April Showers Bring May Flowers. . . and a few headaches along the wayPorto Cima residents may have noticed that several of the streetlights have been out recently. Unfortunately, we have determined that there is a problem that occurs after rains saturate the ground. This problem is due to the aging direct-bury electrical wiring. Once ground moisture accumulates and eventually penetrates the sheathing of the cable, this causes the electrical circuit breaker to trip, shutting electrical service off to the device. Once the ground moisture evaporates, the streetlights work fine. As electrical repairs are made, new electrical lines are installed in conduit, providing an added security from accidental damage and from moisture infiltration. Rest assured, Management is monitoring this problem and updating the Board regarding the status.

COMMUNICATIONS

The Board of Directors approved continuing the Managed Archery Deer Hunt for the 2017/2018 Season. This decision was based largely on the success of the 2016/2017 hunt and the recommendation of the Missouri Department of Conservation (MDC) and their willingness to help ensure an effective and professional hunt.

If you are interested in participating in the hunt, please submit your name, address, telephone number and your lot and subdivision information to Missouri Association Management at 2121 Bagnell Dam Blvd, Lake Ozark, Mo. 65049 no later than Friday, July 21, 2017 at 5:00 p.m. As in the past season, the POA will conduct a split hunting season with Session 1 beginning September 15th and going to November 10th. The second session will run from November 22nd through January 15th of 2018. Because of this, the POA will hold two drawings, if you only want your name entered for one of the drawings, please indicate so when you apply.

If you are drawn, you will be required to attend a brief seminar on Saturday, August 5, 2017 at 9 a.m., with management and MDC Agent Derrick Warnke, to discuss rules and safety. At that time they will address any questions or concerns you may have. If you are unable or unwilling to attend the seminar, please don’t send in your information for the draw. Only participants drawn for the hunt that attend the seminar will receive permits for the hunt. No permit will be issued until after the seminar.

Bow season is as follows: September 15th to November 10th, closed during firearms season, and will reopen November 22nd and run until January 15, 2018.

Managed Archery Deer Hunt Key CardsNow that summer has arrived and you are venturing out to the pools and other amenities, you may learn your key card is not working properly. While sometimes it is just a computer glitch, other times there could be a reason. If you are at a facility with TWO gates, please check the second gate for access. Please keep in mind for your key cards to work at all the amenities, you must be a member in good standing, without any interest, late fees or fines on your account.

The Fitness Center is only accessible by those members who have chosen to join the Fitness Center for $50 per year. Fitness Center Memberships are available all year.

If you have lost your cards, you may obtain a replacement for $25 per card at the MAM office. For questions or concerns regarding your key cards or if you are interested in joining the Fitness Center, please contact Heidi Altman at 573-552-8334.

Please take a moment and review our Pool Rules if you or any of your family plan to use any of the Four Seasons POA pools this upcoming summer. These rules have been put in place for you and your family’s safety and enjoyment. If you are in violation of any of the following rules, your access to the Four Seasons POA amenities may be suspended or revoked for the season.

•Pool hours are from 9:00 a.m to 9:00 p.m. •ADULT ONLY lap swim at Swim & Tennis daily 8:00 a.m. to 9:00 a.m. •No lifeguard is on duty. Swim at your own risk. •Pool use is restricted to Four Seasons Property Owners in good standing and their guests •Persons under the age of 12 must be supervised by a person 16 years and older. •Only swimming suits and swimming trunks are allowed in pool. Cut-offs jeans/pants, gym shorts and thongs are not permitted swimwear. •Waterproof Swim Diapers are required for all children who are not completely toilet trained. •Persons with open cuts, sores, bandages, colds, coughs or infected eyes are not permitted in the pool. •Please shower before entering the pool. •No glass in the pool area. •Chewing gum is not permitted anywhere in the pool area. •No alcohol or smoking in pool area. Management personnel have the right to inspect all closed containers. •Animals are not allowed in the pool complex, with the exception of guide dogs. Guide dogs are allowed on deck, but not in the water. •Absolutely NO diving! •Water balloons and water guns are strictly prohibited. •Running, boisterous or rough play, pushing, acrobatics, dunking, wrestling, splashing, yelling, jumping haphazardly, standing or sitting on shoulders and snapping towels will not be tolerated. •Spitting, spouting or nose-blowing in the pool is strictly prohibited. •Foul or abusive language will not be tolerated. •If lightening or dangerous weather is spotted in the area, please exit the pool and facility immediately. •Management personnel have the right to enforce all pool rules. After a verbal warning, members will be asked to leave the pool if they choose to disobey the posted rules. CCSO may be called. •Owners’ Services can be reached at 573-552-8334 or after hours at 573- 434-0021. •Do not block emergency entrance in any way. •All members are to familiarize their children with all pool rules. •Please call 911 in case of emergency. •All pools are monitored by camera surveillance.

2017 Pool Rules and Regulations Springtime ChecklistWe have survived the cold winter. Now you can get excited to prepare your house for SPRING and SUMMER! Here is a checklist of ideas:

§Is my trash enclosure in need of repair: door missing or damaged, door hinges need replacing, missing or damaged siding, wobbly posts, large enough for all containers, tall enough to cover container, clean of mold and moss, or fresh paint?

§Is my landscaping in need of a facelift: trimming bushes, removing dead bushes, weed-eating, keeping up with mowing the grass (keep grass mowed to under 6 inches), killing or pulling weeds, burning leaves, remove fallen trees, ditch rows kept clean of debris, free of general debris around property, cutting down dead trees which requires a permit from ACC?

§Does my house need a fresh coat of paint? Are there siding pieces that need repair or any general upkeep of the home and property?

It is hard to imagine but, your POA Board of Directors will be starting the 2018 budget process in just a few months. Part of this process will be to evaluate the usage of the Porto Cima Community Center and if we should continue allocating funds for the maintenance, housekeeping, utilities, cable, internet and other expenses associated with its operation. From the day the facility opened, the Board and Management have asked everyone who enters the facility to sign the registration book, located on the counter as you enter.

During a 2016 Town Hall Meeting, many owners indicated a desire to see such a facility offered to Porto Cima residents. The Board, working with the Developer, took advantage of a limited opportunity to test the concept and in doing so agreed to bare the associated expenses. Without knowing how many people use the facility and not hearing any feedback from property owners, the Board will have a difficult time determining the needs and desires of the membership for such a facility. We strongly encourage owners to sign the register every time you walk into the facility and let your Board know your thoughts on continuing to operate this facility.

Porto Cima Community Center Board VolunteersThe Four Seasons Lakesites Property Owners Board of Directors is looking for individuals who would be interested in volunteering their time to serve on the Board. This is an excellent opportunity for members to become actively involved in the decisions that impact your community.

Serving on the Board of Directors is a rewarding experience which provides volunteers with a chance to connect with members of the POA community and contribute their skills to a worthwhile cause.

Water AerobicsWhat better way to exercise in the summer than in the pool with friends having fun in the sun listening to great music? If this sounds like something you would like to do, come join us! We invite all POA members, men and women of all ages to sign up for summer water aerobics.

Regency Pool Water Aerobics classes will be Monday, Wednesday and Friday 1:30 p.m. to 2:15

p.m. The classes will begin Wednesday, May 31. This is a fun stretching, cardio and strength building workout targeted for all levels of ability, set to music. Heidi Altman will be the instructor. She is a certified water instructor with the US Water Aerobic Association and is also CPR and First Aid Certified.

Grand Point Pool Water Aerobics Class in Porto Cima will be held on Tuesday and Thursday at 3:30 p.m. to 4:15 p.m. beginning on Thursday, June 1 through Thursday, August 31. The instructor will be Jan Passage. Our wonderful Jeannie Hindman is moving out of the area. We wish her all the best!

These classes will include a wide range of exercises featuring cardio, stretching and strength training. Not only is this a great non-impact exercise, but you may meet new friends and have loads of FUN!

The Village SurveySome of you who live inside the limits of the Village of Four Seasons may have been invited to participate in a survey.  This survey was not issued by or approved by your Property Owners Association.  It was prepared solely by the Village for their planning purposes.  While we definitely support future community planning, we are not a party to this effort.  For a complete explanation of the role of the POA and the Village, please see the related article on our website.

Kids Fishing TournamentSign your boys and girls up now to participate in the Kids Fishing Tournament to be held on Saturday, June 10, 2017 from 8:30 a.m. to 1:00 p.m. at Good Oak Lake sponsored by Four Seasons POA and Missouri Department of Conservation. The kids will be divided into groups: 6 and under, 7 to 10 year olds and 11 to 15 year olds.

Rods, reels and bait will be provided or you may bring your own. The event will start at 8:30 a.m. with some fishing lessons from Missouri Department of Conservation. The fishing tournament will be from 9:00 a.m. to noon. We will serve a hot dog lunch from noon to 1:00 p.m. and award prizes to the child with the largest fish by length per age group for boys and girls.

RULES: One rod per child. Adults may assist in baiting and casting but the child must reel in the fish. More details will be discussed at the meeting prior at 8:30 a.m. that morning.

This event is handicap accessible. We suggest you bring lawn chairs. Porta potties will be provided. You must RSVP by Wednesday, June 7, 2017 with Heidi at 573-552-8334 or [email protected].

Horseshoe Bend Special Road District UpdateThe Horseshoe Bend Special Road District recently began a new text alert system. The goal of this system is to send 1-2 texts each week with information on when and where our road crews will be working. You can sign up for this service by visiting our website (www.hbsrd.org), texting “hbsrd” to 59925 on your cell phone or you can visit our Facebook page and click on the Join Mobile Club link.

The Road District is also looking for homeowners to join our Adopt-A-Road program. If you are interested in adopting a road please call Sarah at the district office at 573-365-2832.

DEPARTMENTS

On-Site Wastewater Treatment SystemsSpecific language in the Governing Documents of the Four Seasons Lakesites Property Owners Association, Inc. (POA) requires that the POA have a program of oversight of On-Site Wastewater Treatment Systems within the community. This Managed Plan was developed in partnership with and approved by the Missouri Department of Health and Senior Services (DHSS) who has this plan on file. In part, this plan outlines the guidelines for the design and installation of On-Site Wastewater Treatment Systems. Below is a brief synopsis of that approved plan.

• ThespecificrequirementsoftheabsorptionfieldshallbedeterminedinlargepartbasedontheresultsoftheSoil Morphology report. Absorption fields may consist of traditional pipe and gravel, Drip Irrigation or Low pressure Pipe (LPP) which will be determined by your Licensed, Registered Professional Engineer.

Safer Drivers, Safer Roads, Safer OwnersHooray for us! Recent statistics provided by the Camden County Sheriff ’s Office and the Village of Four Seasons Municipal Court indicate a decline in the number of traffic stops and municipal violations written by Deputies. The great thing about this news is that it indicates we are all being more responsible drivers and that we are taking advantage of other transportation services when we decide to go out and party at our favorite establishments. With the busy summer season upon us, the POA Board of Directors commends and thanks everyone for your consideration of our community and encourages everyone to keep up the great work.
