festive season we had 35 people sit ting down for dinner. During the summer, we would never have used the courtyard, so it ’s great that we can now have it as another room.”

A completely re-modelled kitchen – one of the many examples of handiwork by Under One Roof – complements the extra usable dining space, and no fewer

than three living areas provide room for everyone to kick back in formal and informal set tings. “We have family and friends over a lot, and the boys enjoy bringing their friends back from boarding school. Rarely does a holiday come around without lots of young people staying in the house, which is great.”

Dubailand Amanda Line invites us into her stunning family abode

I love this place...

‘It was lovely to work together on the house – it was very important for both of us’

We could all do with a lit tle interior design help from time to time, but for Amanda Line it ’s right at hand – her sister Carolyn Hollands is the founder of bespoke service Hollands and Hutton. Together with construction company Under One Roof, the team have transformed the Dubailand villa that she shares with her husband and three sons, re-modelling it into a sophisticated, country mansion-style abode. “I feel like a very lucky guinea pig,” says Amanda with a smile. “We both really like houses, and we both like doing them up, but of course I’m not a typical client!”

Looking around the multi -bedroom villa, the sisters’ vision is clear: the home features an elegant blend of chic soft furnishings, warm colour palet tes and meticulous at tention to detail. The star of the show is the vast dining room, a space in the centre of the property that was converted from an open-air courtyard into a glass-roofed atrium. “It ’s wonderful for entertaining,” says Amanda; “over the

The Asian influence of their previous properties can be seen in the artwork and curios that dot the house – a charming take on east-meets-west. Now, Dubai is most definitely home. “We feel very set tled,” says Amanda. “It ’s great to live so close to the rest of my family, and my best friend from school has just moved in a few doors down. It was lovely to work with my sister to make the house feel like a home – it was very important for both of us.”

Much of the furniture is bespoke, designed specially for the villa, but a few surprise additions have crept in too: “We’ve got things from Dragon Mart and Ikea,” says Amanda. “It ’s amazing what you can find when you shop around. I love Pottery Barn for accessories, and Marina for lamps. It ’s a very British aesthetic, but I think it works well with the pieces we

‘We intended to rent out the villa, but when it was finished we liked it so much that we moved in’

brought over from Singapore. You take inspiration from wherever you live; it ’s a lovely combination, and every Dubai house is eclectic.”

So does Amanda share her sister’s eye for design? “Yes, luckily. I don’t think there was anything that we disagreed on. Everything we bring to the table, we both like. Because it ’s Carolyn’s business, she has had much more time and opportunity to work on the house than I could dedicate, but we both love the process. I suspect that ’s why we’ve both moved a couple of times, because we get the chance to do it all again! We’ve just finished this one, but it ’s tempting to move just so we can have another project…”

Amanda and her husband never intended to live in the villa – “We bought it off-plan and thought we’d rent it out, but when it was finished we liked it so much that we wanted to move in” – but it has proved a labour of love. Close to DIFC and Dubai International Airport, where Amanda and her husband work, Dubailand is a top-notch location – and

the growing community is perfect for the quiet family. “There’s a lovely landscaped area where we walk the dogs,” says Amanda, “and the supermarket will be so handy when it opens this year. The area will be more lively when the new school opens nearby, and there’s a vibrant community website which is great if you want help with cleaning or maintenance, or to find out about social events like exercise classes.”

Carolyn lives in nearby Arabian Ranches too, so family get-togethers are often on the cards – adding another homely element to the spectacular Dubailand abode. “I love this house,” says Amanda. “All the work that we’ve put into it has really paid off. I really like living here, using it and looking at it – it has been a real team effort, and it ’s fantastic that we can enjoy it together.”

This is a growing area on the outskirts of the city, but you’ll already find over 100,000 residents in the development.The communities include Layan, Al Waha, The Villa, Remraam, Victory Heights, MotorCity, Arabian Ranches and the exclusive Al Barari area. There are options to both rent and buy properties, and villas (you won’t find any high-rises here) come in a variety of shapes and sizes – from Mediterranean-style houses to eco-friendly villas. The multi-bedroom abodes are very popular with families, and as a result the area has a vibrant community atmosphere – in many parts, at least.

Shopaholics should head straight to MotorCity retail strip, home of over 50 shops, boutiques and eateries. The weekly Friday markets have a distinctly European feel, and are great for hunting down unusual curios and clothes. If you’re looking for something even more intriguing, head to Global Village, where retailers from all over the world sell their wares (and delicious international fare) at low prices. For those in search of a more mainstream bargain, Dubai Outlet Mall is perfect for picking up designer goods on the cheap – the range includes fashion, accessories and electronics galore.

The vision for Dubailand is ambitious: existing attractions include Global Village (a marketplace where you can browse and buy curios from around the world), Al Sahra Desert Resort Equestrian Centre, and motor racing action at MotorCity. Dubai Sports City and Arabian Ranches Polo Club offer sporting activities throughout the year. The line up of planned amenities is extensive, too: so far it includes the City of Arabia mall and theme park, Dubai Lifestyle City (with golf courses and deluxe properties), and DUBAILAND Desert Experience – a vast eco-friendly desert camping ground.

There are many schools to choose from here. Nearby options include: Gems Wellington Silicon Oasis (British Curriculum, Foundation Stage to Year 10 – to increase to Year 13 over the next 3 years, gemswellingtonacademy-dso.com) and Repton School Dubai (British Curriculum, Foundation Stage to Sixth Form, reptondubai.org). Those with Primary-age children should look to Victory Heights Primary School (vhprimary.com), a new, state-of-the-art, British-curriculum school in Dubai Sports City. Planned institutions in the area include Union International Indian school, and two new GEMS schools.

Property valuations conducted by mortgage lenders are edging closer to the asking prices of the properties being mortgaged. This phenomenon has been growing since quarter 2 of 2012 and is recognised as one of the indications of rising property prices.

Growing demand by end-users has been at the core of the debate, but the supply side is often overlooked. The number of completed and delivered units in Dubai now stands at 354,000. Of this figure, 12,500 were delivered in 2012. This figure is 12% less than the supply during 2011, and 72% less than the supply experienced during 2010.

Looking at the demand side, total investments by Gulf Cooperation Council, Arab and foreign investors reached AED58.6 billion, and the total number of investors reached 18,635. Clearly, demand is now outstripping supply by almost 33%. This is one of the reasons that prices rose significantly in 2012. The latest Reidin figures show a 24% increase in villa prices and a 12% increase in apartment prices.

Jones Lang Lasalle reports a supply pipeline of 45,000 units over the next two years, of which not all will be delivered in time. If this pipeline can help match demand with supply, we will prevent a bubble from

building. If this supply pipeline fails to deliver decent numbers over the next two years, we could see a lot of demand pressure on the available properties.

Banks are sit ting on a liquidity of AED1.12 trillion and they have to increase the credit growth in order to stay profitable. Mortgages are once again the most lucrative and safest lending product in the banks’ product portfolio. We expect to see the number of lenders entering the market rise once again. Friends for lifeOur city is full of abandoned animals, left behind when their owners move

away. Hazel Plush meets the volunteers giving them a second chance

‘Dogs are often discarded when their owners leave the country’

Dubai has a secret population of unwanted citizens, thousands-strong. Struggling in poverty in some of the city’s hardiest areas, each has their own experience of heartbreak and rejection. The life of an abandoned animal is never easy – least of all when food is scarce in the relentless heat.

When I eventually track down Lesley Bruce-Hay, she’s on her way to Emirates Hills to investigate yet another case of abandonment. As the chairwoman of Feline Friends, a non-profit making organisation that works tirelessly to help stray and abandoned cats, it ’s not uncommon for Lesley to receive up to 70 enquiries for help every day. The constant stream of calls and emails from people reporting cats that need re-homing is proof alone that Dubai’s animal population is in trouble. “The number of cats that need help is in the thousands,” she says. “It ’s so high that it ’s impossible to count them all.”

Feline Friends locates foster and adoption families for cats, relying on generous individuals to give care and attention to unwanted animals. The organisation places all of the animals in homes, as opposed to cattery premises – “we want to give all of the cats proper homes,” says Lesley – and is run entirely by a force of dedicated volunteers. In 2012, the team re-homed 400 cats through adoption and found foster

care for over 100, but their work is far from complete. “We have between 70 and 90 foster volunteers but adoption enquiries are rare, and there are so many cats that need our help.”

It’s a problem that is all too familiar to Jackie Ratcliffe, chairwoman of non-profit making, voluntary-run dog rescue operation K9 Friends. “We home around 300 dogs per year,” she says, “but we have so many others needing to be taken care of. We are sadly short of foster homes, and fostering is something that we are desperately trying to promote. Often, our foster families can’t bear to part with the dogs, so they adopt them. This is wonderful, but it means we have lost a foster home.”

K9 Friends was formed in 1988, and boasts kennels for up to 125 dogs and 30 puppies. Like Feline Friends, all of its staff are volunteers, tirelessly facilitating the organisation’s foster and adoption programmes. “Our dogs’ needs always come first,” says Jackie. “We interview anyone who is interested in taking a dog, assessing their situation and ability to look after it. If suitable, we ask them to come in for a second interview and establish which dog would be best for them.”

Jonathan Vickers and his family gave Maggie, an abandoned

puppy, a new home. Here, he shares his story

“I know it ’s a cliché, but we didn’t pick Maggie – she picked us. The staff at K9

Friends were very mindful of our needs and listened to our wishes about dog ownership. Walking around the shelter,

it was very easy to get a good idea of the different

personalities that these dogs had. Some would launch

themselves at the doors of their kennels, desperate to get to us and give us affection. Others

cowered in the corner, nervous and unwilling to make eye

contact. Maggie just looked at us. One of the staff brought her out from her enclosure to meet us. She offered me a pathetic

paw. She was quiet and subdued, but she had a friendly and intelligent personality that we were unable to ignore. She had to come home with us that

day. Now she is all grown up. As I write this, she is lying at my feet. When I get up she follows

me. When I go to work she sulks, and when I come home she’s

ecstatic. She loves to play fetch and go for long walks. We often take her into the desert where

she can run free. She has loving eyes and big floppy ears. She

licks everything she comes into contact with, including us and our baby boy! She comes

and finds us when he cries. She is still timid around people

she doesn’t know. She loves children and hates bins – we

think she was dumped in one.Adopting Maggie has been one of the most rewarding

things that we have ever done. She is such a joy to be around and she completes our family.”

Dogs often come to K9 Friends after being abandoned – and Jackie cites the transient nature of the city as the main problem: “Many dogs are discarded when their owners leave the country and don’t want to take them with them, but we also get dogs who have grown too big, who have never been trained, or who are not as cute as they used to be. We get them when people get married or when they have ‘accidently’ bred their own dog. We get a lot from building sites and the municipality too.”

The lengthy interview process helps to ensure that every pairing is as successful as possible, thus cutting down on future upheaval, explains Jackie. “As long as a dog is considered happy and homeable we will keep it here and continue to try and find a perfect home for it. Our longest timer in the kennel now is Goblin – he has been with us 4 years. He is perfectly happy here and thinks it is his home but of course we would love to see him find a forever home.”

The quest for a ‘forever home’ has lead to countless happy endings for both of the organisations, and the animals and families that they work with. “Last year, a cat was found in Karama with a broken leg,” says Lesley. “It was snapped right through. It was brought to us in the evening, so I took it to my home, and kept it in my bathroom overnight. When I took it to the vet in the morning it was clear the leg would need to be pinned. I started crying when the vet told us it would cost AED4-5,000 to fix – that kind of money can help hundreds of cats, and I couldn’t bear to think of giving up. But the vet, Dr Max, offered to do the work pro bono, so we only had to pay minimal costs. I was overjoyed, and the cat was fostered six weeks later. It was such a lovely home, and the family fell in love with the cat – and chose to adopt him permanently afterwards. It ’s happy endings like that that make our work worthwhile.”

Gluten-Free, Dairy-Free, Soy-Free PizzaMakes 2 x 10 inch pizzas or 12 canapés

• 1/2 cup brown rice flour• 1/4 cup sorghum flour• 1 3/4 cup corn flour• 1/2 cup tapioca starch• 1 tbsp yeast• 1/2 tsp salt• 1 tbsp xanthan gum• 3/4 cup warm water• 2 eggs• 1/3 cup olive oil• 1 tsp vinegar• 1-2 garlic cloves, crushed• 1 red or white onion, finely chopped• 6 medium sized tomatoes, roughly chopped• salt and freshly-ground pepper, to season• pinch of herbs• suggested toppings: smoked salmon, rocket, Parmesan, roasted vegetables

1. In a large mixing bowl, whisk together the flours, yeast and dry ingredients.2. Add the oil, eggs, water and vinegar and knead the dough until all the ingredients come together. Cover the bowl with a dry towel and leave to rest for half an hour.3. Sauté the onion, garlic and seasoning in a lit tle olive oil. Add the tomatoes and simmer until the sauce thickens.4. Using slightly oiled or floured hands, flatten the dough on a round 10-inch pizza pan, and leave the edges raised slightly. If making canapés, use a 2.5-inch cookie cutter to make the bases. Brush the pizza base with olive oil, season with salt and fresh garlic, and sprinkle with Italian herbs.5. Preheat the oven to 200°C. Top the base with the tomato sauce, and cook in the oven for 20 minutes.6. Take out of the oven and apply your choice of toppings. Return to the oven for 10 minutes if necessary.

Owner and head chef Areej Jomaa is quick to banish the stereotype: “My dishes are certainly anything but flavourless! One of my main culinary goals is to bake exciting, delicious gluten-free foods that taste even better than their gluten-containing counterparts. Ultimately, they are favourite foods that are made healthier without compromising on taste.” Visitors to Sweet Connection can

expect to find the likes of cookies, cakes, loaves, pastries and manaeesh – all gluten-free, all hand-baked, and all utterly delicious. Areej’s sister, a celiac disease sufferer, is her inspiration: “It ’s in our family, so I’ve always been aware of the condition. I am also driven by all my wonderful customers who are able to enjoy their favourite treats and baked goods without having to worry about tummy troubles or other gastric repercussions. Lemon PoLenta Loaf Serves 6

• 200g unsalted butter• 200g caster sugar• 200g ground almond• 100g fine polenta• 1 1/2 tsp baking powder• 3 eggs• 2 tsp lemon juice• zest of 2 lemon

1. Preheat the oven to 180°C and grease a loaf tin. 2. Beat the butter and caster sugar together until smooth and pale. 3. In a separate bowl, mix together the ground almonds, polenta and baking powder. Add a lit tle of the dry mixture to the wet mixture, and then beat in one egg. 4. Repeat this process twice so that the eggs and dry ingredients are combined. 5. Beat the lemon zest and juice into the mixture, then pour into the prepared tin. Bake in the oven for around 40 minutes.

ChoCoLate moCha BisCottiServes 8

• 2 1/4 cup almond meal• 1/4 cup cocoa powder• 2 tbsp arrowroot • 1 tbsp coffee, espresso grind• 1/4 tsp salt• 1/2 tsp baking soda• 1/2 cup agave nectar

1. In an electric mixer, combine the almond meal, cocoa powder, arrowroot, ground coffee, salt and baking soda. 2. Pulse until the ingredients are well combined.3. Add the agave nectar and blend until the dough forms a ball.4. Shape the dough into 2 long logs on a parchment-lined baking sheet.5. Bake at 180°C for 15 minutes, remove from oven, and leave to cool for 1 hour.6. Cut the logs into 1/2 inch slices on the diagonal with a sharp knife.7. Spread the slices on a baking sheet and bake for 12-15 minutes.8. Remove from oven and allow to cool.
