living at River Ridge pleasant and cost-effective for everyone. This document is not meant to replace the By-laws. Please ensure that you have read
and understand the Corporations By-laws.

Guidelines for the Use & Enjoyment of Common Areas
1) Alarms:
• If the fire alarm sounds, proceed down the stairwell to the main level.
• Building fire alarms are tested yearly and Owners are notified ahead of time.
• Please refer to Section 10: “Fire Safety” and Section 10(6) for people with less mobility.
2) Balconies:
• Barbeques or other cooking equipment of any kind are not permitted to be installed or
used on any balcony. River Ridge offers residents the use of an outdoor propane barbeque
in the fenced yard common area. Please refer to the section on “Common Areas – Patio
and Fenced Yard”.
• Cigarette butts, gardening material and other refuse must not be disposed of by being
tossed from balconies.
• Balconies must not be used as outdoor storage areas.
3) Bicycles:
• Bicycles are to be stored in the bike racks located in the underground parkade. They are
not to be left in other common areas of the property.
• Please take care not to damage doors or walls of the common areas when transporting
bicycles through the building.
4) Common Areas:
• There are no time restrictions on the use of common areas such as the exercise room,
patio and fenced yard or the sauna. However all those using these facilities must ensure
that no noise is made that may disturb other residents. No smoking is permitted in
common areas.
- Exercise Room:
When using the weight-lifting equipment, the maximum benefit occurs when the weights
are lowered, not dropped, into their resting positions. Also, when the weights are dropped,
the sound reverberates throughout the building.
Please ensure that the TV and lights are turned off when you leave the exercise room and
that the door closes tightly and locks behind you.
The River Ridge exercise room is equipped with a video surveillance camera.
- Patio and Fenced Yard:
Always open the lid to the barbeque before lighting it. After using the barbeque, turn the
heat controls to OFF and close the valve controls on the propane tank. Thoroughly clean
the barbeque and equipment for the next user. Tidy up the yard and ensure that the patio
doors are locked.
Lawn furniture is available in the outdoor storage shed.
- Sauna:
Before leaving, turn off the lights and the sauna heater and ensure the door is closed
behind you.

5) Condominium Fees:
• Payment of condominium fees is mandatory and the sole responsibility of the suite Owner.
• Fees can be paid on a yearly or monthly basis. Payment on a monthly basis can be
accommodated by way of Electronic Funds Transfer or by post-dated cheques dated the
1st day of each month and made payable to The Owners: Condominium Plan No. 822
2370. Payment of condominium fees are arranged through Ayre and Oxford Inc.
• All costs related to collection of outstanding condominium fees will be charged back to the
suite Owner.
6) Drains and Garburators:
• Due to the plumbing configuration of the building, there are times when blockages can
cause back-ups into the kitchen sinks of two adjoining suites. To reduce these
occurrences please do not put grease, coffee grounds, chemicals or debris of any kind
down any of the drains in your suite.
• If your sink does back-up, call the on-site caretaker immediately at 780-424-5329 or
780-721-2974. In the unlikely event that there is no reply, call the Board-recommended
plumbing contractor Save-On Mechanical 780-489-1127.
• Garburators in many River Ridge suites have been removed due their adverse effects on
the overall plumbing system. If your suite does have an operational garburator, it must
be run regularly to prevent blockages of material coming from the dishwasher.
• Use adequate water while running the garburator and avoid disposing of stringy vegetable
matter such as corn silk and husks, celery and banana peels, as these don’t always
reduce adequately and may clog the drain.
7) Elevators:
• The elevators are serviced and inspected regularly in compliance with Government
Legislation to provide safe, dependable service.
• If an elevator stops between floors, stay calm and use the telephone located in the lower
part of the button panel to call the service company. Their number is listed on the phone.
If a cell phone is available, call the on-site caretaker and advise of the problem. In an
extreme emergency, call 911.
• River Ridge elevators are monitored by video surveillance.
8) Emergency Suite Access:
• It is essential that Owners arrange for the Board to have emergency access to suites.
Medical crisis, water leaks and fire safety concerns do occur; the arrival of help is delayed
considerably when a locksmith must be called to gain access to a suite. Locksmith
services are invoiced to the Owner in these cases.
• It is preferred that suite door locks be keyed to the River Ridge master key held by the
Board. Alternatively, Owners can leave a spare key or the combination to a key-pad in the
office for safe-keeping.
• The River Ridge By-Laws also specify that the Board must be permitted access to suites at

all reasonable times for the purposes of maintaining, repairing and replacing pipes, wires,
cables and ducts. In the case of an emergency, no notice is required for Board access to
suites.
• Suite Owners must provide the Board with emergency contact information including
their residence address and home and work phone numbers, as well as contact
information of all tenants if the suite is being rented.
9) Enterphone:
• If your telephone is not in use, it will signal an enterphone call with two quick rings. Pick
up the phone receiver, identify your visitor and permit entry by pressing 6. The front door
in the lobby will unlock. To refuse entry into the lobby, hang up the phone receiver.
• If you are using your telephone, an enterphone call will be signaled by a muted double
overtone.
- Ask your telephone caller to wait and then press 3; this places your telephone caller on
hold and connects you to the enterphone. Identify your visitor and permit entry by
pressing 6 or refuse entry by pressing 3. In either case, you will be returned to your
telephone caller or you can excuse yourself from your telephone caller and hang up.
You will hear two quick rings from the enterphone almost immediately.
• If you are on an enterphone call when you receive a regular telephone call, you will hear
the familiar phone call ring as a muted overtone. Permit or refuse entry to your
enterphone visitor, hang up and your regular telephone ring will be heard almost
immediately. Answer as usual.
10) Fire Safety:
• GENERAL:
- Familiarize yourself with the exits and fire alarm system in River Ridge.
- Avoid careless smoking.
- Eliminate unsafe electrical appliances and don’t overload electrical outlets.
- Keep a flashlight handy.
- Avoid the use of candles.
• WHEN THE FIRE ALARM SOUNDS:
1) Always assume there is a fire.
2) Stop what you are doing.
3) Don’t panic.
4) Evacuate:
- Be prepared to encounter smoke and heat during your evacuation. If time allows, put on
shoes and a heavy coat for protection. If you encounter light smoke, stay low.
- Touch the tops of all doors for the presence of heat before opening. If the top of the
door or the door knob feels hot, deadly heat and gases under considerable pressure
have already filled the corridor. Even if the door is cool, be prepared. Brace yourself
against the door and open it a crack. If you feel air pressure or a hot draft, close

the door quickly. Remain in your suite and take precautions.
- If the corridor is clear, close your suite door behind you and leave the building via the
nearest stairway, being sure the stairwell door also closes behind you. - Never use
elevators.
- If you encounter smoke or fire during your evacuation, cross over to the alternative
stairway. If an alternate exit cannot be reached safely, either return to your suite or
seek refuge in a neighbour's apartment.
5) Or remain in your suite.
- A closed door can provide protection against fire and smoke.
- Use wet towels or sheets to seal cracks around the entrance door.
- Move to the balcony or the most protected room.
- If smoke enters the room crouch low. Remember that heat and gases rise. If the
apartment fills with smoke, go out onto the balcony.
- Signal your position by waving a white sheet or a flashlight.
- WAIT TO BE RESCUED.
- Don't panic; in a concrete, fire resistive building you are safer in your suite with the doors
closed than in attempting to escape through fire and smoke.
6) People with less mobility:
- Residents with physical challenges are encouraged to register their names and suite
numbers with the River Ridge office so the Board is aware of persons who may need special
assistance in the event of fire. If the fire alarm sounds, people with limited mobility should
stay in their suites. If there is any anxiety, telephone 496-3900 for Fire Department
Communications. Advise the Department the alarm has gone off in the building and you are
not able to evacuate your unit. Give them your name and suite number.
• IF THERE IS A FIRE IN YOUR SUITE:
1) Alert everyone in the suite.
2) Call the fire department at 911 and give the complete address and suite number.
3) Leave your suite, closing the door behind you to prevent the spread of smoke and
heat.
4) Sound the fire alarm in the corridor.
5) Leave your floor via the stairway. Never use the elevators. Walk, do not run, to the
lobby.
6) Once you have left the fire area, do not return to it.
7) Meet the Fire Department in the main lobby, unlock the front door and inform them
of the location of the fire.
• FIRE PREVENTION:
- Do not store flammable materials of any kind in your suite, on balconies, in any storage or
common area or in the parkade.
- Do not drop cigarette butts or dispose of flammable liquids, aerosol cans or glass of any
kind down garbage chutes.
- Do not force materials down garbage chutes. If you find the chute blocked, advise the
caretaker immediately.
- Be careful in the kitchen, do not leave cooking unattended and be sure to turn off all

appliances when not in use.
- Laundry equipment should be kept in good working order and not be overloaded when in
use. Keep lint traps clear. Turn off the valve that controls water supply when your washing
machine is not being used.
11) Garbage / Recycling:
• Save refundable beverage containers and leave them in the bin located in the main
floor garbage room or in the boxes at the storage room door on parkade level 1.
Beverage containers are delivered by volunteers to the bottle depot and proceeds help
pay for River Ridge social events.
• Other containers such as bleach bottles, cans, detergent bottles, plastic containers,
etc. are to be deposited in the blue recycle bin in the garbage room.
• Recyclable paper, newspapers, cardboard, cartons and bulky items should be flattened
and bundled and deposited in the recycle bin in the garbage room.
• All other garbage must be securely bagged and tied before being deposited down
garbage chutes located on each floor. Please do not use the garbage chutes between
the hours of 10:00 p.m. and 8:00 a.m. as the resulting loud noise can disturb other
residents in the building.
• You are responsible for disposing of your own hazardous household items, oversized
garbage and recyclable electronics. Please transport these articles to a City of
Edmonton Eco Station.
12) Heating / Cooling:
• PERIMETER HEATING:
- This is the primary heat source and automatically heats the suites to about
20* C year round.
- To compensate for solar gain, south and west facing suites are able to reduce the
amount of perimeter heating which they receive by use of the “zone valve” located on the
perimeter heating panel beneath the living room windows. The optimum year round setting
for this valve is "2".
• AUXILIARY HEATING / COOLING:
1) Fan Coil Unit:
- This unit is located in your storage room. The fan speed dial should never be in the "OFF”
position except when the unit is being serviced.
- For normal operations the fan speed should be set at "LO”. "MED" and “HI” should
be used when more heated or cooled air is needed.
2) Thermostat:
- The thermostat is located in the dining area and controls the heating and cooling
provided by the fan coil unit.
- During the winter, the thermostat dial should never be left in the "OFF” position as this
could result in a freeze-up in the suite if the perimeter heating were ever to fail to provide
adequate heat.

- To save on utility costs during the summer air conditioning months, the thermostat dial
should be turned to "OFF” when you don't need air conditioning or when you will be out of
the suite for more than an hour or so. There is no air conditioning provided in the building
when the outside temperature is less than 13*C, as often happens during the night, and the
control switch can then be left in the "OFF” position so the fan will not operate.
- An open window provides the most economical cooling when circumstances allow.
- Closing your drapes during the summer also greatly decreases the demand for
cooling.
- Approximately May 15th, you will be advised that the air conditioning has been
turned on. The thermostat must then be turned to "COOL" or "OFF”.
- Approximately October 15th when you are advised the auxiliary heating has been
turned on for the winter, the thermostat must be turned to "HEAT”.
- When you are going to be away during the changeover period, please arrange for
the caretaker or another person to change the setting of your thermostat as
otherwise the unit does the opposite of what it is set to do.
- Recommended temperature settings are:
Winter daytime: 20*C or lower during the night or when you are away from
your suite.
Summer: 23*C. Turn the control switch to “OFF” when you don’t need
cooling or when the outside temperature is less than 13*C
and the cooling system is not operating.
- It is recommended that the filter in the fan coil unit be changed frequently. High
efficiency air filters are available from the caretaker.
13) Keys / Fobs:
• River Ridge is equipped with an electronic security system. Outside door access is
available only by scanning a fob issued by the Board or by Ayre and Oxford Inc. Fobs
are identified by registration number.
• A key allows access to the saunas, exercise room and elevator lobbies from the parkade.
• Fobs and keys are the responsibility of the suite Owner. For the safety and security of all
residents, lost or misplaced fobs and keys MUST be reported to the office or to Ayre and
Oxford immediately. Lost or misplaced fobs are deactivated from the electronic security
system.
• Fobs and keys are issued on a limited basis:
- The suite Owner and/or one resident are entitled to one fob and one key each at no
charge. Fobs and keys must be accounted for at all times including on change of
Ownership of a suite. There is a $100.00 charge for each additional fob and key or
replacement of those unaccounted for or lost.
- Where an Owner wants to have a fob or key issued for use by a non-resident, the
charge for each is $10.00 plus a deposit of $100.00. The deposit will be fully
refunded when the fob or key is returned.
• Replacement or additional fobs and keys must be requested in writing from Ayre and
Oxford with the reason for the request described. Once the request has been approved,

arrangements will be made with the River Ridge office for fobs and keys to be issued.
You will be notified when they are available to sign for and pick up.
14) Move in / Move out:
• Elevators must be reserved at least 24 hours in advance to allow for installation of
elevator pads and release of the service key. Please call the River Ridge cell phone at 780-
424-5329 or 780-721-2974 to make arrangements.
• Only the rear entrance from the outdoor loading zone is to be used for moving furniture
and other large items in or out of the building. The caretaker will advise when the loading
zone is unavailable for moves due to scheduled garbage and recycle pick-up.
• The front door is NOT to be used at any time for moving in or out, or for delivery of any
household items to a suite.
• The Owner is responsible for having the loading zone door monitored at all times and the
door is not to be left open or unattended at any time during the move. The loading zone
door must not be left open for extended periods when the outside temperature is below
zero as there is a possibility that indoor plumbing / heating pipes may freeze.
• River Ridge has experienced moving-related damage to common property and elevators.
The costs of repairs have been absorbed by the Corporation.
• Moving household goods in or out should be done with safety and courtesy. Please be
considerate of other residents when using the service key to hold the elevator.
• Return the elevator service key to the on-site caretaker or put it through the office mail
slot.
15) Noise:
• Condominium living can be a new experience for some residents. Noises associated with
daily activities are expected but some noise transference can and will occur. Please take
care not to disturb your neighbors, especially during early morning and late evening
hours.
• Common complaints regarding excessive noise include the following:
- Loud music and video games being played, especially with heavy bass.
- Parties indoors, especially with windows open.
- Late night and early morning exterior noise carrying from balconies.
- Banging and thumping on floors and walls.
- Doors slamming.
- Suite renovations.
• The By-Laws specifically state that an Owner or occupier shall not make any undue
noise in or about any unit or common property.
• Residents who experience noise that causes discomfort can notify the caretaker during
normal business hours or Ayre and Oxford after hours.

16) Parking:
1) Parkade:
• Owner/resident parking stalls are located in the underground parkade. The parkade is
equipped with an electronically-operated overhead door located at the rear of the
building.
• When entering and exiting the parkade, please stop your vehicle and wait for the
overhead door to close completely behind you before proceeding. There have been
instances of strangers entering the building through the parkade when drivers had left
the area before the overhead door was completely shut.
• Please obey the speed limit signs when driving in the parkade.
• Lock your vehicle when not in use and do not leave registration and insurance
documents or parkade remote controls inside.
• Please ensure that all doors close tightly behind you. Report any suspicious persons,
vehicles or activity to the caretaker.
• The parkade is designed to remove normal fumes and is equipped with carbon monoxide
monitors to detect C.O. build-up. However do not leave your vehicle running in the
parkade as carbon monoxide builds up quickly and can be dangerous in an enclosed
area.
• It is the responsibility of residents to keep the parkade floor free of oil and debris. If your
vehicle drips oil, place a piece of cardboard beneath it and have the vehicle repaired. Ask
the caretaker for assistance with cleaning up after oil leaks.
The parkade is not to be used for storage. The River Ridge By-Laws specify that “No Owner or
occupant shall construct, install or store anything other than a motor vehicle in a designated
parking stall.”
• Do not wash vehicles in the parkade as it is not designed for this purpose. Excessive salt
and grime from washing vehicles can corrode the parkade floor and clog the sumps.
• Please return shopping and handy-carts to the parkade promptly after use.
2) Visitor Parking:
• River Ridge has four visitor parking stalls located at the rear of the building and seven
indoor stalls in the parkade on level P3.
• City By-Laws stipulate that these stalls cannot be rented or sold and must be maintained
strictly for visitors.
• All vehicles parked in visitor stalls must display a River Ridge Parking Pass; these are
issued by the Board to every suite yearly.
• Visitor parking is closely monitored. Vehicles displaying an expired Parking Pass will
be tagged with a warning notice and their licence plate recorded. Any future violation
will result in that vehicle being tagged and towed at the Owners expense.
• Any vehicle not displaying a Parking Pass will be timed for 15 minutes, then tagged and
towed. (15 minutes will allow the visitor to obtain the Parking Pass from their host's
suite).

• Owners and renters are not allowed to use the visitor parking areas and may be tagged
and towed.
• The front driveway under the canopy is designated for passenger loading only with a 10-
minute time limit. Your cooperation is needed as this area is an access route for
emergency services vehicles. Vehicles using this area should remain occupied in case an
emergency occurs. Any vehicle exceeding the time limit will be tagged and may be towed.
3) Remote Controls:
• Remote controls that activate the overhead door of the parkade are restricted to one
remote for each parkade stall in use. Each remote is programmed with a unique series of
numbers.
• Replacement of remote controls that have been mislaid or lost must be requested in
writing from Ayre and Oxford. Remotes are then programmed and released from the
River Ridge office at a cost to the suite Owner of $50.00 per remote.
• Lost or misplaced remotes are deactivated from the electronic programming system.
17) Pets:
• No resident pets or visiting pets are permitted in River Ridge.
18) Renovations:
**All renovations requests need to be reported to Ayre & Oxford Inc. before any work can
commence**
• Renovations or major repairs performed within suites can cause accidental damage to
other suites or impact the plumbing, water or heating systems of the entire building.
• All suite renovations and major repairs must be referred to the Board before the work
commences. Costs to repair damage to River Ridge property caused by suite renovations
or repair are the responsibility of the Owner of the suite being renovated or repaired.
• All work must be completed to code by qualified contractors.
• All renovations involving noise must take place with consideration for other residents
and only be done between the hours of 8:00 a.m. and 6:00 p.m. Monday to Friday.
• The suite Owner is responsible for the actions of their contractors. Building materials
and debris are not to be left around the property or disposed of in the River Ridge
garbage room.
• Please contact the office the day before your contractors are to arrive so that pads can be
installed in an elevator to prevent damage to the inside of the car.
19) Reservations: Guest Suite / Party Room
• The Guest Suite and Party Room are available to rent by Owners and occupants for a
nominal daily charge.
• The time and date of reservation requests are the determining factors in establishing the
priority of reservations.
• Reservations can be made up to one year in advance.
• The Owner or occupant will have exclusive use of the Guest Suite from 2:00 p.m. on the

first day booked to 2:00 p.m. on the day following the last one booked.
• The Owner or occupant will have exclusive use of the Party Room from 12:00 noon on
the day of the booking to 12:00 noon the following day.
• An Owner may only reserve the Guest Suite for 7 days on a guaranteed basis once each
calendar year. However if other days are available, the Guest Suite may be rented for a
maximum of 30 days. If another Owner wants to use the suite during that 30 day period,
the first 7 days are the guaranteed days of the first renter and any time during the other
remaining 23 days can be reassigned to the second Owner.
• The Party Room can be reserved for a maximum of 3 days at any one time.
• These common areas should be respected as an extension of your suite. They are
inspected by the caretaker before and after use and a $50.00 clean-up fee may be levied
against the Owner for failure to properly or completely clean the area after use.
• For additional policies or to reserve the Guest Suite or Party Room, please contact the
caretaker or the River Ridge office.
20) Security:
• The safety and security of all residents is the main priority at River Ridge and is the
responsibility of everyone.
• Do not permit entry of any individual into the building unless you know them and are
prepared to accept responsibility for them. No canvassing of any kind is permitted.
• Do not leave doors propped open and unattended. Be sure that all doors close tightly
and lock behind you.
• When entering and exiting the parkade, please stop your vehicle and wait for the
overhead door to close completely behind you before proceeding.
• River Ridge is equipped with an extensive video surveillance system. Camera views can
be seen on channel 118 of your TV.
• Report any suspicious persons, vehicles or activity to the caretaker, the River Ridge
office or the Edmonton Police Service.
21) Storage:
• Storage in River Ridge is limited to two enclosed areas on each of levels P1 and P2 of the
parkade. Residents are asked to tag items stored there for identification.
• Storage of any items in any other areas of the parkade or common property is not
permitted without written approval from the Board. Items left in these areas without
authorization are removed and disposed of at the expense of the suite Owner.
• Balconies are not to be used as storage areas.
• Flammable materials such as paint, solvents, cleaning products, oil and batteries are
not to be stored in suites or in any common property.

Thinking of selling?
It happens – everyone’s needs change over time. Note though that when you are selling the real estate agent you work with or potential buyers are usually interested in some key documents:
o Condo Bylaws o Previous AGM minutes o Insurance Certificate for building o End of year financials o Reserve Study
All these documents have been provided to owners in the past. By law you only have to make
these available for VIEWING (by appointment at Ayre & Oxford) however to speed up the sales process most sellers keep a copy of the documents handy. Please remember that if you need this documentation reproduced there is a fee which can be $300-400 depending on the needs of the buyer. So be sure to have your bylaws and keep your AGM information in a handy spot! I/We undertake to pay the Condominium Corporation and to indemnify it against any damage
sustained by the Corporation or any other person as a result of the tenant's/lessee's breach of any Bylaw or any damages resulting from negligence or nuisance committed by the tenant/lessee.
Notice of Move in and move out must be notified in advance, at which time an elevator key will be
provided if applicable to assist with the move.
I/We understand and agree that any unpaid charges resulting from damage sustained by the Corporation or any other person as a result of the tenant's/lessee's breach of any Bylaw or any
damages resulting from negligence or nuisance committed by the tenant/lessee will be applied
against Condominium fees paid; resulting in action taken as per the Corporation bylaws. The
Corporation also has a charge against the estate of the defaulting owner, for any amounts that the
Corporation has the right to recover under these by laws. The charge shall be deemed to be an interest in the land, and the Corporation may register a caveat in that regard against the title to the
defaulting owners unit. The Corporation shall not be obliged to discharge the caveat until all arrears,
including interest and enforcement costs have been paid.
I/We have fully explained to the prospective tenant/lessee the provisions of Sections 45 to 47 of the
Condominium Property Act and we have provided the tenant with a copy of the Corporation's Bylaws.
I / We understand that the Residential Tenancies Act may affect us and our tenant. If there is a
conflict between the Residential Tenancies Act and the Condominium Property Act, the
Condominium Property Act applies.

This notice will confirm the Board of Directors decision to approve your request to adjust the unit or common area as follows:
INSTALLATION OF _____________________________________________________________________
ON LEGAL UNIT # , CONDOMINIUM CORP EDMONTON, ALBERTA.
Specifications as Follows: IF the installation is an air conditioner: Installation is allowed insofar as it a residential grade, a low
noise unit (Below 75DB), the condensing unit is to be located in the fenced yard, it is professionally
installed at no cost to the Condominium Corporation, and the unit owners sign the waiver.
IF the installation is flooring: adequate soundproofing must be provided by the underlay selected.
If the flooring being installed is an engineered floating floor, the insulation needs to have a FIIC impact rating of a minimum 60 to avoid disturbance to adjacent suites.
A further recommendation for sound barrier would be an FIIC rating of 80.
The flooring will be installed with the inclusion of a moisture barrier which is mold / mildew resistant.
IF the installation is regarding fixtures: they match the current standards and voltage.
Exterior walling alterations: the impacts on insulation or exterior sheathing are accounted for.
Plumbing/Dishwashing changes: That this work is conducted by a professional.
If you have any questions about coordinating the work, contact your Property Manager.
This decision will stand as long as all of the following conditions are met: 1. The work is to be completed during normal working hours (8:00 a.m. to 6:00 p.m. Mon to Fri), and
will not be conducted on balcony space or other common areas, as applicable.
2. Understand that this is considered replacement of the builders’ grade; therefore this will be
considered a betterment, or improvement, not covered by the Corporation insurance policy. The
owner’s personal insurance covers this. 3. It will be the home owner’s responsibility to pay for any future damages that may occur due to the
above adjustment.
4. It will be the home owner’s responsibility to declare to any future purchasers their responsibility
for the adjustment.
5. Any Estoppel certificate issued on this property will have an exception to these adjustments as
common area. 6. Although this area is no longer considered common area, it must be maintained as to the
standards of all other common areas of this project.
7. Failure to comply with any of the above points or failure to sign and return one copy of this form
to the Board Manager will result in this request being denied.
8. Failure to maintain the area after construction will result in the area being returned to its original state at the home owner’s expense.
9. All building permits are responsibility of home owner not the condominium board.
10. You are responsible to ensure that any additional noise caused by the alteration does not disturb
neighboring units.

Pet Policy
WHEREAS the Bylaws of the Corporation provide that: ”No animal, livestock, fowl or pet of any kind
shall be kept in any unit unless approved by the Board…”; AND WHEREAS it has come to the attention of the Board that certain residents are keeping pets in their units without the approval of the Board; AND WHEREAS it is desirable that the Board establish a general policy with respect to this matter; AND WHEREAS it is desirable to reduce such general policy to writing; NOW THEREFORE it is moved by Gloria Roux and seconded by Levi Kump that the general policy of the Board of Directors be that the Board decline to exercise its discretion to permit any pet to be kept in the building unless the Board is in receipt of persuasive written medical evidence establishing that the pet in question is a licensed therapy service animal. FURTHER, it shall be the policy of the Board to require all unit owners who are currently in breach of the above-referenced bylaw, in that they are keeping a pet in their unit, to immediately provide the Board with a photograph of the animal in question as well as its age. Owners who provide that information to the above-referenced designated representative of the Board will be permitted to keep their pet in the building unless and until the Board determines otherwise. Once that pet becomes deceased, the owner will not be permitted to acquire a new pet, except in accordance with the general policy of the Board hereinbefore indicated.
