  • Baltic Beach Hotel The whole is greater than the sum of its parts

    As we already mentioned the guests have the opportuni-ty to reach every zone of the complex via the main lobby but the big advantage of our proposal is that they do not necessa-rily have to. Since the elements are connected to each other guests have for example the chance to get from their room to the spa area directly without being forced to pass the main lobby in their bath robe. They will be welcomed by a new full service spa reception on the 2nd floor. The existing 3 recep-tions are put together in one generous reception. As a guest from outside you access the spa directly from the parking garage via the podium elevators, even without entering the main hotel lobby. On this level we also planned a new restaurant. Big glass surfaces give a beautiful view to the sea as well as natural light the whole day. Close to the restaurant is also a bar where guests may have an appetizer before dinner. While the restaurant offers a beautiful sea view for its guests the offices for the hotel management is situated in even position. For security issues the parking is connected to Lobby through the podium elevators. From the Lobby you have to change to the main Hotel elevators to get to your room. Only for the top 2 suite floors there is a direct connection to the parking garage designed. These elevators are secured by key cards. Additional shops are placed to give the hotel guests a bigger range for shopping.

    The new building and the already existing ones are de-signed to be in a constant dialogue without being dependent from each other. We would like to point out our ideas on four levels: (1) the lobby/lobbies, (2) Roof-Deck and Basement, (3) the business center, (4) at the hotel rooms/apartments.

    1. The Lobby/Lobbies

    The lobby and the reception are the heart of our con-cept. We emphasized the importance of it by granting it a lot of open space. The lobby will be the hub from where guests may get easily to the spa area, the business center, the bar areas, restaurants or to their rooms. Here they will find a ca-feteria as well as shops. The cafeteria and lounge areas are inviting spend time and meet people. In order to represent the five stars complex the entrance plays an important role in our proposal. A big canopy is the first architectural link between the old and the new building and connects the drop off zone in front of the hotel also with the separate entrance to the busi-ness centre and the ballroom.

  • It contains not only conference rooms in different sizes but also a big ball room for plenary meetings. Furthermore every room is equipped with high quality facilities in order to grant a successful presentation. A stay at the Baltic Beach Hotel at a conference may not only be work but also can be a memora-ble experience. However, the ball room can easily be used for weddings or other big celebrations in banquet style. In the use of banquet style sitting it can easily host 300 guests.

    4. Hotel rooms/apartments

    The new hotel rooms are placed in one building block. The existing hotel building is slightly reshaped on some interi-or issues. We plan every guest room to have an own balcony and terrace. One of our main aims was to allocate as many rooms with a sea view as possible. Every room meets the requirements of a five stars hotel guest. However, our proposal includes also an executive lounge, a bar and executive suits on the seventh floor. The eighth floor with the best sea view is intended for a presidential suite and suites for very special guests. Our proposal includes also a part with apartments either to be used for permanent stay or as holiday home. The apart-ments are concentrated in an individual building block, which is connected also to the hotel lobby and also has its own sepa-rated entrances. Even here residents have the possibility to use the hotels facilities comfortably but also have the chance to use their se-parate entrance and to enjoy a glass of wine within their own four walls. For the apartments there is outside parking desi-gned as well as lots in the underground parking, from where you can use the apartment elevators to reach your level.

    The elements of the hotel are connected to each other but also remain self-contained components. Or to quote Aristotle: The whole is greater than the sum of its parts.

    2. Roof-Deck and Basement

    The roof top terrace consists of an open air bar and an infinity pool which is suggestive of being never-ending, and of green areas. Of course the view from this roof terrace is stun-ning, too. The outdoor pool and its facilities are placed bet-ween the buildings in a wind protected, cosy area. However, the hotel will not be full of life on the roof only, a lot of business will be going on in the underground area. Here the back of the house of the hotel is situated, such as building services or the main kitchen. The BOH links the existing building with the new part and all their main facilities. From here meals and dishes may be delivered within short time to the ball room, the res-taurants or the guest rooms. The existing kitchen will remain in use for smaller preparation works. A new bigger loading dock is placed in the area of the existing delivery area. Addi-tional to the staircase new and modern elevators will connect the levels from the basement up to the eighth floor. For the existing building a new service elevator is proposed to reach also the eight floo. Our concept of car parking as basement garage allows guests, visitors but also employees a quick and easy access to every part of the hotel. A technical room for mechanical, electrical and plumping is placed in the centre of BOH level.

    3. Business Center

    As well as the spa area also the business center has its connection to the main lobby but also comes with an own re-ception and entrance. Our concept is applicable for big con-ventions as well as for small conferences.

  • As discussed, for the sake of the functions and the design of the new hotel building an area-balancing solution is done. The new building and the shown boundaries are intersecting / cut-ting triangles shapes. In a way that cut pieces from the shown boundary are added next to it and are filling up the same volu-me outside the boundary. The area used for the new design is not bigger than the given boundaries. For the site of the bunker we propose to think of pavilion for performances, music, bar or restaurant. To do a multi functio-nal building that is as most flexible as possible. The allowed extension of the Spa area needs a detailed re-design of floor plans and has to be done in a second stage. This design issue is closely related to the needed redesign of the faade - spa building which has to be thought of also in a second step. It is an important issue which gives you the first impression while approaching the hotel.
