When the A-train goes by orsirens can be heard wailing fromthe nearby fire station, visitors toHoochie’s Oyster Bar will betreated to $1 beer when therestaurant opens on Bell Avenuein the next few weeks.

Owner John Blackwood saidThursday that Hoochie’s willoffer a relaxing atmospherewhere people can just hang out,listen to live music and enjoyseafood.

Blackwood has been workingon revamping the old yellowhouse since last October with hisbusiness partner, Sam Solomon.Building the new patio tookabout a month and half,Blackwood said, but construc-tion was simple otherwise.

The only difficult thing aboutopening his business, he said, isnot having a business phone linejust yet.

El Chapparral Grillecelebrating 10 years

The owners of El ChaparralGrille are celebrating 10 years inbusiness this month.

The business, co-owned byManuel Perez and his wife,Belinda, has been at 234 E.McKinney St. since 2008, whenit moved from its Cedar Streetlocation.

DCTA officials beginpublic meetings

Denton CountyTransportation Authority offi-cials began a series of publicmeetings Monday night to dis-cuss recent community surveyresults. The results gave the

agency customer feedback aboutbus and rail services as well assuggestions for changes. Agencyofficials spent the meeting, heldin the community room of theDowntown Denton TransitCenter, going over some of thesuggested changes and whatthey could do and would have todo to make them happen.

Recent ridership stats werehighlighted as well as resultsfrom the community survey.

There were nine key findingsin the survey summary pertain-ing to bus and rail services, andcustomers’ level of satisfactionwith a number of areas, alongwith proposed future actions forthe agency to take, such asadding midday rail service.

City Council to buy landnear City Hall East

The Denton City Councilvoted Tuesday to buy land acrossfrom City Hall from the countyin a deal city leaders hope leads

to more economic developmentopportunities downtown. Thecouncil voted 6-1 to spend $1million on a 2-acre property atthe southeast corner ofMcKinney and Oakland streets.

The property is home to sev-eral buildings, including the for-mer Denton County tax office,an adult probation intake officeand a vacant home.

City officials have no set plansfor the property but were inter-ested in it because of its proxim-ity to City Hall, the Civic Center,Quakertown Park and thedowntown transit station. Thecity could end up building itsown facilities there, selling theland or using it as leverage innegotiations to attract privatedevelopment, City ManagerGeorge Campbell said.

In the past, they had to visitthe Denton Central AppraisalDistrict office and searchthrough microfiches of tax rollsto find what they needed. Now,the Kurzes say, technology hasimproved their work, bringing

The award is the highest honor a mul-tiple line general agent can earn, and it ispresented for overall sales excellence bythe agency in 2011.

The North Texas State Fair Associationannounced this week the election of anew slate of directors.

R.D. Martin, president of the associa-tion, last year announced plans to retire.He has served in the role since 2005.

“The retirement presented the associa-

tion with the task of forming a new exec-utive board,” association officials said in arecent news release.

The North Texas State FairAssociation’s new officers are: CarlAnderson, president; Mark Foster, LayneBrewer and Jim Fykes, vice president;Mickie Blagg, secretary; Harry Hall,treasurer; and R.D. Martin, past presi-dent. The association’s board includes BillAllen, Eddie Ary, Robert Bell, DannyBrumley, Don Fischer, Richard Fisher,Walt Garrison, Richard Hayes, WayneJohnson, Bobby Jones, Larry Kish, JeffKruger, Mickey McNary and DaleMcNight.

Glenn Carlton, the association’s execu-tive director, said in the release that theboard has “always worked very welltogether and within this community,”which he doesn’t expect to change.

Roxanne Wilson will be the executivedirector of the Rosewood Assisted Livingand Memory Care Community that willopen in Flower Mound later in the fall.

Wilson has 20 years of experienceworking with seniors, most recently own-

ing and operating two personal carehomes in Lantana. Before joining

Rosewood, Wilsonopened Rambling OaksCourtyard AssistedLiving Residence andAtria Flower MoundAssisted Living, nowknown as Flower MoundAssisted Living, a newsrelease said.

Wilson graduated from CentralMichigan University in 1983 with bache-lor’s in social work. She moved to Del Rioto work at a community hospital, and fiveyears later, took on an administration roleat Colonial Hills Hospital, a satellite com-munity center in San Antonio. She waspromoted to program director of the hos-pital’s addiction program.

Wilson managed the partial hospital-ization program at Twin Lakes Hospital,a sister hospital to Colonial Hills. By May1992, she began her career working withseniors from nursing homes, rehabilita-tion centers and then assisted living.

In her new position, Wilson will alsowork with Judy Foree, director of com-munity sales for Signature Senior Living,

the parent company of RosewoodAssisted Living and Memory Care, andKim Lyles, the community’s sales direc-tor. Rosewood Assisted Living andMemory Care Community will be locatedat 4141 Long Prairie Road in FlowerMound and is expected to make at least40 hires.

The Crouch Group announced thisweek Kim Burns has joined the companyas business development representative.

Burns will spe-cialize in customized tra-ditional and new mediastrategies while workingwith new and existingCrouch Group clients.

A graduate ofUniversity of NorthTexas, Burns earned herbachelor’s in merchan-

dising and a minor in business in 2003,according to a news release. She is also acertified educator in business and physi-cal education, having spent the last fiveyears with the Denton school district.

“A PURE PAY-FOR-PERFORMANCE PRIVATE INVESTMENTPARTNERSHIP”

As value investors, mybusiness partner and Iare voracious readers of

many publications and viewersof financial media. Keepingwell-informed is crucial foridentifying risks and generatingnew investment ideas. At thesame time, we must always beskeptical in how we consumefinancial news. The sensational-ist financial news media thriveson stoking investors’ emotions ofgreed and fear rather than trulyinforming them. It’s no coinci-dence that CNBC got its best

ratings in the height of the 2000dot-com bubble and in thedepths of the 2008 financial cri-sis. Furthermore, since themedia’s bread is buttered byadvertisements from Wall Streetbrokers, they deliberately feedan irrational urge for excessiveand wasteful trading activity.

While most of the inane chat-ter is quite forgettable, there are

moments that are ridiculousenough to cause us to chuckle.Consider the following exchangeabout Microsoft a few weeks agobetween the host of a CNBCprogram and a Citigroup finan-cial analyst.

Host: “Microsoft is at 4 1/2year highs and poweringahead…Why the push into the30s? Can it stay there?”

Citigroup Analyst:“Institutional investors told methey were happy to see the stockmove up 10 to 15 percent beforethey jumped onboard. You’veseen that move and folks areusing the stock to keep up withtheir benchmark… Perhapsthere is more forced buying.”

Think about it: If you werelooking to buy a car, would you

insist on waiting for the autodealer to raise the price by 10to15 percent before you agreedto buy?

No, because that would becrazy!

What the Citigroup analystinadvertently admitted is thatmost institutional investors arelemmings. Rather than sticktheir neck out and buy anunloved company when it’s abargain, they wait for it tobecome more popular andexpensive. Even more absurd isthe fact that these institutionalinvestors feel “forced” to buy astock just because its price hasgone up a lot! Such muddledthinking is commonplace in thefinancial industry and actuallygives clear-headed, long-term

oriented investors a real edgeover the so-called Big Money.

A more harmful situation iscreated by financial news hostswho fail to be critical when theirviewers need them to be. Byearly 2011, Netflix stock had sky-rocketed to the overpriced levelof over $200. At that price,Netflix was valued at a lofty 80times its annual earnings, andfive times sales. (As a point ofcomparison, the stock of TimeWarner Cable was trading atabout 13 times earnings, and 1.2times sales at the time – close tothe fair value of its underlyingbusiness.)

on the company’s profits andgrowth prospects, as readers ofthis column will recall. Yet JimCramer, the host of CNBC’s“Mad Money” show, and a bigpromoter of the company, tookthe speculative mania aroundNetflix stock to a ridiculous newlevel when he gushed:

“There is going to be a valua-tion revolution in new mediastocks like Netflix! Once thesocial media companies comepublic, their sky high prices willaffect so many other valuations.The animal spirits are reallygoing to kick in and take awhole bunch of tech stocks to anew level of momentum. WhenLinkedIn comes public, it will betrading at 10 times sales.Compare that to Netflix, a betterbusiness than LinkedIn, is onlyat 5 times sales! So when peo-ple start using LinkedIn as acomparison, Netflix stock shoulddouble! Facebook might IPOat 20 times sales! But let’s beconservative and use 10 timessales for Netflix … Netflix shouldbe at $415.”

Rather than warning viewersabout Netflix’ overvaluation, hechose to excite their greed bycomparing it to stocks that wereeven more ridiculously over-priced! The story did not endwell. Reality eventually caughtup with Netflix, and the stockcratered to under $70.Cramer’s later issued a meaculpa that was little consolationfor his viewers who bought intohis cheerleading for Netflix.

Some of the most dangerousutterances we have heard onCNBC are those stated solemnlyand authoritatively by top publicofficials. Consider the followingexchange between CNBC hostMaria Bartiromo and BenBernanke, the powerfulChairman of the FederalReserve, about rising houseprices in mid-2005:

Bartiromo: “Many economistssay this is a housing bubble, andthat this bubble could burst andeven cause a recession. What isthe worst case scenario if we seeprices come down substantiallyacross the country?”

Bernanke: “I guess I don’t buyyour premise. It’s a prettyunlikely possibility. We’ve neverhad a decline in house prices ona nationwide basis... Houseprices will slow and stabilize…but I don’t think it will drive theeconomy too far from its fullemployment path…I am confi-dent that bank regulators willpay close attention to the kind ofloans that are being made…thisis a localized problem and notsomething that will affect thenational economy.”

This was just one example ofthe ridiculous blindness ofBernanke and the Fed to themassive housing bubble that ledto one of the worst financialcrises and recessions in history.Even today, the Fed refuses toacknowledge its central role infueling this bubble through laxoversight of reckless banks andlow interest rates. (Of course,the recent Dodd-Frank legisla-tion rewarded the Fed’s incom-petence by giving it vastlygreater bureaucratic and regula-tory powers).

Bernanke’s Fed continues tosteal from savers through ultra-low interest rates, print trillionsof dollars and debase our cur-rency, all in the name of “stimu-lating” the economy out of arecession largely of its own mak-ing. They continue to insist thatinflation is low even though gasprices and rents are soaring.My business partner and I havepositioned our fund portfolio toprotect our partners from suchpolicy makers by owning stocksof businesses with pricing powerand hard assets that shouldthrive under rampant inflation,even as cash and bonds get deci-mated. We’ve watched too

Sterling Fry Street nets first retailerBy Dawn Cobb

Potbelly Sandwich Shop was onDenton’s list of businesses to attract, andnow it can be checked off.

The eatery, with more than 200 loca-tions, including 38 in Texas, will open inthe Sterling Fry Street development atFry and Hickory streets, said BrianDinerstein, executive vice president ofdeveloper The Dinerstein Cos.

The restaurant is the first retailer toannounce plans to move into the multi-story complex. Sterling Fry Street willfeature 194 apartment units with 614beds and 38 retail locations — all expect-ed to be open by August and the start ofthe fall semester at the University ofNorth Texas.

Restaurants likely will fill most of thesix slots, Dinerstein said.

“That’s where the bulk of the demandhas been,” he said, “considering it’s a stu-dent project.”

Retailers are interested in tapping intothe estimated 34,000 students attendingUNT, which sits diagonally across thestreet from the complex, he said.

“All of the retail is kind of interesting,student centric-type stuff,” Dinersteinsaid, adding that the focus on restaurantswas anticipated.

“We’ll create a mini restaurant row forthe students,” he said.

Potbelly offers sandwiches, soups andsalads, catering to those who want it allas well as those who’d like less fat or pre-fer a vegetarian fare. Prices range fromthe $4 “Skinnys” sandwiches to the $6.95Uptown Salad, with a variety of sides,shakes, malts, smoothies and drinks.

Erica Sullivan, economic developmentanalyst for the city of Denton, says she’s

been to one of the 22 Potbelly shops inthe Dallas-Fort Worth area.

“I really liked it,” she said. “We’ve alsotried to recruit them.”

The restaurant’s concept, whichincludes live music performances, workswell in Denton, Sullivan said. “It’s a goodasset for Denton.”

The premise behind Potbelly, started in1977 in a Chicago antique store, is statedsimply on the back of its menu: “It’s aplace where folks gather to grab toastedsandwiches and freshly prepared salads,catch a local musician, enjoy a hand-dipped shake and maybe even make

some new friends.”While traveling, Karen Dickson would

make it a point to get a Potbelly sandwichat Chicago’s O’Hare InternationalAirport.

“I am thrilled to death to get one so Idon’t have to go to O’Hare Airport to geta Potbelly sandwich,” said the vice presi-dent of economic development for theDenton Chamber of Commerce. “It’s anice place for the students to go.”

About four years ago, Dickson traveledto the annual International Council ofShopping Centers conference in LasVegas, where she picked up Potbelly’s cor-porate contact information. Upon return-ing to Denton, she contacted the compa-ny.

“I got contact info and wrote them aletter and asked them to put Denton ontheir radar screen,” Dickson said, addingthat while she never heard a reply, she’sglad they’re coming to town.

“I’ve wanted a Potbelly Sandwich herefor quite a while.”

Renting at Sterling Fry Street is on the rise as crews brick the exterior of the complex.“We’ve had a real uptick in the last 10 days,” said Brian Dinerstein, executive vice

president of The Dinerstein Cos. The complex is about 45 percent leased, he said, andthe company expects leasing activity to be fast-paced through June.

The project replaces an eclectic block of shops and restaurants razed in 2007 as partof an ill-fated development proposed by Houston-based United Equities Inc. The proj-ect died after a divided City Council rejected a drive-through lane for a proposedanchor tenant. Dinerstein picked up the property, and a new proposal was approved in2010 for the four-story apartment buildings with ground-level retail surrounding afive-story parking garage on the 4.3-acre lot.

Texas Health Resourcesannounces changes

Officials with Texas HealthResources announced this weekchanges in its leadership andgovernance structure with theaddition of two positions and anew model for the hospital sys-tem. The two new positions -chief operations officer and chiefclinical officer - will have jointresponsibility for executing thenext phase of the 10-year strate-gic plan launched in 2006,according to a news release.

In addition to new positions,the hospital system alsolaunched a new dyad leadershipmodel that transformed theorganization from a hospital-centered system to a well-con-nected and coordinated systemof health services; one that willstrive to help people to behealthy and also expertly treatdisease.

“This is a significant step inour 10-year journey to become ahealth care system that excels atmanaging the health of groupsof individuals by tailoring indi-vidual care plans that treat thewhole person and emphasizeprevention, well-being andexpert medical care when need-ed,” Doug Hawthorne, CEO ofTexas Health Resources, said inthe release.

Hospital officials said TexasHealth Resources started thetransformational path yearsbefore federal health carereform legislation passed.

The hospital system will alsocreate operations leaders andclinical leaders at each of itsthree geographic zones - North,Southeast and Southwest.

“The Texas Health ResourcesBoard of Trustees - all volun-teers chosen from among theleaders of the community - willcontinue to be responsible forfinancial and operational strate-gies and success measures as ithas since the company wasformed,” the release said.

Hospital community boardswill continue to focus on over-seeing local quality, safety andmedical staff credentialingrequirements, as well as com-munity health, communityadvocacy and philanthropicefforts.

Additionally, the Texas HealthPresbyterian Foundation andthe Texas Health HarrisMethodist Foundation will beconsolidated into one TexasHealth foundation, the releasestated.

Texas Health Resources isone of the largest faith-based,nonprofit health systems in theUnited States.

Spring arrived a bit early this yearbut local nursery and greenhouseowners aren’t complaining.

After last year’s drought, the lush greengrass, fairly regular rainfall and boldbluebonnets lining the highways are awelcome sight to both homeowners andthe businesses who supply them.

And people are ready to get back out intheir gardens to make up for last year’sdry, dead look.

“I can’t get stuff ready fast enough,”said Robert Strawn, who grows the flow-ers and plants for Four Seasons Nurseryon University Drive.

What Strawn would normally be get-ting ready for April he sold a month agoand he is trying to turn around moreproducts as quickly as he can grow them.

BLOOMING BUSINESSMichael Nack II, the Four Seasons

Nursery owner’s son who works in sales,calls it a “weather-generated” businessand last year’s drought took a toll, he said.

But the early spring season has madenursery and greenhouse owners hopeful.

On a recent Friday afternoon, peoplewere buying cartfuls of brightly coloredplants from the nursery.

Nack said business has been coming inwaves. And business is going well com-pared with the month of April in previousyears, he said.

“This year sure was sped up,” he said.“It really took a lot of people off guard.”

Across town, phones were ringingalmost non-stop on the same afternoonat Noles Enterprises LLC, which sellsrock and stone as well as sod, plants,

shrubs and trees.People were calling and stopping in to

see if they could get sod, but the store wasout until the next day’s truck, owner JohnNoles said.

During the first week of April, Nolessold 12 semi-truck loads of sod—216 pal-lets.

“We try to sell it [the sod] every day soit’s fresh,” Noles said. He doesn’t sell theannual color but makes 30 percent of hisgross income off of his sod sales.

“We hope to make up what we lost lastyear,” he said.

He’s had more business during the firstweek of April than he did in January andFebruary, Noles said.

Many people come to NolesEnterprises, which has been open for 35years, to redo the landscaping that was

initially done on their property. Eighty-five percent of his business is

re-dos, he said. “We have very little new construction,”

he said.Just across the street from Noles

Enterprises sits Meador Nursery, off ofFort Worth Drive, where the parking lotwas full of people stopping in to see whatthe nursery could do for their landscapesand gardens.

Steve Farmer, who is in charge ofdesign and sales for Meador, said thespring season thus far has been steady.

“Instead of having a really slow winterand jumping into a fast-paced spring, wegraduated into it,” Farmer said.

In the middle of town, sta-tioned in front of the GoldenTriangle Mall, where it’s been for13 years, Rainbow Plant Sales isselling the colorful annual plantsthat dot many a homeowners’landscapes across the city.

Kimberlee Miner, the nurserymanager, said this year sheopened the store a week earlybecause of spring’s early arrival.

And she was happy to do soafter the heat and drought of theprevious year.

“It was a little rough last year,”Miner said.

Business this year has been alittle bit more than usual, shesaid, but not much.

HEAT RISINGThe good news is an early

spring doesn’t necessarily signalan early summer.

There is no correlationbetween the two, said JesseMoore, meteorologist with theNational Weather Service.

The Dallas-Fort Worth areatends to have between 15 and 20days of 100 degree tempera-tures, he said. The first one isusually sometime in July andthose temperatures will lastthrough August, he said.

Once those temperatures hitthe 100-degree mark, people’smotivation to get out and gar-den diminishes. And along withthat the business for local nurs-eries and greenhouses diminish-es.

Farmer, with Meador Nursery,said last year the weather turnedhot earlier in the season.

“As long as the weather does-n’t get to 105 [degrees] by May,I think we’ll be OK,” he said.

Rainbow Plant Sales is openfor two seasons, from March toJuly and September toDecember, when it is sellingmums, pansies, cabbage andhanging baskets — the fallfoliage favorites among buyers.

And Miner will stick to thosemonths unless the weather getshot fast and business slows waydown, she said. Business usuallystarts to slow in mid-June, shesaid.

Business at Four SeasonsNursery also begins to slow inJune, Nack said, adding heunderstands why some nurseryclose completely for a couplemonths before the fall seasonbegins.

Even when it starts to get hotpeople continue to landscapebut it’s usually xeriscape, Nacksaid.

For Noles Enterprises, busi-ness normally starts to slowdown around the Fourth of July.But it’s not the heat that affectsbusiness — it’s lack of rain,Noles said.

“That’s the most scary thing tomy business,” he said.

WEEDSRain hasn’t been scarce this

winter season like it was the pre-vious year.

And while increased rain isgood, especially after last year’sdrought, it has caused weeds tobe a real problem this spring,said Moore, the meteorologist.

The wet ground helped theseeds germinate, Moore said,“thus you get lots of weeds.”

The Dallas-Fort Worth areaalso didn’t have the normalnumber of freezes this past win-ter.

An average winter for theDallas-Fort Worth area has 33freezes between the months ofDecember and February, Mooresaid.

At the DFW Airport, theNational Weather Serviceclocked 14 freezes for that timeframe, Moore said.

“One of the fewest freezes wehave had in a season,” he said.

The area was three degreesabove normal for the wintermonths, Moore said. Four or fivedegrees above or below thenorm is significant, he said.

Denton tends to be colder andtherefore had more freezes,Moore said. What kills mostoutside vegetation is when it is28 degrees or below, he said.

In January and December,Denton had seven days each oftemperatures 28 degrees andbelow, according to data fromthe National WeatherService.February tallied a totalof three days.

Downtown Denton ‘living room’ of community

the city’s director of economicdevelopment to say adding anew hotel to the currently “frag-ile” lodging environment wouldpull revenue away from existingones.

The proposed project wouldbe built on property owned bythe University of North Texasand include a 250-room, full-service hotel, which wouldeither be a Hilton EmbassySuites or a Marriott, and a sec-ond 100-room hotel. It wouldalso include a city-owned con-vention center. The projectwould be a partnership betweenUNT, Missouri-based O’ReillyHospitality Management LLCand the city of Denton. Noagreement has been reached.

In their February letter toLinda Ratliff, hoteliers said thatunder different circumstances,they would welcome the pro-posed hotel.

“However, the Denton marketis not ready for such a project,”the letter stated.

Hotel owners’ concerns arethat the new hotel will add to analready overabundant supply ofrooms in Denton and drawprospective customers from theexisting hotels.

“The Denton market is run-ning only at 54 percent occu-pancy,” according to the letter.“This means that, on average,there are over 1,000 emptyrooms in Denton every night.”
