But some of you may be looking at the roof of your house and are saying, “Spring has sprung a leak.” Yes, it’s that time of the year where as we look forward to summer (scheduled for July 8th and 9th this year), we look around and see what winter did. Normally, for large expenditures like a new roof you would be looking to your credit union for a home equity loan (or for the new deck, shed, etc), but with real estate down there isn’t much left. Right? Well, the answer for most of you is “not anymore.” Real estate prices have bounced back in many areas. We’ve noticed the trend and have begun offering 100% loan to value (LTV) home equity loans for many buyers. This combination of higher LTV ratios and increasing home values means that it’s time to get some things fixed. And combined with some of the lowest rates in years, it is affordable too. On another subject, we wish to thank all of our members for supporting the organization and leading it to another great year. Loans, deposits and net income were all very strong and/or set new records. But the real story was membership, which grew at an astonishing 12.7% in 2012, putting O Bee in the top 3.2% of all credit unions in the country. So have a great spring! James Collins CEO

I had a real attitude adjustment last summer when I attended a conference in August and listened to three economists discuss the global and US economies. I felt relief to hear them say that the sky is not falling…that the talking heads were just trying to sell the news, so they focused on the negative; after all, would we listen if it was all good?

As I sat there soaking up the lectures, I realized I had fallen victim to the rants in the news, and now these economists were pulling back the curtains to show us how, in fact, the market was ready to head upwards, and the Feds needed to get out of the way! One economist acknowledged that we investors fear the risks of the past 10 years; but now, “how much risk is there when you jump out of the basement window!”

“Ah ha! Good point!” I thought. Six months later, their statements appear true, and with some volatility we have seen the markets trend upward in spite of the inability of the Feds to make decisions on a timely basis. The markets seem to shake off the negative activities for now, and we inch higher and higher.

What is an investor to do now? Wait for the next correction to get back in since the market is too high? Many finance shows on television have posed this question lately. You are probably kicking yourself if you have been waiting the past few weeks to see if the rally is “for real.”

If the past four years taught us anything, it is that the market will go up, and it will go down. Sounds simple. But investing is emotional. Money is emotional. It brings out our worst sometimes. In fact, I have recently experienced phone calls from clients wondering why their investments are not zooming up like the market is. I pause. Then remind them of their extreme fear just two years ago when the news was filled with the Euro Zone and how a bankrupt Greece and Italy would effect us all! We headed to the sidelines and hid out for a while and then waited for the election, and then the Mayan prediction that the world would end in December. Then came the fiscal cliff….The Sequestration…and on and on.

Is the drama finished? Does the stock market know something? I smile as I think about the flurry of issues flying at us. At times I wished I had those special bracelets worn by Wonder Woman. Remember how she could deflect hurtling missiles such as bullets with the wave of her arms? Don’t you feel like that at times? Imagine the ability to ward off financial concerns with your magic Wonder Woman bracelets, deflecting those rascals right and left!

Alas…we only have…diversification! Yuck! That seems so over-used, and yet, I am a financial advisor with 15 years of experience. And you know what…IT IS TIME TO RE-BALANCE AND DIVERSIFY! Let’s put on our Wonder Woman bracelets, and hunker down with a strong examination of our investments and prepare for a new direction in the economy. Sure, things look dicey, but the volatility we will face is part of the process. Corporate America is cash rich and sitting on the sidelines waiting for Congress to make some decisions.

We have a housing market that is improving and we are seeing growth, so chances are home values should at least be stable and in many cases, growing.

Here are some things to consider before making your move.• Can I depend on a steady and reliable income?

• Is my job stable?

• Am I in control of my spending? Do I handle finances responsibly and have a written budget for my monthly expenses?

• Have I saved money for a down payment and do I have a cushion left over after the down payment?

If you have answered yes to these questions then you are ready for the next step.

Gather following items:• Your last 2 years Tax Returns and W-2’s

• Most recent 30 days worth of Paystubs

• Most recent 60 days worth of Bank Statements

After you have these items handy then give myself or Charlie Labonte a call and we will work the numbers out for you. We will calculate your back end debt to income ratio in order to determine how much of a home you can afford without hardship. We will take your expenses (including auto payments, credit card bills and student loans) each month and divide them by your gross monthly income.

Lenders consider anything over 45 percent to be a high-debt burden, so expect that when we are determining the loan amount for which you qualify. We will keep you at or below that number.

We will also look at your front-end ratio, or your monthly housing expense (principal and interest, taxes and insurance) as a percentage of your gross monthly income. Housing expenses shouldn’t be greater than 30 to 35 percent of your monthly income.

There are several things we look for when reviewing your savings in the loan process. If you’ve made large deposits in your bank accounts, be prepared to show where those funds have come from, this is called sourcing of funds.

In addition to your down payment we will need to show that you will still have some money left over. It’s not a good idea to empty your bank account to close on a new home. You’ll still need to cover moving expenses, insurance, maintenance, repairs, home owner’s association dues, larger utility bills and other incidentals.

At O Bee Credit Union we believe spring is a time for renew-al and setting goals for the future. There is no one better to represent pursuing big goals than Jessica Dana. Jessica is an 18-year old who has decided to take on a Hollywood movie star in a NASCAR-type race to raise money for the Boys and Girls Club of Thurston County. Jessica has only been racing for 3 years, yet she has the focus of a race car veteran. Jessica said she decided to challenge Patrick Dempsey, the new owner of Tully’s coffee, who races in his spare time. This race that would benefit local charities.

Here are some things to consider before making your move.• Can I depend on a steady and reliable income?

• Is my job stable?

• Am I in control of my spending? Do I handle finances responsibly and have a written budget for my monthly expenses?

After you have these items handy then give myself or Charlie Labonte a call and we will work the numbers out for you. We will calculate your back end debt to income ratio in order to determine how much of a home you can afford without hardship. We will take your expenses (including auto payments, credit card bills and student loans) each month and divide them by your gross monthly income.

Lenders consider anything over 45 percent to be a high-debt burden, so expect that when we are determining the loan amount for which you qualify. We will keep you at or below that number.

We will also look at your front-end ratio, or your monthly housing expense (principal and interest, taxes and insurance) as a percentage of your gross monthly income. Housing expenses shouldn’t be greater than 30 to 35 percent of your monthly income.

There are several things we look for when reviewing your savings in the loan process. If you’ve made large deposits in your bank accounts, be prepared to show where those funds have come from, this is called sourcing of funds.

In addition to your down payment we will need to show that you will still have some money left over. It’s not a good idea to empty your bank account to close on a new home. I had a real attitude adjustment last summer when I attended a conference in August and listened to three economists discuss the global and US economies. I felt relief to hear them say that the sky is not falling…that the talking heads were just trying to sell the news, so they focused on the negative; after all, would we listen if it was all good?

As I sat there soaking up the lectures, I realized I had fallen victim to the rants in the news, and now these economists were pulling back the curtains to show us how, in fact, the market was ready to head upwards, and the Feds needed to get out of the way! One economist acknowledged that we investors fear the risks of the past 10 years; but now, “how much risk is there when you jump out of the basement window!”

“Ah ha! Good point!” I thought. Six months later, their statements appear true, and with some volatility we have seen the markets trend upward in spite of the inability of the Feds to make decisions on a timely basis. The markets seem to shake off the negative activities for now, and we inch higher and higher.

What is an investor to do now? Wait for the next correction to get back in since the market is too high? Many finance shows on television have posed this question lately. You are probably kicking yourself if you have been waiting the past few weeks to see if the rally is “for real.”

If the past four years taught us anything, it is that the market will go up, and it will go down. Sounds simple. But investing is emotional. Money is emotional. It brings out our worst sometimes. In fact, I have recently experienced phone calls from clients wondering why their investments are not zooming up like the market is. I pause. Then remind them of their extreme fear just two years ago when the news was filled with the Euro Zone and how a bankrupt Greece and Italy would effect us all! We headed to the sidelines and hid out for a while and then waited for the election, and then the Mayan prediction that the world would end in December. Then came the fiscal cliff….The Sequestration…and on and on.

Is the drama finished? Does the stock market know something? I smile as I think about the flurry of issues flying at us. At times I wished I had those special bracelets worn by Wonder Woman. Remember how she could deflect hurtling missiles such as bullets with the wave of her arms? Don’t you feel like that at times? Imagine the ability to ward off financial concerns with your magic Wonder Woman bracelets, deflecting those rascals right and left!

Alas…we only have…diversification! Yuck! That seems so over-used, and yet, I am a financial advisor with 15 years of experience. And you know what…IT IS TIME TO RE-BALANCE AND DIVERSIFY! Let’s put on our Wonder Woman bracelets, and hunker down with a strong examination of our investments and prepare for a new direction in the economy. Sure, things look dicey, but the volatility we will face is part of the process. Corporate America is cash rich and sitting on the sidelines waiting for Congress to make some decisions.

“Spring has sprung,” as they say. But some of you may be looking at the roof of your house and are saying, “Spring has sprung a leak.” Yes, it’s that time of the year where as we look forward to summer (scheduled for July 8th and 9th this year), we look around and see what winter did.

Normally, for large expenditures like a new roof you would be looking to your credit union for a home equity loan (or for the new deck, shed, etc), but with real estate down there isn’t much left. Right?

Well, the answer for most of you is “not anymore.” Real estate prices have bounced back in many areas. We’ve noticed the trend and have begun offering 100% loan to value (LTV) home equity loans for many buyers. This combination of higher LTV ratios and increasing home values means that it’s time to get some things fixed. And combined with some of the lowest rates in years, it is affordable too.

On another subject, we wish to thank all of our members for supporting the organization and leading it to another great year. Loans, deposits and net income were all very strong and/or set new records. But the real story was membership, which grew at an astonishing 12.7% in 2012, putting O Bee in the top 3.2% of all credit unions in the country.
