for free? What if I have family members staying in my suite without me? Do they have access to the Resort?Owners can bring as many guests as they want at one time. While privileges and discounts are for the registered Owner(s), guests will be provided with a guest card that gives them access to similar discounts and privileges. All charges must be charged to the Owner’s account, the guest cannot pay at point of sale.

What do my condominium fees cover? How much will they be?Your condominium fees cover almost all associated costs with the upkeep and maintenance of your suite, including: heat/air conditioning, water, Resort Access fee, building amenities and building insurance. Condo fees will be est. $610/month plus HST.

Are property taxes covered by the condo fee?No, condo owners are responsible for their own taxes.

Can I sell my unit at anytime?Yes, there are no resort fees associated with selling your unit. Tax rate for Oro - Medonte is 1.2640931% (2016)

Is parking included?Yes.

Where will my guests park?Ample surface parking near the building will be available on a first-come, first-serve basis for anyone visiting you at your Horseshoe Resort home.

Is there an elevator in the building?Yes.

Can I bring my dog/cat?Up to two domestic pets (cat/dog) are allowed in a suite. Only owners’ pets are welcome. Renters’ pets are prohibited from Copeland House & Slopeside. Pets are welcome at the Horseshoe Inn.
