PALAZZO WESTOOD

350 luxury apartment project

50,000 sf commercial retail

Project consists of fifteen parcels recently entitled; completing Design Review Board and pre-construction

site work. Responsible for staff working on community outreach efforts, consultant team of legal,

communications, and design professionals. Managed teams of consultants, ensuring coordination

between disciplines and field staff. Participated in permitting process for all disciplines and subsequent

meetings [e.g., DWP electrical and water issues]. Interfaced with Building and Safety, Planning

Department, Mayor’s and Council office to ensure project processing requirements are understood and

mitigating any issues. Negotiated consultant contracts, construction budgets and permit fee payment

schedules. Handled issues pertaining to bonding and off-site improvements. Managed the soils, civil,

architectural [building and landscape], mechanical/HVAC, electrical and traffic engineering plan

development.

VILLA AZURE, LOS ANGELES, CA

Villa Azure is a 624 luxury apartment complex featuring an amenities package including a resort styled

pool, spa and fitness center, in addition to an on-site children play area, lush landscaping, recreation

facility and a business center.

HOLLYWOOD PARK ESTATES, INGLEWOOD- PROJECT WITHDRAWN DUE TO POLITICAL OPPOSITION DURING DUE DILIGENCE

Project due diligence included comprehensive site evaluation with consulting team completing Phase I

and II investigative studies, conceptual site planning and design to overcome site conditions. Project was

proposed to offer the City of Inglewood a Hollywood Park Estates is a new concept in communities. HPE

proposed to create a self-contained lifestyle built upon traditional housing types combined in a new and

exciting way. A fully gate guarded community with 24 hour monitored entry was proposed as a gateway

to a range on housing types designed to be called home by select families.

HPEs design included eleven villages, which were organized to promote diversity and variety. There was a

range of single family homes grouped in a series of cul de sacs; there were small clusters of town homes;

and neighborhoods of single-level condominiums in a three story walkup configurations with a select group

of town two story town home units integrated into each building.

A breakdown of the mix of units: Approximately 400 single family detached cluster homes, 400 town home

condominiums 1000 conventional condominiums.

ENTITLEMENT PROJECTS

SAKS FIFTH AVENUE/BEVERLY HILLS – RETAIL/MIXED-USE

60 luxury condominium units

12,000 sf commercial retail

This proposed mixed-use residential and commercial project consisting of 60 luxury condominium units,

12,000 square feet of retail and five levels of subterranean parking. The project will consist of one five-story

residential building over subterranean parking and one seven-story building with six floor of residential over

ground floor retail. Both buildings will include five-levels of subterranean parking.

300 luxury condominium units

3.2 acre site

The site is currently used as a commercial retail site leased to Ross Dress for Less store. Proposed zone

change with modification from existing Ordinance designating site for 216 congregate care dwelling units

to 300 market rate units.

townhouse units, parking for 24 vehicles. The units range in size from 662 square feet to 1,818 square feet,

and accommodate one to three bedroom units.

120 unit apartment building converted to condominiums

5 acre site

Processed subdivision tentative and final map for this conversion project. Directed rehab efforts and

successfully led consultant team through the re-zoning process.
