ABOUT SPRINGWOODS VILLAGE

Springwoods Village is a 1,800-acre, mixed-use community 20 miles north of downtown Houston designed

to combine preservation of the existing ecosystem and a walkable, urban environment, with easy access

to jobs, retail, entertainment and nature, while instituting high sustainability standards on all residential

and commercial construction – an approach never before used in master-planned communities located in

and around the Houston area. At build-out, the community will serve up to 50,000 workers and residents

through diverse housing options and amenities that balance nature and urbanism.

The existing forest and Spring Creek ecosystems are protected and preserved throughout the construction

phase, using best practices in sustainable design and infrastructure. The community is directly connected

through the Springwoods Village Nature Preserve to the Spring Creek Greenway, Houston’s premier

regional greenway system, providing the Springwoods Village community with access to 46 miles of

continuous trails, recreation and natural ecosystems.

The community is a short drive to Bush Intercontinental Airport. Bordering the east side of the property,

I-45 provides convenient access to The Woodlands and downtown Houston. The Grand Parkway segments

F1, F2 and G, opened in early 2016, created a new Springwoods Village interchange on the southern edge

of the community to provide access to destinations west and east of Springwoods Village.

CURRENT STATUS OF SPRINGWOODS VILLAGE

CityPlace

In July 2014, detailed plans for CityPlace were announced. The development will include more than 4

million square feet of office space, 400,000 square feet of retail, a high-end apartment community, dining

and other entertainment options at built-out.

Fein began construction on its second multifamily community in Springwoods Village, The Mark at

CityPlace, in Springwoods Village in July 2015, with completion scheduled for end of 2016. Plans also call

for a full-service hotel, with the groundbreaking expected for 2016 and completion in 2018. Details on

retailers and restaurants in CityPlace will be announced as they become available.

Recently, the American Bureau of Shipping (ABS) signed a long-term lease in CityPlace 2, becoming the

latest employer to move its headquarters to Springwoods Village. ABS will occupy the entire office

component, with 23,700 square feet of ground floor of the mixed-use project reserved for retail tenants.

Construction on CityPlace 2 is planned to begin in early 2017 and complete in late 2018.

Residential

Phase 1 homebuilders began selling and leasing apartments and homes (The Belvedere - 342-unit

apartment building, Harper Woods - 88 single family homes and townhomes, Audubon Grove - 51 single

family homes) in spring 2014.

The first residents moved into The Belvedere Springwoods Village, a luxury apartment community in April

2014, while Harper Woods and Audubon Grove, the single-family subdivisions of Springwoods Village,

welcomed their first residents in the summer of 2014. Currently, more than 500 people are living in The

Belvedere and more than 60 families in Harper Woods and Audubon Grove. Additional homes are already

completed or currently under construction and model homes are open for visitors.

Retail

Construction on The Market at Springwoods Village has started in spring 2016. The Kroger-anchored

Roads within the community’s urban district. Dallas-based Regency Centers is developing the project. The

170,000 square foot LEED certified Phase I is expected to open in the spring of 2017.

Construction of a Speedy Stop service station, including Mobil 1 Lube, ExxonMobil fueling station with a

convenience store, Speedy Wash, Subway and Tacos Fresco is underway, with the facilities expected to

open by November of 2016.

Hotels

Residence Inn by Marriott Springwoods Village hotel on Holzwarth Road between E. Mossy Oaks Road and

Springwoods Village Parkway opened in November 2015. The developer, Woodbine Corporation, also

started construction of the Courtyard by Marriott hotel just south of the Residence Inn in June 2015. The

hotel just opened in July 2016.

Employment

Construction at the Southwestern Energy headquarters was completed in 2014, and approximately 1,500

employees relocated to the new headquarters in December 2014. Moreover, the ExxonMobil campus was

completed in October 2015, with nearly 10,000 employees currently working in Springwoods Village.

Recently, the American Bureau of Shipping has announced it will move its global headquarters to

Springwoods Village in 2018.

Medical facilities

CHI St. Luke’s Health purchased 23 acres in Springwoods Village and in June 2014 broke ground on its

medical campus. The facility will be built in phases, with plans to expand as the community grows. The

first phase of the hospital, opened in January 2016, includes a 55,000-square-foot ambulatory medical

center that will focus on providing outpatient and preventative health care, with four inpatient beds, 10

emergency room beds, four operating suites, two endoscopy suites, full diagnostic imaging capabilities

and 100,000 square feet of medical office building space.

In addition to the initial investment for the project of $120 million, St. Luke's has committed as much as

$70 million over the next five years for further development. At build out, the hospital will have 250 beds.

The Springwoods Village Primary Care Clinic, operated by St. Luke’s Medical Group, opened in May 2015

in temporary quarters and will move into its permanent location in the main hospital building in late 2016.

Comprehensive primary care services include non-emergency care; wellness exams for infants, children

and adults; minor skin issue treatment; in-house EKG/lab collection; and more.

CHI St. Luke's Springwoods Village medical campus differs from a traditional acute-care hospital system.

It is an integrated community healthcare provider, focused on healthy living, wellness and preventative

care, bringing in physicians from across the Houston region. In addition, thanks to its partnership with

Baylor College of Medicine, St. Luke’s has specialists from the Texas Medical Center rotating through the

Springwoods Village campus.

Construction of a joint Fire and EMS Station on Springwoods Village Parkway kicked off in October 2014

and was completed in February 2016. The station is home to Spring Fire Department and Cypress Creek

EMT and complements CHI St. Luke’s medical campus.

Infrastructure

With the initial road network complete, Springwoods Village opened to the public in spring 2014. CityPlace

infrastructure construction is continuing with additional roads and underground utilities. Streetscapes and

parks are also under way and the community’s initial walking network is now complete. The bridge on

Holzwarth Road along with the expansion of Holzwarth Road to Spring Stuebner Road are complete,

connecting Springwoods Village with FM 2920. Grand Parkway segments F1 and F2 connecting Interstate

45 with U.S. 290 and the construction of segment G, connecting Interstate 45 with U.S. 59 are now

complete too.

Planned Amenities

Springwoods Village offers a wide range of residential product types and price points in small scale

neighborhoods to support community walkability, diversity and to maximize choice for our residents

depending upon their life stage needs, including luxury apartments, urban-style compact housing and

single-family homes with yards. The community will have approximately 5,000 residential units at build-

out accommodating 12,000 to 15,000 residents.

Springwoods Village will be a walkable community with easy access to workplaces, lodging, shopping,

dining, parks and other natural gathering places.

The Springwoods Village Nature Preserve - a 150-acre ecologically-rich nature preserve featuring a forest

habitat, wetlands and a pond all connected to the 46-mile Spring Creek Greenway will contribute to the

beauty of the greenway and offer the Springwoods Village community environmental education,

recreational hard and soft trail access and a boat launch onto Spring Creek for kayaks and canoes.

The new Springwoods Village Parkway Interchange, an existing thoroughfare for the community, offers

EXECUTIVE BIOGRAPHIES

Keith Simon

Keith is Executive Vice President of CDC Houston, Inc. and the Community Development Director for

Springwoods Village. He previously worked for Design Workshop, Inc. in Denver and Caudill Rowlett Scott

in Houston, where he specialized in community planning projects ranging from 20,000-acre new

developments to 20-acre infill neighborhoods.

Keith is also the Community Development Director for the 3,500 acre RidgeGate community in Lone Tree,

CO. He serves on the boards of numerous improvement districts, residential associations, economic

development agencies and transit management associations. Keith is an honors graduate of Michigan

State University.

Warren Wilson

Warren has more than 40 years of high-profile national experience in shopping center, other commercial

real estate and master-planned communities’ development. He is a senior vice president at Coventry

Development Corporation (CDC), where he oversees the development of large-scale master-planned

communities in Texas, Colorado and Florida. Prior to joining CDC, Warren worked for two of the largest

REITs, The Rouse Company and General Growth Properties, where he was responsible for some of the

nation’s highest profile retail and master-planned community projects.

Warren graduated with honors from the University of Maryland with a bachelor’s degree in economics.

He is a board member for Enterprise Homes, a trustee for the Maryland Zoological Society (Baltimore Zoo)

and a former chairman of research for the Advisory Task Force of the Retail Marketing Society. He is also

a member of the Urban Land Institute and the District of Columbia Building Industry Association.

Bill Walker

With more than 15 years of experience, Bill Walker is a project manager for Springwoods Village. He assists

the team in the management and coordination of all construction projects for the master-planned

community.

Prior to joining the CDC Houston team, he was a project manager for Talbert and Bright, Inc.; senior

engineer and client service manager for Post, Buckley, Schuh & Jernigan; aviation department manager

for Prime Engineering Inc.; project engineer for IMDC, Inc. and KB Technologies; and a civil engineer for

Argus Consulting and Barge Waggoner Sumner & Cannon, Inc.

Bill earned a Bachelor of Science in civil engineering from the University of Tennessee at Chattanooga.

Clayton Benedict

Clayton Benedict is a project manager for Springwoods Village. In this role, he assists the Springwoods

Village development team in the management and coordination of all construction projects for the

Prior to joining the CDC Houston team, he specialized in landlord and tenant improvement construction

during his time as a project manager for a third-party asset management company with a portfolio

The size, scope and timing of the additional medical facilities are still to be determined, depending on

the needs of the growing community, but the project’s long-term master plan includes a 300-bed

Q. Which hotel brands have been secured for development on the property?

A. Woodbine Development and Intermountain Management opened the Residence Inn by Marriott

Springwoods Village in November 2015 and the Courtyard by Marriott has just opened in July 2016.

Woodbine will develop up to two additional hotels in Springwoods Village, including a full-service hotel

in CityPlace. Additional agreements will be announced when they are formalized.

Q. What types of recreation will the development include?

A. Forty-six miles of trails plus recreation facilities including a boat launch and natural ecosystems in the

Spring Creek Greenway will be accessible to the Springwoods Village community and its visitors. In

addition to the 150-acre Springwoods Village Nature Preserve, over 290 acres of publicly accessible

parks with six park corridors will be available. Spring Grove Park will be the primary amenity park for

the community and will include a dog park and walking trails.

Q. What makes Springwoods Village sustainable?

A. Springwoods Village is a mixed-use community designed to combine preservation of the existing

ecosystem and a walkable, urban environment with easy access to jobs, retail, entertainment and

nature, while instituting high sustainability standards on all residential and commercial construction –

an approach never before used in master-planned communities located in and around the Houston

area.

A network of bike paths and walking trails will connect all areas of Springwoods Village with its

neighbors, helping reduce traffic and fostering a sense of community. In addition, all development

within Springwoods Village is required to comply with a rigorous set of design standards aimed at

maximizing energy and resource conservation.

The master plan uses a holistic environmental approach that identifies environmentally sensitive

habitats as well as preserves and enhances open spaces. CDC Houston, in partnership with Trees for

Houston and Clark Condon Associates, has created a comprehensive sustainable landscaping program

for Springwoods Village including a 14-acre tree farm to supplement park and roadway plantings, LED

street lighting, reclaimed water from the Springwoods Village Wastewater Plant for non-potable uses

and native plants and soils to create regenerative landscaping for parks and streetscapes capable of

self-maintenance and low-water consumption.

Q. What is the expected cost of the development?

A. The cost is estimated at $10 billion.

Q. How many jobs will this development create?

A. The local economy will benefit due to job creation. The community is expected to serve a workforce

of 35,000 to 50,000 employees at build-out. Further, continued construction over the next 15 years is

expected to provide tens of thousands of jobs.

Q. How does the 381 agreement between CDC Houston and Harris County Improvement District 18

work?

A. Springwoods Village is owned by Springwoods Realty, with CDC Houston managing and developing the

land on the firm’s behalf. Springwoods Realty will front the cost of infrastructure improvements in the

area, funneling that money through Harris County Improvement District 18. The district is an

independent entity capable of issuing bonds and levying taxes. As the area within the district develops,

those buildings will generate property tax revenue for the county. Under the 381 agreement, the

county will reimburse 65 percent of the new tax revenue each year back to the improvement district.

Springwoods Realty will then be reimbursed through a financing agreement it has with the

improvement district.

HOME BUILDERS

FEIN - THE BELVEDERE

Opened in May 2014, The Belvedere at Springwoods Village is a four-story luxury multifamily community

located just a short walk from the ExxonMobil campus. It occupies just over six acres. The community

has achieved a National Association of Home Builders’ Green “Bronze Level” certification, thanks to

features such as dual-pane low-emissive glass windows, energy efficient AC/heating systems and door

step recycling collection. Residents enjoy convenient access to their cars as the project surrounds a

multi-level cast in place concrete parking garage.

The Belvedere offers a variety of homes, from efficiencies to three-bedroom apartments, and common

amenities such as a two-level clubhouse including fitness facilities with yoga and Pilates studio, library,

conference rooms and game rooms. In addition, residents enjoy a nature inspired courtyard with large

pond, willow trees, and seating areas; a resort style heated pool and spa with poolside cabanas; and a

boardwalk overlooking the adjacent natural wetlands. Interior unit amenities include wood-style flooring,

SULLIVAN BROTHERS BUILDERS - HARPER WOODS

Houston-based Sullivan Brothers Builders (SBB) is building Harper Woods, is a 16-acre community located

in the heart of Springwoods Village that will feature 88 homes - townhomes and small single-family homes

priced from 400,000s to 600,000s for floor plans ranging from 1,600 square feet to 3,000 square feet.

Taylor Morrison was selected to build Audubon Grove, a secluded collection of 51 single family luxury

homes starting in the high $400s on large lots, nestled in the forest near the Springwoods Village Nature

Preserve, with the ExxonMobil campus located to the northeast and CityPlace to the east.

Every home Taylor Morrison builds within Springwoods Village is LEED certified. Seven floor plans, ranging

from approximately 3,190 square feet to 5,473 square feet, offer plenty of living space, with up to seven

bedrooms and five baths available.

The Maplebrook model home in Springwoods Village is open to visitors daily. The two-story home offers

approximately 5,149 square feet of living space with five bedrooms and 3.5 baths as well as a large family

room, formal living room and dining room.

SPRING, Texas - July 29, 2016 - Woodbine Development Corporation and InterMountain Management

are pleased to announce the opening of a new 125-room Courtyard by Marriott in Spring, Texas. The hotel

New Headquarters Announced for CityPlace Springwoods Village: CityPlace is the New

Home of ABS and ABS Group of Companies, Inc.

HOUSTON, TX, May 24, 2016 — The master development venture for CityPlace, comprising Patrinely Group, USAA Real Estate Company and CDC Houston, announced today that American Bureau of Shipping (ABS) has signed a long-term lease in CityPlace 2, becoming the latest major employer to move its global headquarters to Springwoods Village. CityPlace is a 60-acre fully-integrated, mixed-use development that will provide the Houston community with a new destination of choice that integrates working, shopping and living, and will include 4 million square feet of Class A office space with 400,000 square feet of integrated retail space, a full-service hotel and additional luxury multifamily projects, when fully developed.
