INTRODUCTIONPLANNING PERMISSION

The land is within an area zoned in the Local plan for industrial use. Planning permission for the development has been approved under application number 18/01110/B. Building regulations approval has been granted for the construction of Block E, under approval number 18/07667/IND.

CAR PARKINGTo meet the requirements of the planning authority car parking has been provided on site in sufficient quantity to meet with the occupier’s requirements and expectations.

DESIGN CRITERIAThis document has been prepared to establish a base specification for industrial accommodation on the site.Units currently available for sale provide a gross internal area of approximately 750 / 1,000 / 1,500 sq.ft.

The flexible design allows these to be combined into larger units if required. Specific design requirements can be developed to suit the needs of individual clients.

SPECIFICATIONSTRUCTURE

SubstructureThe sub-structure consists of reinforced concrete pad foundations and mass concrete footings. The floor is a ground bearing reinforced concrete slab with power floated finish.

Super-structure Steelwork portal frame.

Roof StructureThe roof structure consists of steel purlins attached to the main portal frame.

Design CriteriaThe ground floor slab is designed to accommodate a live floor load of 10 kn/m2. The dead weight of the structure includes for the self-weight of all building materials, mechanical and electrical services and finishes.

The following British Standards and Codes of Practice have been used to design the elements of structure:

External WallsInsulated cavity block construction up to 2.25m with powder coated insulated composite cladding panels above.

External Doors/ScreensElectrically operated insulated sectional overhead door with integral pedestrian door.

Roof CoveringsPitched roof clad with composite insulated roof panels. An allowance has been made for 10% polycarbonate roof lights.

External HardstandingsConcrete block paviours with concrete kerbs. Surface water drained to the stormwater drainage system.

External Soft LandscapeSoft landscaped areas will be seeded.

INTERNAL FINISHESInternal WallsBlockwork up to 2.4 meters (full height party walls between the units).

SteelworkFire protection of steelwork will be provided to satisfy the requirements of current Building Regulations and the local fire authority.

CeilingsNo ceilings are provided.

MECHANICAL AND ELECTRICAL INSTALLATION

Internal LightingHigh-bay discharge luminaires in accordance with CIBSE guidelines. Control via multi-gang switch.

External LightingIllumination to 5 lux on pathways and 30 lux in forecourt. Control by timeclock/photocell with manual override.

Emergency LightingEmergency lighting installed in accordance with BS 5266 and current Building Regulations.

Small Power3 phase supply. Distribution board for small power. Power supply to sectional overhead door.

VentilationVentilation has not been provided.

SecuritySecurity has not been provided.

HeatingHeating has not been provided.

Other ServicesA mains water supply with bib tap is provided to each unit. A capped tail to the foul drainage system is provided to each unit. A telecoms duct is provided to each unit.
