Sail Island (Water / Family Park) Jeddah, Saudi Arabia

Sail Island is a 65,000 Square meter public and private din-ing and entertainment experi-ence.

The scope of work included a design competition on site in 1998 over a 5 day schedule. After being approved a physi-cal model was commissioned and a final presentation was produced. This Presentation was approved and construc-tion began in 2000.

The 30 acre water park first opened to the public in March 12, 2006. This is the third of the Schlitterbahn water parks in the United States. Located across from Moody Gardens Schlitterbahn, incorperated an old airplane hanger and an existing service building that were originally used for the airport across the street. Like most Schlit-terbahn parks, this utilizeses an extensive “Lazy River” or “Transportainment” river systems which allow visitors to navigate most of the park without having to leave the water.

Palm Beach (Water Park)

Galveston, TX

Palm Beach is a 10 acre wa-ter park expansion to the pool and beach area for Moody Gardens in Galveston Texas. This project was planned to incorporate an existing chil-dren’s play structure, sand volleyball courts, and a small pool.

The master plan has four expansion zones for water slides and is centered around a central mountain that con-tains an F&B location and a few “party” rooms.

The master plan fits all the el-ements of a major water park into only 10 acres.

HRP boasts 5 coaster, 5 round rides, a dark ride and several interactive play ele-ments.

As Creative Director William Cunningham was responsible for maintaining the theme of each attraction and even de-veloping and coordinating the vehicle design with the ride manufactures. William was also involved in the original concept of each of the attrac-tions in the park, and devel-oping it’s concept through construction.

Phuket Fantasea (Cultural Entertainment park)

Phuket, Thailand

Centered around a 2500 per-son theater and a 3000 seat restaurant. This cultural park highlights the best of Thai culture to the visiting tour-ist to the area. The live show included live Asian elephants (and costumes for them) as well as massive stage lifts.

William Cunningham was Project Designer for Phuket Fantasea, laying out the de-sign of the theater, Restau-rant and retail village.

Carifest (Cultural Entertainment park)

St. Thomas, USVI

Carifest is a 10 acre cultural en-tertainment park at the docks of the West India Company in the port of Charlotte Amalie, Saint Thomas USVI. This compact sight utilized multi level under-ground parking and service ar-eas to maximise the limited and difficult site location.

William Cunningham was in-volved in master planning and design of the park as well as architectural design of the facili-ties including the Theater, Rum Factory, Aviary, and exhibit halls.

Located south of Houston on SH 288, the speedway will play host to a variety of events such as racing, public and civic events though the year. Located around a 1.25 Mile oval track, HIMS 5 phases total 170,000 seats 50 club-level suites and a 2.1 mile road course.

Featuring a 500,000 sq ft hospi-tality village and Manufactures Midway, hotel with conference facility and a children’s race theme attraction, HIMS takes all the best of a modern enter-tainment destination and pack-ages it for the race fans.

Wannado Kids City is a role-playing theme park for kids.

Wannado Kids City, empow-ers kids by letting them take on realistic, grown-up roles in a city just for them.

Designed to fit into an old “anchor” location inside an existing mall in Gurnee, Il. the master plan creates street en-vironments, shops, and back of house areas all located within the boundaries of the existing structure.

Wonderworks Orlando, FL

Central Florida’s only upside down attraction. An amuse-ment park for the mind, fea-turing over 100 interactive exhibits for the entire family to experience.

The scope of work included a master plan for the site, a complex 3D model used for constructing the frame of the building and all exterior theme work as well as all public spaces on the interior. A large scale model was produced for marketing purposes.

We took the project from rough sketch to opening day.

Beihai Silver Beach (Master Plan)

Beihai, China

A Design competition to re-de-sign 25 km of the beach front tourist area of Beihai City. The design was considered a ‘String of Pearls” a series of elements along a central corri-dor or connector. The “String” is an interconnected park or greenbelt system giving depth to a serpentine transportation system that connects all the different tourist zones.

Lost Cavern Adventure (Dark Ride)

Beijing, ChinaThe Lost Cavern Adventure is a dark ride designed for a water park called Blue Ocean in Beijing China. There are 17 scenes and it is layout out for a 4 minute ride experience.

Guests travel forgotten tunnels beneath the city of , recently re-discovered during construction of the water park’s basement. A time Vortex appears and thrusts the gusts back in time to when the caves were still occupied by all sorts of strange creatures.

Merlin’s Madhouse (Dark Ride)

Sales Concept

Merlin’s Madhouse, was a conceptual idea used by Vekoma to help with the sales of the Madhouse ride system.

Taking guests into Merlin’s own workshop, we see that the wizard has gone mad, and threatens the lives of all the guests in the attraction.

With an interesting pre-show concept, guests will truly have a unique experience that can only be explained by magic.

Hard Rock Park at Doha Entertainment City

Doha Entertainment City was a concept master plan for several hotels, beach front retail, a water park and an integrated theme park.

Utilizing some of the natural forms on the land, and beach front areas, we designed an entire entertainment district incorporating the theme park right into the resort.

Understanding the extremes in climate assisted in the theme park integration as well as the use of covered areas through out the park.

Hard Rock Park & Beach Club Master Plan Concept

This original master plan designed for Grapevine Texas, (Between Dallas and Fort Worth, was a resort development including a theme park, water park, Hard Rock Cafe and a Hotel.

Located on a bluff above a small river the hotel utilized the natural surroundings to deliver great views of either the main pool area or the river valley.

Planned as a multi day experience the Hard Rock Park and Hard Rock Beach Club gave guests a minimum of a two day experience like nothing else in the state of Texas.

Project KMaster Plan Concept

Master planned to contain The Hero’s Cove theme Park, World Class Casino Resort as well as Hotels, Timeshare, and Condo Developments, Project K utilizes and existing port and breakwater system as it’s setting.

Maintaining a unique design and it’s separation of functions was key to this design, as well as the ability to build this out in distinct phases over time.

Hero’s Cove takes our quests through different magical times in Chinese History in a fun and exciting environment.

Cam Ranh ResortMaster Plan Concept

Working with our Architects I developed two very elaborate and distinct pool districts for this resort.

The West end being a family friendly water park including slides and two size of wave pools, contrast with the East End Vegas style pool featuring pool bars, and cabanas.

The water park is unique with an almost 360 degree view of the pool area making a back of house and rest room location difficult to locate in the design process.

Happyland Theme ParkMaster Plan and theme Development

At 50 ha. this park is a massive undertaking in any point of view. Coming into this process at the mid point I re-planned the park to accommodate accurate traffic patterns, operational issues and basic planning requirements.

I have worked with illustrators and concept designers to help develop this park from a rough concept into the Design Development phase.

Containing 6 distinct lands, maintaining a lands identity was critical to the story line of each land.

Louisville Entertainment CityMaster Plan

Located on the site of the old Kentucky Kingdom, the Louisville Entertainment City was a design concept to bring in high end resorts to the Louisville Downs area.

A family friendly resort system linked together with horse trails and canals, guests could explore the hundreds of acres set aside for the resorts.

Tieing the resort developments to the track was a “City Walk” type retail, dining and Entertainment experience, allowing guest to explore the shops and restaurants on the way to or from the historic track.

Located in Long An province Vietnam, this new city reflects the Lotus blossom on the lake.

Entertainment City- BelarusMaster Plan

Located just north of the city of Belarus, Entertainment City brings together the nightlife of Casinos and Las Vegas style shows with a major theme park and indoor water park.

Connected with waterways the guest experience can evolve from season to season. Canal boats bring tourist from hotels to the entertainment venues and in the winter ice skates and horse drawn sleds enter the winter wonderland.

Nocturno, Entertainment CityMaster Plan

Located on the island of Hainan island China, this brings world class resort developments, A Sea Life park and a shopping and dining experience for the wealthy tourist of Hainan Island.

Displaying a very nautical feel Nocturno is anchored on one side by a 50 acre Sea Life Park, and the Ocean Resort on the other side. Connecting the two main elements are the waterways and canals of the “never sleep district”.

This Bluegreen Timeshare tower is in two phases of a to-tal of 216 units, plus lock-outs. With 16 floors, pool deck and garage this integrated structure is a nice compact design for an Urban resort market. Working with Bluegreen we had a toal of only 5 standard room types, including 2 loft versions.

Bluegreen Las Vegas utilizes underground parking to connect all three towers of this resort together. This structure being Phase 2 of a larger Bluegreen development (phase 1 is Com-plete) designed around very restrictive FAA considerations due it’s location at the end of the runway on Tropicana Avenue and using Standard Bluegreen Units.

Originally designed as a Time-share resort, Harborwalk Vil-lage Was redesigned at the DD level for Condo sales. Harbor-walk included shopping and dining on the Harbor side of the structure along with sub-terranean parking and support areas. The Massive pool deck overlooks the Gulf of Mexico and the barrier islands.

CunninghamThree Dunes DevelopmentDaytona Beach, Florida

At the height of the beach front condo book, Three Dunes was seen as a 29 story tower on Daytona Beach. Utilizing all ex-isting setback regulations and floor to area ratios, we devel-oped this project for the owner to assess what was possible on his property.

Exercises like this were com-mon for owners and develop-ers wishing to review land cost associated with new develop-ment.

Located on Daytona Beach, Cayman Isle was a nice com-pact tower utilizing views of the beach and tucking the garage behind units up 6 floors above grade.

Generous units with semi-pri-vate elevators made Cayman Isle a design challange for it’s service and egress.

The Orlando Lutheran Towers is an urban mixed use design located downtown Orlando across from the Orlando Lu-theran assisted living facility. Remaining within feet of being considered a “High Rise Con-dition” we were able to avoid costly additions of pressurized stairs and elevator vestibules.

Located in the Orlando tourist corridor near Universal Studios, City Mark consisted of 3 condo towers a large hotel tower and several restaurant and dining opportunities. This mixed use development takes advantage of the vertical efficiency of a high rise while still giving a dy-namic streetscape that is still pedestrian friendly. Tucking all Parking and service below the structure gave this a very high rate of return per square foot.

Designed as a Hotel on the low-er floors and Condos on the up-per 5 floors, Clear Water Beach Resort also incorperated 2 res-taurants as well as ball rooms and meeting space.

This massive structure stands on the beach front at Clearwa-ter Beach, Florida without int-erupting the natural flow of pe-destrian traffic along the beach front.
