Los BolichesLos Boliches presents a rare opportunity to acquire a unique and spacious beachfront property on a quiet, sought-after road at Cooden Beach. Designed and built to a luxurious standard in 1989 by the current family owners, this well-proportioned Spanish-style four bedroom property includes an indoor swimming pool complex and garaging on the ground floor, while the first floor living accommodation takes full advantage of the stunning panoramic sea views. “It’s reminiscent of Mediterranean-style houses with arched windows and open arches connecting the reception areas,” explains Lorraine. “Spanish tile plaques adorn the front of the house, while exterior steps from the first floor at the back are also finished with Spanish tiles. The whole property was built with quality fittings, including marble floors to the halls and stairs, mahogany doors and skirting, while under-floor heating was put in on the first floor. My father designed the house for penthouse living, so he even had a lift installed to make it easier to take the shopping up.”

“A south-facing glass-fronted gallery across the width of the first floor at the back can be accessed from the master bedroom, the second bedroom, the drawing room and the dining room,” continues Lorraine. “The gallery enables you to sit in comfort and enjoy the ever-changing panoramic sea views all year round. At one end, two sets of sliding doors originally opened directly onto the roof terrace above the pool but to maximise the time you could use the roof terrace my father later added the sun room. Despite the spacious dining room, everyone prefers to dine in the sun room because of the views, which also include sights of Beachy Head, the South Downs and glorious sunsets – not to mention occasional expert kite surfers or horses being exercised.”

“The roof space may offer further development potential, while on the ground floor, there are two versatile en suite bedrooms,” adds Lorraine. “The swimming pool is lovely with its integral jet stream and underwater lighting but very young children enjoy the separate Jacuzzi pool. There’s a proper bar, while four sets of sliding doors lead out onto the terrace. My father added transparent screening to part of the terrace, which acts as a superb wind break without obscuring the view; it’s very sheltered and ideal for barbecues. The house is wonderful for entertaining inside and out and we’ve enjoyed many events and parties here, sometimes with marquees on the lawn, caterers and fireworks. At the far end of the garden there’s a large lower patio, which also offers development possibilities; here there’s private access to the beachside promenade and the sea beyond – it’s a very quiet part of the beach because there’s no public access close by. Nevertheless, the amenities of Little Common Village and the historic charm of Bexhill are within easy reach.”

“Sadly, our family is now too distantly located to make it practical for us to retain the house, but it holds fabulous memories for us,” concludes Lorraine. “We hope it will make a similarly special home for the next owners.” *

A substantial individual sea front home with outstanding views of the Channel, offering 5,569 sq.ft. of floor space including an indoor swimming pool complex.

Designed and built for the current family owners in 1989, and arranged with the main rooms on the first floor to take advantage of the views, there are four bedrooms, four bathrooms (three en suite), three large reception areas and a fitted kitchen/breakfast room. There is garaging for up to five cars, a large decked roof terrace, attractive gardens and gated access to the promenade.

The PropertyLos Boliches was built by the current family owners in 1989 to what would have been a very high specification at the time. The elevations are of painted rendering under a pan tiled hipped and pitched roof. The house has gas heating with radiators on the ground floor and underfloor heating on the first floor. There is double glazing throughout, mostly tilt and turn, with many of the windows arched. Other features include high ceilings and a passenger lift, however, the property would now benefit from some updating in places.

Of particular note is the lovely indoor complex which includes a 29’5 x 14’8 swimming pool, separate spa pool, jet stream outlet, plant room, steam room, changing room, shower room and wc and a bar. There is an attractive in-out brick pavioured driveway providing extensive parking and a double width/part triple length garage.

All the principal rooms are on the first floor to take advantage of the outstanding panoramic view over the English Channel with Eastbourne and Beachy Head prominent to the west. The lovely gardens include lawned and paved areas and at the rear a ramp with steps leads down to a pair of wooden gates providing access to the promenade. A boat launching ramp gives access to the beach.

The LocationHartfield Road is situated off the B2182, just over 0.75 miles from Cooden Beach with its hotel, leisure club, golf course and rail station. There are a range of local shops in nearby Little Common, an alternative rail station at Collington and Bexhill town centre is less than 1.5 miles to the east, including rail station, supermarkets and numerous shops. The world famous Art Deco building, the De La Warr Pavilion, is also located there along with the sailing club and other leisure facilities.

There are more comprehensive facilities available in Hastings (about 7 miles), Eastbourne (12 miles) and Brighton (30 miles), with the A259 running about a mile to the north providing road access along the coast. The area is well served by a variety of state and private schools for all ages.
