UPPER NORWOOD SE19
Auckland Rise & Sylvan Hill
Our homes at Auckland Rise & Sylvan Hill are beautifully designed one and two bedroom apartments in a quiet enclave with wonderful views to the south east. A collection of five new buildings are dotted across the leafy Sylvan Hill community in Upper Norwood, just a short stroll from the shops and cafés of Crystal Palace.
The scheme includes 57 apartments, 19 of which are available through shared ownership, the others with Help to Buy. The homes are perfect for first time buyers and anyone who longs for a green outlook and a sense of space, with an easy commute into Central London.

The buildings
05
Clad in a high quality brick, with a soft, organic colour palette, the five blocks have been designed to sit quietly among the existing homes and natural surroundings.
Each new building is of modest proportions, with fewer than 20 or so homes per block, so there’s an intimate and friendly feel, and the sloped setting offers great views. The meandering paths, trees and greenery make this community feel really peaceful and close to nature.

The apartments are generously proportioned, offering
open and light-flooded spaces. We’ve used natural
materials such as timber parquet flooring in living areas,
and timber accessories in kitchens and bathrooms.

The neighbourhood
Uniqueplace
Overlooking Central London to the north and Croydon and the
hills of Surrey to the south, Upper Norwood is really unique in
London – somewhere where you have far reaching views and
a sense of space. Crystal Palace has a wonderful collection
of independent shops and cafés, plus some of the bigger
names, and a regular Saturday food market. There are excellent
transport links into Central London. The other direction leads to
Croydon town centre and the countryside beyond.

3. Independent shops The ‘triangle’ is peppered with independent shops selling everything from clothes to gifts, books to food and wine.
4. Cafés There are lots of great spots to boost your caffeine and energy levels, chat with friends or catch up on emails.
5. Everyman Cinema Newly opened independent cinema – all the latest releases in plush surroundings.

Ways to buy
Help to BuyFirst time buyers and home movers are both eligible for a Help to Buy Equity Loan, where the government will lend you up to 40% of the cost of your new build home. You put in the minimum 5% cash deposit upfront.
Shared ownershipShared ownership is a government backed scheme to help people to get onto the property ladder. You purchase a share in the property, typically ranging between 25% to 75% of the market value, and pay a subsidised rent on the share that you do not own.

We want to give as many people from Croydon as possible the opportunity to buy from us. That’s why we offer a range of different ways to live in our homes. You can buy from us outright, or with Help to Buy, and some of the homes in this scheme are available through shared ownership. Our experienced sales team can take you through the options that could work for you.

* This scheme does not include homes at affordable rent. For affordable rent homes, please apply direct through Croydon Council.

Brick by Brick is a small, residential development company established by Croydon Council, creating beautifully designed new homes for the people of Croydon. Our homes are exceptionally high quality and great value for money.
Common Ground Architecture
Common Ground is our own team of
award winning architects. Common Ground
designed the interiors of the homes,
introducing our bespoke Brick by Brick
specifications.
They also worked closely with HTA on this
scheme to ensure the common parts of
the apartment building works seamlessly,
and the exteriors are harmonious with
their setting.
As a council-owned developer, we want to
make homes that really add to our Borough
and stand the test of time.
We work with a collection of award winning
architects, as well as our own in-house
architectural team ‘Common Ground
Architecture’, to create homes with light,
open interiors and modern exteriors that
integrate well with their surroundings.
We always aim to create a mix of homes at
different levels of affordability, and some
of our homes are built for the council so
they can be offered to Croydon residents
at affordable rent*.
We offer Croydon residents priority on our
homes for the first two months they’re on
sale. All the profits from our open market
homes go back to the council to help make
our borough even better for all who live and
work in Croydon.
