    FEE PROPOSAL:

    r Fee for offices based on 6,5% of the cost of the project based on R 3 000.00 p/sqm.

    STAGES OF PAYMENT FOR PLANS:

    WORK STAGE ONE:

    Design appraisal and concept (30%)

    - Concept plan

    WORK STAGE TWO:

    Approval of sketch plans and design concept (30%)

    - Alterations to WS 1 plan and

    - 3-d concept model

    WORK STAGE THREE:

    Design development and working drawings (40%)

    - Construction drawings

    WORK STAGE FOUR:

    Contract Administration not included ( see attached page)

    SERVICES PROVIDED FOR IN THIS AGREEMENT:

    I will undertake to do the following:

    1. Initial visit to the site to establish natural landscape features, view, orientation and accessibility.

    2. Sketch plans for clients approval in order for cost estimates to be done.

    3. Plans for tender documentation to be compiled.

    4. Five full sets on construction drawings will be included.

    5. Electrical light and plug point layout and drawings.

    6. Ceiling bulkhead and floor tiling layouts.

    7. 3-Dimensional computer model to indicate concept and basic aesthetic appearance.

    CONDITIONS:

    Once drawings have commenced and drawings are stopped by the client at any stagethereafter, the fees will be calculated prorate for work done.

    No additional fees will be charged to changes to sketch plans, unless it can be shown to be acomplete redesign requested by the client, after revision on original sketch plans have been

    made.

    Sketch plans need to be finalized within two weeks from date of presentation of concept. Anychanges thereafter will be charged at R 750 per hour.

    Only one revision will be done to the 3-d model at the time of finalizing work stage 2, anyfurther updates to the 3-d will be charged at a rate of R 500 per hour or part there of.

    Any changes to final drawings will be done, if required, at the cost of the client, at R750per/hour. FMA will not take responsibility for errors to drawings as a result of these changes.

    Cost of plotting and copying prints will be for clients account. No Engineers drawings are included in this price. As built drawings will be done, if required, at the cost of R750 per/hour. No VAT is included in this price. The deposit amount is kept as a retainer and refunded in full at the completion of the working

    plan stage.

    The client will submit the building plans to the council, using one of three Council runners,which we will recommend. The client will be responsible for the cost of this runner, which is

    estimated to be R1 500.

    An annual 10% increase in fees will automatically be calculated from date of contract. All travel cost will be paid by the client, in the event that travel is required (>50 km radius).

    Developers note: Any risk work undertaken on projects will be subject to the following conditions:

    o Should the project be sold off, payment for the plans will be due.o Should the scope of the work be altered FMA will be given first option on the new

    work. Failing this FMA must be paid for work completed.

    o If the stand is sold FMA will be paid up to work stage completed from the salesamount.

    SITE INSPECTIONS AND CONTRACT ADMINISTRATION:

    Standard monthly fee R 9 000.00 p/m excl vat.

    SERVICES PROVIDED FOR IN THIS AGREEMENT:

    1. A schedule of finishes and not a specification document will be included.2. Drawing coordination between professionals for sewer, water, storm water and

    fire consultants.

    3. Tender documents will be issued to selected contractors to compile tenders.4. Closing dates for tenders will be set, on this date the tenders will be open.5. All tender amounts will be recorded, and tenders evaluated.6. Contractors will be checked for financial stability and references obtained.7. FMA with the client will inspect selected projects presented by the contractor to

    judge quality of workmanship if required.

    8. The selected contractor will be appointed by signing the JBCC contract. At thispoint the construction period will be negotiated and penalties discussed.

    9. Nominated and selected sub-contractors documents must be signed andguarantees delivered.

    10. Construction guarantees will be secured from the main contractors, unlessretention is selected by the contractor and client.

    11. Date to hand over the site will be made and the client with the contractor andFMA will be present on site.

    12. Site inspections will commence once weekly on site with a walk through, meetingwith the respective trades on site. The client must preferably be present at one

    meeting per month.

    13. Site minutes will be taken at every meeting, and architects instructions recorded.14. The quality of work will be evaluated, checked and rectified.15. Progress of the work by the main contractor will be monitored.16. The coordination of trades and arranging and ordering of materials remain the

    responsibility of the main contractor.

    17. At the end of every month FMA will evaluate the work done during the pastmonths construction.

    18. When the project has reached practical completion, FMA will issue a practicalcompletion checklist.

    19. No materials will be ordered for the client or contractor.20. In the event that the project continues beyond the allocated period, the owner will

    be liable for the monthly administration fee to FMA, payable until the competition

    of the project.

    21. The owner takes FULL responsibility for any unforeseen circumstances that mayarise from commencing building BEFORE approved plans have been received from

    the council.
