• VENTILATION- CURRENTLY VENTILATION IS PROVIDED BY EXISTING
OPERABLE WINDOWS.
• ENVELOPE / INSULATION UPGRADES COMPLIANT WITH IECC 2012
REQUIREMENTS FOR COMMERCIAL SPACES.
THE FOLLOWING ITEMS WILL BE UPGRADED AS PART OF THE WORK:
• A NEW AUTOMATED FIRE SPRINKLER SYSTEM AND FIRE ALARM
SYSTEM WILL BE INSTALLED SO THAT CLASSROOM SPACES DO NOT
HAVE TO EXIT DIRECTLY TO GRADE.
• A NEW FIRE ALARM ANNUNCIATOR PANEL WILL BE LOCATED IN
THE PRIMARY VESTIBULE OFF OF WASHINGTON STREET.
• A KNOX BOX / KEY VAULT WILL BE LOCATED AT THE WASHINGTON
STREET ENTRANCE DOOR.
• A WALL-MOUNTED FIRE DEPARTMENT CONNECTION WILL BE
PROVIDED ON THE WASHINGTON STREET SIDE OF THE BUILDING.
• CRASH BARS / PANIC HARDWARE DEVICES WILL BE ADDED TO EXIT
ACCESS DOORS.
• GUARD RAILINGS IN EXISTING FIRE STAIRS AND AT THE ACTIVITIES
AREA WILL BE BROUGHT UP TO 42" AFF.
• A NEW HIGH-EFFICIENCY HEATING AND COOLING SYSTEM WILL BE
INSTALLED TO REPLACE EXISTING ELECTRIC BASEBOOARDS AND
WINDOW AIR CONDITIONERS.

6. EXISTING RESTROOM FIXTURES AND CASEWORK TO

DEMOLITION PLANS.
7. EXISTING ELECTRIC BASEBOARD RADIATORS AND
CONTROLS SHALL BE DEMOLISHED. WIRING SHALL
BE REMOVED AND CIRCUIT BREAKERS SHALL BE
REPLACED WITH BLANKS.
8. EXISTING FLOORING SHALL REMAIN AND BE
PROTECTED DURING ALL CONSTRUCTION
ACTIVITIES.
9. THE BUILDING WILL BE OCCUPIED DURING
CONSTRUCTION. CONTRACTOR SHALL MAINTAIN
EMERGENCY EGRESS THROUGHOUT DEMOLITION
AND NEW CONSTRUCTION WORK. ALL EXITS SHALL
BE READILY ACCESSIBLE AT ALL TIMES.
10. OBEY ALL CODES, STATUTES AND LAWS AS
APPLICABLE TO DEMOLITION WORK IN AN
OCCUPIED BUILDING AND FOR REMOVAL OF
MATERIAL, INCLUDING OSHA REGULATIONS.
11. DISPOSE OF ALL UNWANTED MATERIALS AND
OTHER DEMOLITION DEBRIS OFF SITE PER
APPLICABLE CODES AND REGULATIONS.
12. CORE / TRENCH EXISTING EXTERIOR WALL & FLOOR
FOR FIRE PROTECTION SERVICE AND PLUMBING
WORK AS REQUIRED. COORDINATE WITH
MECHANICAL, ELECTRICAL AND PLUMBING
REQUIREMENTS & REFER TO MEP DRAWINGS.
13. EXISTING FIRST FLOOR CEILING GRID AND LAY-IN
TILES TO BE DEMOLISHED THROUGH-OUT AS
REQUIRED TO ACCOMODATE NEW HVAC AND FIRE
PROTECTION SERVICE. ALL EXISTING LIGHTING
FIXTURES SHALL REMAIN IN PLACE. THE GENERAL
CONTRACTOR SHALL PROVIDE TEMPORARY
HANGERS AND/OR SHORING AS REQUIRED FOR
LIGHTS TO REMAIN.
14. EXISTING LIGHTING WILL BE UPGRADED BY THE
OWNER UNDER A SEPARATE CONTRACT. THE
GENERAL CONTRACTOR SHALL COORDINATE HIS
WORK WITH THE OWNER'S LIGHTING
SUBCONTRACTOR SUCH THAT ALL CEILING, HVAC,
FP, AND LIGHTING WORK IS COMPLETE PRIOR TO
SUBSTANTIAL COMPLETION.
15. EXISTING SECOND FLOOR CEILINGS SHALL REMAIN.
16. EXISTING WINDOW TREATMENTS SHALL REMAIN AT
BOTH FLOORS. GENERAL CONTRACTOR SHALL
PROTECT BLINDS AND SHADES DURING
CONSTRUCTION AND CLEAN PRIOR TO
SUBSTANTIAL COMPLETION.
17. COORDINATE TEMPORARY REMOVAL OR STORAGE
OF EXISTING FURNISHINGS, OFFICES AND PLAY
EQUIPMENT WITH OWNER
18. PATCH, REPAIR AND FINISH EXPOSED AND DAMAGED
SURFACES TO MATCH ADJACENT SURFACE UNLESS
NOTED OTHERWISE.
19. GENERAL CONTRACTOR TO VERIFY AND COORDINATE ALL
DIMENSIONS AND WORK OF ALL TRADES PRIOR TO
BEGINNING WORK.
20. CAP AND MAKE SAFE ALL EXISTING HVAC, GAS,
PLUMBING SUPPLY, WASTE, FIRE PROTECTION, AND
ELECTRIC LINES TO BE ABANDONED. COORDINATE
DISCONNECTION WITH OWNER, ARCHITECT, AND
ENGINEER.
21. SHOULD ANY EXISTING WALLS AND CEILINGS WHICH
WERE NOT SCHEDULED TO BE DEMOLISHED BECOME
DAMAGED DURING CONSTRUCTION, THE GENERAL
CONTRACTOR SHALL PATCH, REFINISH OR REPLACE THE
DAMAGED SECTIONS AS REQUIRED IN ORDER TO OBTAIN
A UNIFORM AND UNFLAWED FINISH. PATCHED
SURFACES SHALL BE INDISTINGUISHABLE FROM
UNAFFECTED AREAS.
22. COORDINATE THE EXACT LOCATION OF DUMPSTERS,
CHUTES, AND MATERIALS STORED AT GRADE (IF ANY)
WITH THE ARCHITECT AND BUILDING OWNER IN THE
FIELD, PRIOR TO PLACEMENT.
23. COORDINATE ACCEPTABLE USE OF STAIRS, HALLS,
COMMON SPACES AND ENTRY / ACCESS DOORS INTO
AND OUT FROM THE WORK AREAS DURING
CONSTRUCTION WITH THE BUILDING OWNER AND
TENANTS IN THE FIELD PRIOR TO START OF WORK.
PROTECT SUCH SPACES AS REQUIRED.
24. THE GENERAL CONTRACTOR IS TO VERIFY AND
COORDINATE ALL DIMENSIONS AND WORK OF ALL
TRADES PRIOR TO BEGINNING WORK.

28. GENERAL CONTRACTOR IS RESPONSIBLE FOR ALL
TEMPORARY PARTITIONS IN ORDER TO ISOLATE WORK
ZONES, WEATHER-TIGHT, AND AS DICTATED BY PHASING
AND OCCUPANCY. SUBMIT FOR ARCHITECT AND OWNER
APPROVAL, A PLAN AND SCHEDULE SHOWING THE
VARIOUS TEMPORARY PARTITIONS, TYPES, DOORS,
LOCATIONS, AND WEATHER-TIGHT MEANS AND
