2nd Quarter 2014

The Connecticut market saw robust seasonal gains in the Second Quarter 2014, with closed sales exceeding 7,400 transactions and median sales price increasing market-wide versus last quarter. Pent-up demand from the first quarter led to an 11.3% decrease of days on market to 140 days with buyers entering the housing market at all price points.

Overall, the average cost for Connecticut’s homes remained unchanged year over year. Signed contracts for single family homes decreased 19.6% versus last year, but increased 13.3% from last quarter. Meanwhile, Connecticut’s rental market remained strong in the second quarter, up 1.2% to 3,890 signed leases year over year. Average rental prices have remained in line with last year’s data, with New Haven County showing the largest average price increase.

The ultra-luxury segment of the market improved with 22 sales over $5 million in the second quarter, up 57% from the same time last year. Confidence in the market combined with appealing inventory have increased the number of high-end buyers.

Pending sales increased in June due to more inventory, favorable interest rates and an increase of cash buyers in the market. It appears as though the spring market is delayed and will spread through the summer and early fall. Pricing has remained consistent over the last four quarters, a sign that sellers understand the market conditions and valuation. Well priced homes in good condition sold quickly, mostly at or above list price, with multiple offers in the second quarter.

NEW HOuSINg PERMITS

New housing permit data, provided by the Connecticut Department of Economic and Community Development, shows a 14.4% increase year over year for single and multi-unit residential housing through May. These single family homes, condominiums and planned urban developments attract buyers due to their customization, high end finishes and modern details. The uptick of these new builds have occurred predominantly in Fairfield and Hartford Counties, with a total of 336 new permits issued in April and 424 issued in May. There was a slight increase in permits for buildings with five or more units when compared to Second Quarter 2013.

Single Family Condominium

There were 7,420 closed sales for single family homes during Second Quarter 2014, 5.8% lower than the number of sales in Second Quarter 2013 yet up 57.5% versus last quarter, a typical seasonal change. Condominium sales showed a slight decrease of 0.8% year over year. June sales accounted for 40.8% of this quarter’s transactions, which shows promise for third quarter statistics.

When compared to the second quarter of last year, the number of pending sales – a leading indicator of real estate activity – dropped 19.6% for single family homes and 4.8% for condominiums. We anticipate these numbers improving in the third quarter during an extended spring and summer market.

HOME PRICES

Both single family and condominium home values are only slightly lower by percentage this quarter when compared to Second Quarter 2013 with single family home average sale prices at $423,400. New London County led the State this quarter with a 6.4% increase, followed by Fairfield County with a 2.7% increase. Average condominium sale prices are $229,000 statewide with Litchfield and Windham Counties leading the way with 20.3% and 7.9% increases respectively.

Sales volume for single family homes decreased to $3,141,800,000, down 5.6%, when compared to Second Quarter 2013. In the condominium market, sales volume rose most notably in Windham and Litchfield Counties by 69.6% and 55.4% respectively. Statewide condominium dollar volume was $450,400,000, a 1.7% decrease year over year.

LuxuRy MARkET

Connecticut has seen a 6.7% increase in the number of sold luxury residences in 2014 versus 2013, characterized by sales over $2 million. year over year sales have shifted toward more expensive homes with the percent of sold homes over $5 million up from 7.7% of the market share in Second Quarter 2013 to 12.8% this quarter.

Sellers waited to put properties on the market until the weather improved this year, with a majority of the new inventory coming to market in June. The inventory exists in the luxury market for the highly discriminating buyer with over 1,000 homes priced over $2 million currently on the market, approximately 80% of them located in Fairfield County.

CuRRENT INvENTORy

Total for-sale inventory rose by 5.7% from the First Quarter as sellers placed units on the market in time for the spring season. This modest gain put supply at 7.3 months for single family homes and 5.7 months for condominiums. Condominium supply continues to drop quarter over quarter. The increase in single family home inventory should result in more pending sales in the third quarter as buyers have a better selection and the ability to take advantage of the still-low mortgage interest rates.

Fairfield County

When compared to First Quarter 2014, Fairfield County saw the highest upward sales trajectory both in units sold as well as median single family home selling prices with 71.2% and 21.4% increases respectively. Days on market dropped dramatically to 144 on average for all residential home types, an 8.3% decrease. Average price for single family homes increased to $825,000, the highest it’s been in over nine quarters. The increase in volume and pricing is primarily driven by Fairfield County’s proximity to New york City, centralized communities and the continued success of the Manhattan real estate market. Average rental prices showed a 1.2% decrease at $3,063 per month.

Hartford County

Hartford County’s median condominium prices showed an increase of 4.4% when compared to Second Quarter 2013. Total dollar volume in sales reached $482,401,000, down 1.9% for single family homes and $92,183,000, down 3.7% for condominiums. The average sales price of single family homes was $265,100, consistent with 2013 pricing, and the average for condominiums was $184,000, up 3.1%. Average rental prices showed a 2.3% decrease at $1,430 per month.

Middlesex County sales numbers remained consistent or above Second Quarter 2013, with a slight decrease in average days on market for single family homes and condominiums to 149 days and 133 days respectively. The average sale price of single family homes was $294,200, down 1.7%, and the average for condominiums was $141,900, down 19.0%. Average rental prices showed a 3.4% increase at $1,443 per month.

New Haven County’s days on market is at its lowest point in over eight quarters although pricing has not increased. Total dollar volume in sales reached $376,616,000, down 6.3% for single families and $73,527,000, down 11.5% for condominiums. New London County single family homes showed healthy gains over first quarter pricing. The average sale price of single family homes was $254,700, up 6.4%, and the average for condominiums was $146,800, down 10.0%. Average rental prices showed an 11.2% decrease to $1,365 per month. Total dollar volume in sales reached $157,940,000, down 2.1% year over year for single families and $13,804,000 for condominiums, down 10.0%.

Tolland County

Tolland County saw the most growth across the state when compared to Second Quarter 2013. Total dollar volume in sales reached $76,940,000, identical for single families and $8,922,000 for condominiums, up 2.0%. The average sale price of single family homes was $238,200, up 1.8%, and the average for condominiums was $165,200, down 3.6%. Days on market dropped 11.6% to 84 days for all home types. Average rental prices showed a 2.5% increase to $1,370 per month.

Windham County

Windham County’s condominium prices increased again this quarter, achieving the highest median prices since 2012. Total dollar volume in sales increased year over year reaching $2,977,000 for condominiums and $45,110,000, down 1.9% for single families. Average prices of single family homes was $163,400, down 4.0%, and the average for condominiums was $135,300, up 7.9%. Average rental prices showed a 12.9% decrease to $1,027 per month.
