General Business Club President Michael Chan and Men’s Captain Mike Kerr are re-standing for their
respective positions. Ladies Captain Jenny Keehan is standing down. Board Members
Derek Locke, Mark Brandwood and Alan Young are due to retire by rotation, Derek and
Mark are seeking re-election, and Alan Young is standing down. Board Members Kathy
Goodman, Elaine McFadyen and Jim Brodie are the carry-over members.
With the Golf Committee there are two female and three male vacancies. Wendy Quinn,
Jenny Pritchard and Mike Yannakis are standing down. Amanda Cox is the carry-over
member.
Nominations for all positions have to be signed by two eligible members of the club and
delivered to the General Manager by Monday 12th
November at 5pm. Forms are

Attendance
President and Meeting Chairman Michael Chan and 88 other club
members attended the meeting. The meeting chairman extended a
welcome to all those attending making special note of the Life
Members. Mr Chan also noted and apologised that Mr John
Mewton’s name was omitted from the list of Life Members in the
annual report.
2. Apologies

3. Minutes of the
Sixth AGM
That the Minutes of the Sixth Annual General Meeting held on 21
November 2016 as circulated were a true and correct record of the
meeting.
Moved: Derek Locke/Dennis Aiken. Mr John Court maintained the
Minutes of the meeting were not accurate, this did not attract any
further discussion and the resolution was put and Carried.
Matters Arising: No matters arising.
4. Remembrance The President requested that Members be upstanding and observe one minute’s silence for Members who had passed away during the year being: Peter Simm, Geoff Danielson, Gil McGahey, Colin Brown.
5. Meeting
Procedure
President noted that the documentation and the annual accounts had not been available within the notice period of the meeting therefore a resolution was required to receive the annual report. He noted that if Members were not supportive of this approach then a further meeting could be called after the next 14-days. Mr Court commented that he believed the report had never been issued on time. That the annual report and annual financial report as circulated by email and placed on the club website and available at the meeting be received. Moved: Mike Chan/Derek Locke Carried
6. Annual Report
President’s Report: Michael Chan said he wished to make comment of some aspects of his report which had been circulated. He noted that work on the course redevelopment had stopped with the focus now being applied to the clubhouse project. He said the course playability had been outstanding through the year in particular the winter months. The opening of the Southward Coaching Centre was a further highlight during the year. Mr Chan said the new clubhouse would provide an exciting new dimension for the club. He thanked Board chairman Derek Locke for taking up the role and the Board and Committee members for their efforts. Thanks were also extended to General Manager John Freer, Alastair and Amy Sidford as Golf Services, the Course staff and the many volunteers who assisted during the year. He also thanked the members for their support and patience during the year. That the President’s Report as presented be adopted: Moved: Michael Chan/Mark Brandwood. Carried. Men’s Captains Report: Mike Kerr extended congratulations to the winning Lansdowne team along with the Men’s Otaki Cup team which finished runners-up. He was encouraged with the pre-interclub season preparation for 2018 which he said would position the club well for the coming season. He said the fact that the club had nine provisional representatives was outstanding and he extended the club’s congratulations to those members. One of the downsides to the year was that the club could not field a team for the Manawatu visit – which he said would change in the coming years. That the Men’s Captains Report as presented be adopted: Moved: Mike Kerr/Michael Yannakis. Carried Question raised by Michael Phelan was could the Golf Committee meeting minutes be posted on the club website – as they had been done in the past. Mike Kerr said this would be actioned. Women’s Captains Report: Jenny Keehan noted the survey that had been undertaken of the women members and the findings of the survey were being considered by the Committee. Also mentioned the support from the Golf Committee members and thanked them along with others who assisted with running events, team selections etc. Congratulated those involved with the club’s inaugural Lansdowne Trophy win and those who had been selected to represent Wellington – she said it was very encouraging and also encouraging seeing the number of new players coming through. Chairman’s Report: Derek Locke made reference to the recently held successful 2-Up Club event which he said was a reflection of what the club was about. It saw a large number of members playing a wonderfully organised golf event and then enjoying the social aspect after the game. He noted his desire to look ahead rather than what has happened in the past. But just like past Boards he said the challenge was with finances. Thanks were extended to the club’s main sponsors being New World Hutt City, Stevens Motors, McDonalds Restaurants, Rydges Wellington and DB Breweries. He said there were another 25 companies which supported the club and he thanked them for this support. During the year the club’s strategic plan had been reviewed with a focus on the potential increased trading from the new clubhouse. He said the club had to raise a further $400k to complete the funding for the clubhouse – a plan was in place which required membership support through the likes of debentures. He said the Board did have a land-bank option should a potential land sale be required to meet the clubhouse debt obligations. Playing perspective – the Lansdowne Trophy win was an outstanding result for the club as was the Otaki Cup placing. With the Golf Service agreement changing he said he was looking forward to Alastair and Amy Sidford becoming staff members of the club. With the finance report and budget, the critical aspect was revenue – what was highlighted was the fact the club’s operating expenditure was very consistent over the past six years. With revenue it was stressed that subscription revenue needed to increase to $1 million per annum and increased revenue was required from other club operations. The 2016 financial performance was encouraging with the likes of clubhouse performance but disappointing from membership and golf revenue. Indications are that with the realigned membership categories the club had turned the corner here. Mr Locke introduced Alister Skene who will be acting general manager until a permanent appointment is made. He also thanked the Board, the Committees and volunteers who had assisted the club during the year. Thanks were also extended to all staff and the general manager John Freer who was leaving the club after nearly 10 years. Questions: Summerset Funding – Brian Timmins asked what outstanding funding remained available from Summerset. DL responded that under the agreement with the club compensation would be provided for the use of the course road during construction and the right to link a water outlet across a section of the course. Cashflow Forecasts – Brian Timmins asked if the forecasts provided to ASB as part of the loan application could be provided to the members. Debenture Offer – Michael Phelan requested an update on this. DL advised that the offer was available and would be communicated to members in coming weeks. New Company - Kathryn McGavin asked the reason for establishing the company BFHGC Ltd. GM advised this was done so that the club could apply for an on-license and therefore achieve greater flexibility than the current club license. Course Fees – Ken Haywood asked if the course fee paid by Flexible members would be recorded as green fee or membership revenue. GM advised it would be reported as Membership income.
7. Election of Officers
President: That Michael Chan be elected President for 2017-2018. Moved: Kathy Goodman/Don Aspinall. Carried Men’s Captain: That Mike Kerr be elected Men’s Captain for 2017-2018. Moved: Kathy Goodman/Don Aspinall. Carried Women’s Captain: That Jenny Keehan be elected Women’s Captain for 2017-2018 Moved: Kathy Goodman/Elaine McFadyen. Carried Board: Three nominations were received for the three vacant positions on the Board therefore: That Elaine McFadyen (Moved: Kathy Goodman/Jim Brodie), Kathy Goodman (Moved: Jim Brodie/Elaine McFadyen) and Jim Brodie (Moved: Kathy Goodman/Elaine McFadyen) be reappointed. The President congratulated those elected. Golf Committee: Two nominations were received for three vacancies: That Wendy Quinn (Moved: Jenny Pritchard/Mike Kerr), Amanda Cox (Moved: Jenny Keehan/Michael Yannakis) be reappointed. The President congratulated those elected and urged other members to fill the two male and one female vacancy on the Committee.
8. Auditor Appointment
Crowe Horwath had indicated a willingness to continue as the Club’s Auditors. That Crowe Horwath be appointed club auditors for 2017-2018. Moved: Derek Locke/Mike Kerr. Carried.
9. Rule Change Kathy Goodman detailed proposed Rule changes which had been presented following a review undertaken by the Board. She said the main changes related to the introduction of new membership categories, clarification of technology and aspects relating to access and the community nature of the club. Following discussion it was agreed the rule re Dogs should clearly show who had responsibility for a certified disability assistance dog as this could become a health and safety issue. That the club adopts the amended changes to the Rules including clarification of the 14-day information sharing requirement before annual general meetings and management of certified disability assistance dogs. Moved: Kathy Goodman/John Court. Carried. Michael Phelan proposed a request that the Board reviews the balance date with the aim of moving
10. General Business
Club 125 Years – John Mewton advised that the club was in its 125th year and this should be celebrated with the likes of the new clubhouse open. Course Work – Alison Sandom wished to congratulate the course staff in using the corings to improve the non-playing areas in front of some tees. She also asked about the opportunity to plant more trees on the southern boundary to provide additional wind barriers. Mark Brandwood responded that 80 trees had already been planted and there was no plan to plant any more. Club Matters – John Court asked that a letter he had provided to the Board regarding a range of matters be shared with the meeting. Mike Chan read out the letter advising the subject matter would be considered by the Board. Dennis Aiken advised that the letter did not contain any relevant points and therefore was a waste of time. Locker Rooms – Terry Hession asked the reason behind reducing the size of the locker rooms in the new clubhouse – accepted it was a budget and usage issue. General Manager Leaving – Michael Phelan and Guy Rodgers thanked John Freer for his role at the club.
11. Meeting Closure
Michael Chan thanked those for attending and declared the meeting closed at 8.10pm.
Annual Report 2017-2018
President’s Report I am delighted to present my report for the
year ended 31 August 2018, as this is the
first year that we have met in the new
clubhouse.
I am sure you would agree that we now
have a facility that is the envy of other
clubs throughout the country.
The clubhouse is modern and there is a
warm and friendly atmosphere when you
enter the building. Golfers from other
clubs and visitors who come for a meal or
to use the conference facilities have been
very complimentary.
Once again no significant works have been
carried out on the course in respect of the
remaining six greens and tee blocks.
Despite this the presentation of the course
has been of a high standard throughout the
year, and members and visiting players
have generally been very complimentary
about the playing conditions.
Members will be aware of the issues
facing certain golf clubs in the Wellington
region. Some are affected by the potential
loss of golf course land due to compulsory
land acquisitions by the Crown, while
others are struggling to make ends meet,
and having to face declining memberships.
It is encouraging to note that our
membership numbers have increased
significantly in the last year, with the
flexible membership option proving to be
very popular.
It is also pleasing to note that since we
have opened the new clubhouse, trading
through the cafe and bar (including
conferences and functions, etc) has been
very strong as you will see in the annual
financial statements.
Corporate golf events are also on the rise
when compared to previous years, and is a
reflection of the wonderful facilities that
we are now able to provide both on and off
the course.
While some members may feel that the
increased number of functions and events
at the club are causing some
inconvenience, we cannot escape the fact
that the revenue generated from these
events is vital for the financial
sustainability of the club.
The challenge we now face is to reduce
the debt that was incurred in completing
the clubhouse build. A subcommittee has
been set up to investigate all options to
reduce debt. If any of you have some
thoughts and ideas about this please
contact Tony Doile. Remember, no idea is
a silly idea!
Members should also be alert to the
opportunity to promote our facilities to
friends, business acquaintances and golfers
from other clubs.
I firmly believe that the club spirit within
our current membership is the strongest it
has ever been as evidenced by the vibrant
and happy atmosphere at some of the
weekend events and functions that have
been held in the new clubhouse.
The willingness of club members to help
out was also demonstrated when we
initiated a debenture issue earlier in the
year, and the target of $500,000 within a
three month period was reached with six
weeks to spare!
I hope that our new catch phrase will be
“How can I help the club” rather than
“What can I get out of the club”.
Acknowledgements
As always, we must acknowledge the
assistance and countless hours put in by
Board members into running the club.
The resignation of long time general
manager, John Freer, then the appointment
and subsequent resignation of his
replacement, James Harris, did mean that
Board members took a more active role in
managing day-to-day matters within the
club. The decision not to employ a
general manager in the meantime has
meant significant cost savings to the club
and a reallocation of duties among existing
staff members.
A big thanks must go to Alister Skene who
stepped in to oversee the completion of the
new clubhouse. He was responsible for
obtaining grant monies and virtually brand
new furniture at no cost to the club
Members of the various committees
should also be thanked for giving up their
time and commitment to assist the club.
I would also like to thank our Club
Captains, Michael Kerr and Jenny Keehan,
for their contribution in running course
activities and events.
A special thanks should go to our
professional, Alastair Sidford and his
team. It was a significant decision for the
Board to bring all the retail shop activities
under the Club’s umbrella, but Alastair has
embraced this and has been responsible for
bringing in more corporate events and
retaining existing sponsors.
Thanks must also go to our course
superintendent, Simon Rae, and his
successor Mark Whalen and their team for
the work they have put in to maintain the
course in top condition throughout the
year. The additional assistance provided
by a regular group of volunteer’s week in
week out was also greatly appreciated.
Susan McLean and her staff also need to
be commended for taking our café and bar
offerings to a new level.
Finally, I would like to pass on my thanks
to you, the members, for your continued
support. Although the flexible membership
category has been met with some
criticism, the reality is that it is a viable
option for those members who play
limited rounds of golf during the year. A
review of rounds played by this category
also shows that these members are not
preventing full members from playing in
peak booking times.
I hope that all club members will join with
me in showing their full support for
Boulcott’s Farm Heritage Golf Club for
2019!

Men’s Captains Report
2017-2018 The 2018 golfing year is rapidly coming to
a conclusion it is time to take a look at the
facilities we have with the new club house
and what we can now offer to the golfing
public which is the envy of all the golf
clubs in Wellington.
Boulcott’s Farm has always been a major
supporter of the interclub competition this
year we have one 36-hole team, five 18-
hole teams, a mid-week men’s team and
three junior interclub teams. I wish to
thank the team captains, managers and
players who represented our club during
the year. What was very pleasing was the
manner in which our teams turned out for
fixtures – in club uniforms and displaying
total commitment and great team support.
This year the interclub committee
introduced a series of practice nights for
all interclub players both men and women
for all divisions, this proved very
successful so we have started it again for
the 2019 season.
It is important to acknowledge the men’s
midweek team for a great performance in
winnning the John Durry Salver with a
round still to play and to our elite
women’s team winning the Landsdown
Interclub trophy for the second year in a
row. Our top Men’s team was not too far
behind being runner up in the Otaki Cup
and Duncan Cup. To all the club members
who supported both the top teams at the
finals played at Royal Wellington showed
a great spirit within the club which was
certainly acknowledge by other clubs.

and Dinner in May.

I wish to thank the interclub committee of
Paul Mooney, Steve Williams and Alastair
Sidford for all the effort in making sure
that all bases were covered throughout the
season. I would also like to thank Brad
Carter who along with Alastair ran the
practise sessions.
The success of our golfing year is further
reflected in the number of times Boulcott’s
Farm players were named as members of
successful Wellington representative
teams – again this was not just limited to
the Men but also the Women.
This is an outstanding achievement and I
congratulate all those people who have
represented Wellington this year being
Elton Nicholson, Malcolm Gullery, Mark
Whalen, Jack Clout, Jordan Burgess, So
that people do not rest on their laurels we
now have to strive for you people to take
the next step to national representative
honours.
The challenge for your Golf Committee
this year as in previous years has been
providing a calendar and programme that
meets the needs of a diverse range of
golfing fans. There are those of you who
want to play every competition event
available, those who have more limited
time but still wish to participate in
competitive golf, and there are those who
want to enjoy the game with a few friends
and mates at a time when it suits them all
to play.
We will again be reviewing the golfing
calendar late in 2018 with changes being
implemented in the hope of achieving
options which appeased the widest
possible range of members and visitors.
All in all we can be happy with the
response the only real issue we have to
contend with moving forward is ensuring
people who enter events can achieve the
subsequent play-by dates which continue
to be a cause of frustration.
This may mean a little more tweaking of
the calendar in a bid to eliminate potential
cross-overs and conflicts. Our interclub
programme is a major influence here as
Wellington Golf endeavours to play the
country’s biggest interclub programme
before winter sets in.
With the club championships while the
fields were not big in size they were huge
in talent. In the senior strokeplay
championship congratulations to Elton
Nicholson who also backed this up in the
matchplay to win both titles.
Bill Huang was the strokeplay champion
with Glenn Miller winner the matchplay.
Craig Harris won the junior strokeplay
champion for 2018 while Phil Cox with a
remarkable comeback to beat Mike Check
to win the matchplay title. Congratulations
to you all and also to those who competed
for championship titles, many thanks for
taking part.
The club again was asked to host some
more WGI prestigious events during the
year that gave the club the chance to
expose our facilities to the top golfers
from the lower half of North Island. These
being the Harcourts 72 hole strokeplay
championship and the inaugural Men’s
Interclub Champions. Both the course and
facilities received very high praise.
It was disappointing that there was no
Manawatu trip agin this year – we must
ensure this very enjoyable and previously
successful event is re-introduced into the
annual programme.
Finally I wish to extend a vote of thanks to
the many people who ensure the success of
golf and our club experience at Boulcott’s
Farm. To Jenny Keehan as the retiring
Women’s Captain – thank you from all on
the committee for all your effort you have
put in not only this year but the whole of
your term. To our fellow committee
members thank you for giving your time.
A big thank you to the golf services team
of Alastair, Amy, Hayden and Phil for all
the effort put into making sure everything
runs smoothly on the day. To Mark and
the course staff in making sure that the
course is at is best in all conditions
sometime under very trying conditions. To
Susan and the café staff for all the effort in
making sure that we golfers are well fed
both before and after our rounds, and
finally the administration staff – thank you
for effort in providing a service second to
none.

Women’s Captains Report
2017-2018 It is my pleasure to present the BFHGC
Women’s Captains report for 2018.
The opening of the new club house has been
exciting for all but not without its challenges.
A great facility to be proud of.
The weather has impacted greatly on our
ability to complete our programme for the
year. At one point we had 8 consecutive wet
Tuesdays. It has been very hard to build any
club spirit or continuity.
We have managed to squeeze in our Pink
Breakfast fundraiser and Melbourne Cup fun
day. Unfortunately our efforts to run
combined men and women days once a
month during the three winter months were
also rained off for two of them. This
initiative has been rescheduled for 2019. A
special thank you to Anna Young who has
developed a special group of 9 holers who
meet wet or fine every Tuesday.
Thank you also to Jean Buchanan for
collating all of this year’s competition
results.
Our annual awards evening is held in
November and enjoyed by those who attend
to support our Trophy winners.
We have had 3 hole in one this year Soonyee
Tan, Beth Stafford and Ann Dunwoodie.
Congratulations to you all.
Due to the Clubhouse not being completed in
time, we made the decision not to hold the
New World Challenge this year but hope to
reintroduce this great event in 2019.
In March we played the Challenge Cup
against Miramar at Miramar which they won.
We hosted the Coates Cup against Royal
Wellington in May which was a great day,
made even better by us winning.
In September we challenged Royal to the
Lance George which was played at BFHG.
This was also won by BFHGC.
The Farr Rosebowl was played at Shandon
against Royal, Miramar, Shandon and us.
BFHGC were the winners.
Congratulations and thank you to a dedicated
group of players who make themselves
available for these events.
This year we entered 3 Interclub teams.
The Lansdowne Team did amazingly well
again bringing home the Lansdowne Trophy
and Flag. Coach Alastair Sidford and
Captain Alannah Gullery have built a strong
unit which bodes well for next season.
The Mary Alward Tuakana team were
second in their division. Congratulations to
Amanda Cox for winning the WGI Betty
Duffy Trophy for most wins in the Division.
The Mary Penrose team competed well in
this new grade for us, finishing first in their
section and second overall. Congratulations
to Judy Butler for winning the WGI Lady
Meech Trophy for most wins in the Division.
Overall it was a successful season and the
players really enjoyed their interaction with
other Clubs and appreciated the support of
the Board. Thank you to all those who helped
and contributed to the hosting days and
raffles. The funds raised are used to support
our special events throughout the year.
The end of our interclub year was celebrated
with a dinner and prize giving after the golf
was rained off. Steve Weir from Wellington
Golf attended the event to present our players
with the Trophies they won.
On feedback from clubs, Wellington golf
have scheduled all interclub to finish within a
week next season which will enable us to
reintroduce a mixed event for Men and
Women.

The overall MVP went to Erika Cui for her
contribution and success with the Lansdowne
Team and her determination to win the
playoff hole for her team mates.
The annual review of Women’s Interclub
was undertaken by our committee after the
2018 season. A few minor changes around
tactics, training and availability will be
endorsed. We intend to re-enter a 9 hole
Interclub team for next season.
I would also like to congratulate Erika Cui,
Shontalia William, Alannah Gullery and
Michelle Huang for representing Wellington
in many events during the past year, an
outstanding effort and a just reward for their
continued hard work, we really appreciate
their commitment to our club. Also Michelle
Huang and Amy Li who are in the WGI
Junior Talent Development programme.
The Club Strokeplay Championships
attracted a reasonable field. The Matchplay
Championships were held in atrocious
conditions so well done to those players who
competed.
Congratulations to Erika Cui our Silver
Stroke Play Champion, Wendy Quin our
Bronze One Stroke Play Champion and
Diane Bartrum our Bronze Two Stroke Play
Champion. Congratulations also to Alannah
Gullery our Silver Match Play Champion and
Sandra Pickering our Bronze Match Play
Champion.
I would like to acknowledge the support of
the Café staff, Greenkeepers, Pro Shop staff,
Board and the Golf Committee members. On
a personal level it has been a trying year so
your understanding has been really
appreciated.
I have enjoyed my 4 years at the helm and I
know you will be in good hands going
forward.
In the 6 years I have been involved at
committee level I have noticed quite a
change in the way members enjoy and
commit to golf. It is a very time consuming
sport and as we get more and more younger
members whose spare time is precious, I am
sure we will see more change. The new Golf
Rules are a testament to this change.
I encourage you all to get in behind your new
Captain and Board to make this a club to be
proud of, they are working very hard to
achieve this.

Chairman’s Report This has been a year of transition and
change. We have
Opened a brand new Club House
Managed quite a few staff changes
including losing long timers John
Freer, Simon Rae, Charlene Bartlett
and Shana Hoffman. John’s
replacement James Harris, had to
resign due to personal circumstances
4 months into his term
Appointed Amy Sidford as acting
General Manager We will make a
more permanent appointment at the
end of summer.
Appointed Alastair and Amy Sidford
and the Golf Services Staff to our
employed staff, and acquired the
business of Sidford Golf Ltd
Renegotiated a new banking and
loan facility with the ASB
Formed a debt reduction committee
chaired by Tony Doile
Raised over $500,000 from members
by way of a small debenture offer.
Won the Landsdowne trophy for the
second year in a row
Got into the final of the Duncan Cup
only to lose to a very experienced
Shandon team
Continued delivery of our Junior
Golf Programme, and Won Junior
Watt Cup and 9 Hole Pennants.
Mid Week Men’s Interclub also won
this interclub competition
Continued to maintain the course to
a very high standard with less
ground staff
Increased our membership from 870
as at August 2017 to 972 as at 5th
November 2018
We opened the new Club House in March
2018 and we are now starting to reap the
benefit of that move with revenue for bar and
café up 42% on last year’s comparative 6
months trading. However as noted at our
members update in August we have
accumulated debt which we need to reduce
as soon as possible. This is the single biggest
issue facing the club.

There are approximately 15 or so other
organisations which have sponsorship
arrangements with the club. We thank them

And lastly we also receive fantastic support
from you, the club members who continue to
play golf and enjoy our fantastic facilities.
Club House redevelopment The new Club house will I believe represent
a life line for the club and differentiate
ourselves from the other Wellington based
clubs - all of whom have their own unique
challenges. This represents both a challenge
and an opportunity for our club.
Based on 6 months trading our long term
goal of revenues greater than $1m per
annum is very achievable and will
significantly aid our bottom line.
For instance, between the end of October
until Christmas 2018 there are 52 different
events, functions, weddings, corporate golf
days, business house functions and
Christmas parties planned.
This is a very busy time for the club and is
showcasing our club house to the wider
Lower Hutt and Wellington community.
Strategic Plan The Board believes that the current strategic
plan is still relevant and it will allow us to
move forward delivering effective golf and
club programmes while at the same time
offering facilities for functions, conferences
and weddings which are second to none in
the greater Wellington area
Our key goals remain:
Creation of a membership where we
can generate up to $1m per annum.
This will entail attaining
membership of approximately 1200
members.
Obtaining $1m plus per annum from
the café and bar alongside functions
Reducing our debt from $4m to a
much more manageable size as
quickly as we can.
Creating an experience for all of our
members to enjoy a special course
and facilities.
Finances and funding You will note from the financials the
following
The bottom line is not good with
the net deficit of $567,621
This does however, include
depreciation of $224,232 (versus
$108,933 for FY 16/17) and Interest
of $221,048 (versus $36,643 for FY
16/17)
The operating result shows a loss of
$168,858 compared to last year’s
loss of $190,081 – which is a
pleasing improvement
Subscriptions have increased by
$28,007, which is not surprising
given the increase in members,
however, there are more new Flexi
rather than Full members
Golf Income now includes 6 months
of trading post the acquisition of
Sidford Golf. A breakdown of the
various components of Golf Income
is recorded under Note 1, where you
will see pleasing increases in
revenue from Green Fees and the
Range. Foot golf revenue fell
slightly in this period
Retail Sales of $146,022 versus retail
Purchases of $135,603. There was
quite a lot of stock sold at or near
cost in an attempt to reduce the
overall stock number and increase
our cash flow
Café and Bar Income has performed
really well with an increase of nearly
$240,000 over the previous year (
nearly doubling in the second half of
the year in the new club house)
Gross Margin from the Club House
increased from $96,675 last year to
$151,837 this year. The GM% was
18.8% compared to last year’s
17.0%, so a small but significant
improvement over last year
Over staffing in the opening months
contributed to this position, so
hopefully we will get smarter at
scheduling staff based on consumer
demand
Rent Received is down as we are no
longer receiving rental from the flat
in the old building
Interest received was down due to
our negative funds situation
Sponsorship was mainly the $50k
we received from DB. We have now
followed up on all of our sponsors
and we are pleased to report that they
all signed up again this year.
The effect of that income will be
mainly recorded in the 2019
accounts.
Admin Costs were up by $43,580
over the previous year. Main
contributors were bank fees,
consulting fees, Insurance, and
technology and IT costs associated
with our move to the new building
Wages and salaries fell due to the
decision not to hire a new GM
Clubhouse costs increased
marginally compared to last year
with an expected reduction in
repairs, but the power bill increase is
noticeably up on last year
Course expenses were virtually the
same as last year, but have yet to
show a reduction next year when the
effect of having one less qualified
green keeper on the payroll is shown
Golfing Costs are self-explanatory.
The Golf Services contract with
Sidford Golf came to an end in
January 2018 and was replaced with
Wages and Salaries now that the
retail shop operations have been
brought in-house
On the Statement of Financial
Position, Stock on Hand has
increased now that golf retail
operations are in house and
goodwill on purchase of Sidford
Golf’s business is recorded,
Debt has risen from $345k to $3.55m
which was required for the
completion of the new Club House
Membership
Net membership has grown steadily in
2017/2018 and as at 5th November 2018 we
now have 972 members. The key growth
area is in our flexi members where we now
have 319 members in this category.
Playing
The Lansdowne ladies team distinguished
themselves again to win a very exciting
final against Shandon, in a play off - The
Duncan Cup team also made a good fist of
their season and just came up short in the
final and were pipped by a very good
Shandon team Our Juniors also showed
great form in winning the Watt Cup and 9
Hole Pennants.
Thanks to Alastair and Brad for the
coaching effort and to the volunteer
caddies.
Bank Funding The Club now has loans for the new club
house build totalling $3.550m. We meet with
the bank on a regular basis to keep them
informed of progress and our ability to keep
paying the interest.
We have completed detailed budgets which,
if realised, will mean that we can continue to
meet the interest bill and continue to pay all
of other creditors. Long term however we
must reduce our debt.
We have set up a debt reduction committee
chaired by Tony Doile and he will speak to
some of the options at the AGM.
Managing our finances and the potential on-
going redevelopment will continue to
challenge us over the next few years. In
terms of the future redevelopment
requirements, the Board in the 2018/19 year
will:
continue fund-raising through grants,
donations and partnerships
maintain the suspension of the
remaining course redevelopment work
Look at new and innovative fund raising
ideas to reduce debt

At first glance this may appear overly
optimistic, however with the Cafe and Bar
and function area really starting to perform
and the increase in subs (both playing
member wise and dollar wise) coupled with
the reduction in costs (GM and merging the
Green keepers roles, membership role and
additional Chef) we are confident that we can
break even or slightly better this year. It is
going to be a challenge.
Conclusion: It is appropriate that on behalf
of the Board, I make mention of what has
been achieved over the past 12-months both
on and off the course. I realise that these
matters will be covered in other areas of the
annual report but to repeat – Our Interclub
results - Ladies Lansdowne team winning the
final of the women’s interclub competition,
Mid Week Men’s Interclub Winners, and for
the Junior Watt Cup and 9 Hole Pennants
grade winners.
To our respective club champions, trophy
winners and club day winners –
congratulations and thank you for supporting
the club’s golfing programme.
And, to the many people who have been
involved in delivering golf such as the golf
committee, interclub committee and interclub
review committee, course committee,
interclub team managers and coaches – thank
you very much.
Your Board this year has had to become far
more hands on than intended. Mike Chan has
spent countless hours on the accounts and
budget preparation, Mark Brandwood has
overseen the change in structure with our
course staff, and is kept busy assisting with
course delivery (and was chief rock stacker
on the Gabions). I also would like to thank
our Working Bee volunteers who reliably
turn up each week to assist with Course and
maintenance requirements (and stack rocks
as well!). Jim Brodie and Elaine McFadyen
who have stepped into the acting GM roles
as required and assisted Amy in this
transition period. Kathy Goodman continues
to assist in the office and particularly,
importantly, in in our Health and Safety area.
Finally, I would like to thank Alan Young for
his contribution to the club over many years
and also with his Board contribution over the
last two years. Alan is stepping down this
year
This was indeed a transition year. As stated
earlier in the report our focus is ensuring that
we can deliver a successful golfing outcome
within the constraints of our balance sheet.
The next few years are going to be pivotal
for our club. We are looking forward to the
challenge
