Hi and welcome to this quarters property update.

The financial year is now finished and I can’t believe how time flies. For those of you with invest-ment properties, this time of the year is the best time to re -evaluate your property goals and think about the next 12 – 24 months.

Our research tells us that now is still a great time to buy and although we have seen some good market indicators in the last twelve months, we still have some good times ahead. The rental yields are very high, in fact higher than most capital cities and when you consider the purchase prices are still only pre GFC prices, it is fantastic value for money.

We’ve seen some good solid sales coming through for the 20217/18 EOFY and our salesteam have reported an increase of dollar value of over 40% compared to 2016/17. Sales numbers were up only 20% which means we sold either more higher priced property than last year, or there was significant price growth. I’d suggest that the answer is a little bit of both. On the cheap-er end of the buying scale two bedroom apartments were as low as $110,000-$130,000 and now the benchmark in Cannonvale seems to be $150,000. Flatish residential blocks of land at or un-der $130,000 are now rare and most are now around $150,000 - $170,000.

In the last twelve months, the small acreage market in the 4802 and 4800 postcode has been very popular with the sell out of two estates being Cannonvalley Rise and Botanica Drive Estate. These small acreage lots sit at around 4000m2 and in both estates sold as low as around $150,000 and the latest sales show a 30% increase now selling up to and over $200,000.

Galbraith Park Estate is a beautiful location with some very good homes already built and com-manding some excellent prices. Alfio and Marg Cutuli have been very hands on as developers in this estate and have a wonderful passion to make it one of the best in the area. Our office has just recently sold the last remaining block at over 2000m2 and we are registering interest for the next stage not too far down the track. For enquiries please contact [email protected] When driving around these estates you will notice a lot of sheds built which is one of the main reasons buyers love these large blocks. Shed are almost more popular than pools these days and with one of the highest boat ownerships per capita in the country its no wonder there’s a nice boat in just about every shed around.

Wonderful news today out from Tourism Whitsunday and Whitsunday Regional Council with the

announcement of more flights to the area. Virgin have added 54,000 more seats to it’s flight

schedule with three extra flights per week from Brisbane. Thankyou Virgin!!
