  • Letter of Intent

    Dear Ladies and Gentlemen,

    I'm referring to the matter regarding back in 2008. When I decided to build a new building to become a dealership for cars, sales and service, I filed for an SUP.

    In the board meeting, Mr. Micheal Beudrough refused to issue my permit, unless he added a new condition, which was to remove an existing billboard that I have in my current

    dealership on 3515 Hwy 78.

    Mr. Micheal Beudrough also asked me to donate some of my rear parcel property in order to

    have an access road.

    I was completely shocked and confused at that moment, trying to figure out why he would

    ask me to do that. I asked him if he would consider changing these conditions, but he

    refused.

    At that time, I had no other options, because I have already closed on the property and spent so much money with Pro building companies such as drawing , engineering etc ... So I felt that I was forced to agree, and I did.

    I am kindly asking the board to change this condition for a few reasons, and before I go ahead and talk about the reasons, I would like to give you a small history about the property that has the Billboard on it.

    I leased that property in 1999 from Mr Wentz under an impression of purchasing it. We kept

    going back and forth for many years, and he finally agreed to sell in 2007, under one condition, which increases the selling price with $75,000.00, in order to switch the billboard lease agreement from his name to my name.

    So for me, removing the billboard means 2 huge losses in a very tough time the United States is going through. First losing $75000, and losing about $10000 in yearly income. I

    don't think you would want to harm me like that while the government is giving away forgiveness loans and SBA loans, in order to keep small businesses like us, with almost 20 employees above the water.

    I am kindly asking the board to change this condition for a few reasons:

  • 1. The billboard was there way before I bought that property. It brings an income of

    $850, which barely covers up my property taxes. I am paying $12094 a year. I suffered a lot during the 2008 recession, as the property stayed vacant for many

    years. On top of that, the COVID-19 recession has hit us hard, just like everybody else, so this is the worst time to request such a proposition.

    2. We have never received any complaints from our neighbors or any driver, as the Billboard is as strong as a rock, and it will never cause any danger in the area. As a matter of fact, I applied for another change of conditions back in 2011, regarding the

    same issue. Upon this, the board met, merely asking me to do a face lift to the

    building, and to repaint the billboard again. I of course did both, and removing it was not in the picture .

    3. Finally, Ladies and Gentlemen, when I bought the property in 2007, my plan was to build the dealership on the front half, following with the construction of about 1 O

    small industrial offices on the back parcel. Mr. Micheal Beudrough asked me to donate some of this property, which I did indeed agree to. However, the biggest dilemma began where the initial plan was to make the access road made in a certain area, by having an intersection. Based on Pro building's estimations after starting the project, drawings, and installation for the sewage system, it ended up costing more than $20k to connect both parcels together and we even planted trees on both sides

    of future street. Pro building started collecting some information, come to find out that the plans were changed from making an intersection, to round about. This was going in 2008. As you know, we are in 2021, and still, the project hasn't progressed.

    Ladies and Gentlemen, this is my status. In the last 12 years, I could have built my dream

    project, and probably paid it off by now in full. Instead, I have succumbed to merely paying off property tax and interest.

    I'm aware that you may be wondering why this spontaneous request has popped up. The fact of the matter is, I have tried before, and have been rejected. This is yet another push to make change in the conditions and necessities regarding this matter. A person who is

    falsely accused of a murder can't just please non-guilty once, and never again when the opportunity rises. This is the opportunity to make such changes. Aiding me in such a matter would not be anything against the law in the slightest. I hope you guys see that, and believe in my justifications I am kindly asking you to be fair on me, have some more mercy/leeway, and keep this existing billboard. I have plans to switch to digital if permitted, in order to make up for some

  • of the many losses I have suffered during the last recession, and the present one. All to aid

    me in keeping a roof over my head, and my 15 employees' heads.
