THE PROPERTY It is thought that the bulk of this property may have been built in the 1930’s, quite possible around an older original building. Since the 1980’s it has been enlarged significantly, including adding two rooms at first floor level. There is oil heating, double glazing and all the bathrooms are fairly modern but the property would now benefit from some updating.

There is a local public house and cricket pitch, with wider facilities in the nearby village of Hartfield (about 2 miles) including a general store, medical centre, tennis club and several public houses. Further facilities will be found in Forest Row and the nearest major shopping centre is East Grinstead (about 5 miles) from which there is a rail service to London Bridge in circa 57 minutes. Tunbridge Wells, Uckfield, Haywards Heath and the M23 at Copthorne are all within about 12 miles and Gatwick Airport about 14 miles.

There is a playschool and primary school in Hartfield, a primary school in Forest Row and secondary schools in East Grinstead, Uckfield and Crowborough. Preparatory schools in the area include Brambletye (East Grinstead), Cumnor House (Danehill) and Ashdown House (Forest Row) with further private schools in Forest Row, Mayfield, Tonbridge, Sevenoaks, Dicker, Ardingly and Eastbourne.

The Ashdown Forest is the largest free public access open space in the south-east and a popular venue for a variety of leisure pursuits, including horse riding (by permit). It is also well known for being the home of Winnie the Pooh and friends as immortalized in the books of A.A.Milne; the famous Pooh Bridge is only about 0.5 miles from the property.

After about a mile there is a narrow bridge, shortly after which is a poorly marked turning on the right, which is Chuck Hatch Lane. Turn here, cross the ford, and Bracken Cottage will be found on the left hand side after just over 0.75 miles, identified by our For Sale board.
