consultant fees leading to additional profit for the client/commercial developer.
We are distinguished by a directorship of individuals who gained their initial experience in the construction industry at the coal face and worked their way up
through the ranks. This background gives us the edge in construction project management. Our wide-ranging and specialised credentials allow for a profound understanding of client
requirements and the construction process, with end results that reflect the specificrequirements of our clients.

Betts Townsend (Pty) Ltd is a construction project management consultancy which was established in 1995. We are fast approaching our twentieth anniversary.
We are 100% staff owned with 51% of the ownership held by a staff trust. We have a level 3 BBBEE rating.
We are members of the Green Building Council of South Africa and hold this accreditation in high regard.
We have offices in Gauteng, KwaZulu-Natal, Eastern Cape, Western Cape, Northern Cape, Kenya and Mauritius.
Our custom designed reporting systems and minutes are user friendly and are utilized throughout the company in all regions. This ensures consistency and ease of reference for clients that engage our services throughout Africa.
Repeat business and our list of long-standing clients over the past 19 years is testimony in itself to the quality of our services.
Our directors gained their initial built environment experience at the coal-face in the building contracting industry.
Our industry awards include a Diamond PMR Africa certification, together with both Gold and Silver awards which clearly place us amongst the top three leading construction project management companies in South Africa.
In the past, we have assisted major clients in delivering projects under difficult social and economic conditions, notwithstanding the inability of a contractor to perform.
Betts Townsend and its project managers are members of ACPM (Association for Construction Project Managers), SACPCMP (South African Council for Construction project Management Professionals), GBCSA (Green Building Council of South Africa), SAPOA (South African property Owners Association) and SACSC (South African Council of Shopping Centres).

OUR PHILOSOPHY
Our Staff Trust owns 51% of the company and we strive to promote people within the organisation.
We promote a team environment and prefer to guide the stakeholders towards solutions rather than apportioning blame.
We identify key milestones at the outset of a project and ensure that these are monitored on a regular basis so as not to place the critical path at risk.
We direct the design team towards programme activities that require attention rather than requesting focus on items that occur later in the project. Long “information required” schedules are never read.
We believe the buck stops with us.

METHODOLOGY
Pre-contract: we set up agendas, coordinate and minute development meetings. We focus on design input and buildability.
Contract phase: we conduct regular meetings on a face-to-face basis concurrently with the regular and necessary documented site meetings.
Monthly management reports are collated and submitted to the client to keep them appraised of the programme, quality, budget and, most importantly, safety aspects.
We promote an environmental management plan on all of our construction projects.
We ensure that a senior staff member visits factories where necessary to monitor off-site progress.
Procurement: from the outset of programme, we address long lead time items and ensure that they are included on all agendas until they are finalised. When it comes to the appointment of the various selected and or nominated subcontractors, we ensure that schedules of these preliminary items are included on the agenda at the outset and that they are monitored with respect to pre-tender documentation and implementation.
Our scope of services includes the six stages of a development included in the SACPCMP statutory document as well as additional value added services such as development management, tenant coordination etc.
In the procurement of professionals, where a client has not already approached a consultant, Betts Townsend will guide the selection towards a project appropriate professional who has the relevant experience.

ASSISTING SMALL BUSINESSES
In the past we have mentored individuals and assisted them in promoting their services. Many of these have developed into companies that are now recognised by leading developers. These companies provide services such as shop-fitting, painting, joinery and architecture.
We currently ensure that our staff members are mentored on the job and have the relevant training required to achieve their career objectives.
Where the opportunity arises, we have conducted joint ventures with a skills transfer plan that has assisted in growing and developing smaller similar consultancies as well as certain individuals.
LOCAL EMPOWERMENT POLICY
Betts Townsend supports national policy and through this have achieved our empowerment vision through a philosophy of “promote within”.
Our staff owned trust ensures that we abide by Government protocol in terms of BEE policy. In line with the Association of Construction Project Managers, we not only strive to support the construction industry empowerment charter through our regulatory bodies, but firmly believe and stand behind the broad based vision of a better industry for all.
With initiatives and learnership programmes mandated by the executive board to all regions, our macro goal is well on the way to being achieved.

HEALTH & SAFETY, ENVIRONMENTAL AND COMMUNITY POLICY
Betts Townsend expects high standards from established supply chain members, and with this in mind ensures that contracting parties invest into training and development workshops with a common vision of striving towards delivering products of distinction.
We uphold that everyone has the right to stop an activity, or report a condition if they believe, in good faith, that the activity or condition observed is unsafe. The person who stopped an activity for health and safety reasons is encouraged to report such matters to the respective manager, even if corrective actions are taken immediately.
We promote conditions conducive to people returning from work each day without physical injury, or psychological stress. In the long term there should be no impairment of their state of health as a result of activities relating to a project.
Health, safety, environment and community considerations take precedence over our work programme and cost.
All contractors under our control will act and work in a safe manner at all times, as a condition of their contract. It is our aim to manage all projects in a manner that will be to the benefit of all involved and will continue to contribute to a sustainable future for the community.
