THE GRAND CHELSEA CONDOMINIUM HOUSE RULE ACKNOWLEDGEMENT FORM

J HEAREBY ACKNOWLEDGE THAT I HAVE READ AND WILL ABIDE BY .t..LL HOUSE RULES FOR THE GRAND CHELSEA CONDOMINIUM. House Rules are strictly enforced by the building', management. Persistent lack of compliance may be considered a breach of the Lease agreement and may result in punitive act10n being taken by the Grand Chelsea Board of Managers upon Tenan t(s) and/ or Landlord.

In addition to all House Rules and any other lease agreements. the Board wou1d like to call special attention to the following policies:

1. All noise restrictions are strictly enforced Frequent reports of excessive noise aod disturbances to other residents will be investigated and may result in punitive action being taken by the Board of Managers.

2 If Tenant is found to be jeopardizing the peace or safety of other residents, immediate action will be taken by the Board of Managers with the Tenant and Landlom/ Owner.

3. For emetgency and informational purposes, Tenant must inform building management of all pets (except for fish) being kept by Tenant in the apartment Of special note, Tenant must not allow his/her dog(s) to urinate on the sidewalk anywhere in front of the building.

4. Moving furniture, fixtures, appliances or equipment into or out of the building must be scheduled with building management and staff~ as well as with the Landlord, and will not be permitted unless the proper protective materials are placed in the hallways to guard against damage to walls and floors. These materials (masonite fur both walls and floors, and bumpers for corners) may be ,upplied by building staff.

5. Barbecues and cooking appliances of any kind are not allowed on any balcony> terrace or outdoor space.

6. Units may not be leased by anyone other than the individual(s) named on the Lease agreement as approved by the Grand Chelsea Board of Managers. Any individual(s) other than Tenant found living in or renting the apartment will be considered illegal sublets and may be subject to immediate eviction.

7. The parties acknowledge that the Grand Chelsea Board of Managers shall have the power to terminate the Lease and bring summary proceedings to evict the Tenant in the name of the Landlord thereunder in the event of a default by the Tenant in the performance of its obligations under the By-laws or the House Rules and Regulations of the Grand Chelsea Condominium.

8. No contract wadI. will be pennitted or contractors admitted into the building unless approved in advance by the Managing Agent. (Major construction must also be approved by the Boam of Managers.)

Multiple violations of House Rules and the aforementioned policies may be considered a breach of Lease agreements and could be subject to penalties or termination ofJease,
