Private residences consume lots of energy. The Energy Information Administration says that Americans are increasing their electricity consumption at home, with some homes even using more energy than small businesses. The EIA says that on average a home uses between 936 and 1,000 kilowatt-hours of electricity each month. There is also a heavy reliance on natural gas, one of the primary fuels used to heat homes. On average homes use 100 million BTU for heating and cooking needs per year.Thousands of dollars are spent every year on home heating, cooling and electric-ity needs, but there are many different ways to conserve energy. This includes using alternative energy sources that may be better for the planet and more cost-effective for the average homeowner.When considering green energy, many homeowners think of solar panels, which currently account for .01 percent of all electricity used in homes across the United States. However, solar power could provide as much as 10 percent of that electricity by 2025. California leads the nation with the most solar projects to date, but homeowners across the country are considering solar panel additions to their homes. While the initial cost of solar panel installation can be consider-able, the panels generally pay for themselves in energy savings within a few years of installation. Also, some solar power companies now allow homeowners to rent the photovoltaic panels, which can cut down on the cost of installation.Choosing green energy may not involve any effort on the part of the homeowner. In fact, there are many different companies that work in conjunction with tradi-tional energy suppliers so that a portion of the energy supplied to homes comes via an alternative energy source. Companies like Viridian Energy (www.viridian.com) enable homeowners to switch a certain percentage of their energy usage to renewable energy. The company says that their collective impact has reduced total carbon emissions by 478,000,000 pounds, saving roughly 5 million trees and 24 million gallons of gasoline as a result. Homeowners who choose this op-tion will still receive the same bill and must still open an account with their local utility companies. Delivery of the energy to that local utility changes, but consum-ers won’t have anything to do with that process.Homeowners interested in making any other changes for energy savings can sign up to have an energy audit. Conducted through a utility provider or a third-party organization, energy audits assess many things in the home. Appliances are examined, as are insulation and the types of windows and doors used in the home and an inspector will check the home for drafts. A report is generated, and homeowners are provided recommendations as to how they can improve their home’s energy effi ciency. Making such changes may make homeowners eligible for tax breaks or even rebate incentives while reducing the cost of their monthly utility bills.Homeowners hoping to embrace green energy have many options at their disposal. It’s just a matter of researching those options and taking the initiative to make changes.

Every living thing on the planet requires water to survive. Without water, life as we know it would quickly perish. Despite the importance of water, many do not think ahead to what would happen if water supplies dwindled. To avoid such a fate, it’s best to begin conserving water whenever possible.

Though estimates vary, most people use between 80 to 100 gallons of water each day. So many daily necessities require water use. By making a few changes here and there, it’s possible to considerably reduce the amount of water we waste each day.

1. When hand-washing dishes, don’t let the tap run. Fill up the sink and wash them that way then rinse afterward.2. Wash clothing only when the entire machine is full.3. Adjust sprinklers so that only the lawn and shrubbery are watered -- not the driveway or sidewalks. Or invest in a drip hose that waters the roots only and saves water.4. Invest in rain barrels that can collect water from downspouts on the home.5. Water in early morning and early evening to avoid evaporation from the hot sun.6. Spread a layer of mulch in planting beds and around trees to keep roots moist.7. Check the home indoors and outdoors for any leaks.8. Shorten showers by a minute or two. This can save up to 150 gallons of water per person, per month.9. A taller lawn shades roots and reduces the need to water the grass more frequently.

10. Use one glass or bowl all day for food and drink to reduce the number of

items that need to be washed.11. Use a water-ef� cient showerhead to reduce water consumption by 75 percent.12. If you haven’t already done so, switch all toilets to low-� ow toilets.13. Don’t wash the car in the driveway. Visit a commercial car wash that uses recycled water.14. Turn off the tap when brushing your teeth.15. Put water-saving aerators on all faucets in the home.16. Avoid water recreation toys that require a constant � ow of water.17. Use the water conservation cycle on a dishwasher.18. Bathe young children together. Bathe a small child in the kitchen sink to avoid having to � ll up an entire bath tub.19. Report broken pipes or hydrants quickly.20. Fixed or Variable? That is the question.

Canadian home owners have almost become obsessive over the question: should I choose a � xed or variable rate?

Variable rate mortgage discounts have been cut in half or are not longer available, the � xed rates have been holding for sometime at a historical low. With mortgage rates doing things that few people expected a few years ago it makes it dif� cult to decide.

Historically, borrowers have saved money by having a variable mortgage. However, with the risk of a prominent upswing in interest rates as the economic recovery takes place, the current historically low � xed rates could prove to be the cheaper alternative.

You could spend many hours scouring economic reports and formulating an educated guess on the future of the rates, but from what we can see in today’s market the unexpected can happen. So when making your decision between � xed and variable, remind yourself that it’s not always about the rate.

A person’s circumstances should dictate which mortgage they choose. The decision should also be part of a larger � nancial plan. Ask yourself these questions: How long do I intend to stay in this home? What will my � nancial and or personal position look like in the near future?

So how do you make a decision? Here are few considerations when deciding:

1. Financial - Because variable-rate mortgages inherently have more risk, you need to know whether you are � nancially sound. Is your income stable, Debt reasonable? Do your Assets give you liquidity if cash � ow gets tight? And is your Sensitivity to risk low or high?

2. Breaking contracts early - People often break their mortgages early, maybe for re� nance, selling, marital splits, or just changing for a better rate. There are

penalties for getting out of a � xed mortgage early. Penalties on variables are generally lower calculated using a 3 months interest, whereas � xed mortgages often are calculated using the interest rate differential, which in some occasions can be very high. If there’s a chance you’ll re� nance or break your mortgage, a variable may cost you less.

3. Flexibility – Variable mortgages give you the option to change your mind and lock into a � xed rate at anytime. This can be both advantageous and risky as it means you have to try and time the market.

4. Alternatives – Consider your alternatives. The � ve-year � xed and the variable rates are not the only options. Look at the shorter � xed-terms if that’s what you require. You can also diversify rate risk with a hybrid mortgage – one that has a � xed portion and variable revolving portion.

5. Comfort of knowing - A � xed mortgage with a good rate means there’s less need to monitor the interest rate market. You know exactly how much interest you’ll pay and how long it will take to pay your mortgage down. Variable-rate borrowers, on the other hand, must ride the rate roller coaster and tolerate some anxiety.

So when the real estate section is calling and you’re trying to decide whether to choose � xed or variable, instead of scouring the business section for unreliable interest rate forecasts, look at your overall � nancial plan and seek a mortgage professional to help you consider your options.
