A Message from the

CEO and Board Chair

Dear Friends:

Homeless Solutions’ reputation as a strong, dynamic organization was never more evident than in 2015. Over 40 years of cumulative experience departed with the retirements of our longtime CEO and several other directors and managers. Old friends and new faces have filled our leadership positions, and the entire staff and Board applied their passion and talents to help our organization embrace this unique moment in our history and press forward with continued success.

Change extended well beyond personnel. Indeed, it was pervasive and year-long. For example:

• We launched an extensive renovation of the historic Mt. Kemble Home in June. HSI subsequently won two highly competitive major grants, allowing us to expand not only the scope of the rehabilitation, but to increase the number of low-income, senior women served by the Home from 19 to 22.

• Funds from our ongoing capital campaign were put to immediate use at the Shelter. Attractive and durable new flooring and lockers were installed, new furniture was purchased; and some well-worn office equipment was upgraded.

• Our Housing Development Division engaged in its first-ever consulting assignment, leveraging staff knowledge of affordable rental housing protocols, while bringing in some new funds for the organization.

• HSI has been closely monitoring a recent courts-based approach for towns to determine and implement their affordable housing obligations. In 2015, HSI became one of only a handful of nonprofits in NJ to avail themselves of this process by being granted “intervenor” status (e.g. an interested party) in two towns where we own land and would like equitable considerations from the municipalities to make possible the construction of affordable homes.

• Our website received a complete overhaul. Our new site is user friendly, efficient, and increases the strength of our performance in the SEO (search engine optimization) arena. We look forward to additional traffic and activity on our site in the coming year.

• With a look to the future we decided to expand the size of our Board, and added the first of three new Trustees.

Yet amidst all this exciting change, the core mission and values of Homeless Solutions remain steadfast, as evidenced by our results. We sheltered and housed 345 guests (including 81 children) in our Shelter and Transitional Housing Program. And 120 individuals (including 47 children) resided in our energy-efficient, affordable homes.

None of this would be possible without you - our community partners, donors, and volunteers. In 2015, 650 volunteers provided a Hand Up in too many ways to name, and over 1,400 people gave generously to support our programs and services. We simply couldn’t have done it without you, and we thank you for your commitment and your care for those we serve. With your help, we will continue to tackle the challenges and opportunities that lie ahead. Working together, we will continue to change lives and improve communities.

The Shelter

The four Programs at the Homeless Solutions Shelter offer a Hand Up to families and individuals in need of emergency shelter who have nowhere else to turn. Our Case Managers work closely with each guest to develop goals and a plan to reach them. In addition to case management, our Programs provide training to live independently, parenting education, counseling, connections to medical care, child care, and transportation. The ultimate goal of our Programs, of course, is a successful return to independent living for our guests. In 2015, our programs served –

• Family Program – 86 guests sheltered, including 52 children

• Single Women’s Program – 46 women sheltered

• Single Men’s Program – 113 men sheltered

• Safe Haven Program (for homeless mentally ill people) – 52 guests sheltered

Through construction and renovation our Housing Development (HD) Division creates award winning, environmentally friendly homes for very low, low and moderate income households in the Morris County area. We currently own and manage 57 units, which were home to 120 people, including 47 children, in 2015. Some of the highlights from this year include –

• Our proposal to construct a two-family home at 24 Walnut Street in Morris Township was unanimously approved by the Board of Adjustment, and we developed construction drawings in anticipation of a groundbreaking in 2016.

• At 88 Martin Luther King Avenue in Morristown, our team demolished the dilapidated two-story building on the foreclosed property, and we finalized our designs for an eight-unit development. We look forward to gaining local approvals and pursuing funding in the coming year.

• We were pleased to expand our new partnership with AHS Investment Corp. (AHSIC), a for-profit affiliate of Atlantic Health Systems responsible for the real estate portfolio of AHS. Our HD team had the in house expertise in Morris County and Morristown markets and partners, and we are conducting their affordable housing compliance activities.

Housing Development

The Mt. Kemble Home (cont.)

The Mt. Kemble Home was founded in 1883 and became a part of HSI in May 2013; it provides safe, affordable housing for senior women of limited means. In 2015, we performed significant renovations to the Home, including many safety and mobility enhancements. This year we housed 19 women, and when our renovations are complete, we will have space for 22 women. Thanks to grants received in the fall from the TD Charitable Foundation and the Federal Home Loan Bank of New York, we were also able to expand the scope of the project to include the renovation of every residential room and all common areas.

Transitional Housing

Our Transitional Housing Program (THP) provides ten apartments for families whose adult members are employed and need a Hand Up as they prepare for their families to live on their own. Our trained staff offers structured support and a robust Life Skills Curriculum, which includes workshops on budgeting, searching for an apartment, resume writing, parenting, and other relevant topics. Staff members and volunteers also provide homework assistance and host many events for the children in the Program; this support is an important part of their stay with us and ensures they are ready for the next step their families will take. In 2015, 19 adults and 29 children made their homes in our THP apartments.

Our Programs

In addition, we laid the ground work for the formation of the Mt. Kemble Advisory Committee, a committee of HSI staff, HSI Board members, and key members of the community. The committee will: 1) raise funds in support of operating needs and capital improvements, 2) provide input to staff on programs for the residents, and 3) increase awareness about this social, housing, and historic resource. Furnishing Solutions - Where Saving is Giving Furnishing Solutions, our upscale, resale store, celebrated its third anniversary under the vision of new Manager Genevieve McDermott. With a new tagline and an investment in marketing, sales and store traffic both increased. Other highlights for 2015 include -

• Saving 100 tons of useable furnishings from ending up in local landfills.

• Launching our first annual signature event, “Clad Your Pad.”

• Continuing to expand our in-store experiences to include events such as furniture painting workshops and the Gran Fondo NJ luncheon.

• Further developing our role as a contributing part of the community through efforts such as the Veterans and Military Personnel Clothing Give-Away.

• Expanding our merchandise line to include a popular (and profitable) line of Dutch treats.

The Impact of a Hand Up Five years ago, 53 year old John* was employed as a high school teacher, renting an apartment, and living as an active member of a local community. Disaster struck when John lost his job due to budget cuts. He searched unsuccessfully for a new teaching position for several years, and although he found some part time employment, he soon was unable to afford the rent for his apartment. Because he did not have a network of friends and family to offer support, John became homeless.

After some time on his own, John contacted the Morris County Office of Temporary Assistance, and staff there referred him to Homeless Solutions. After going through our screening and interview process, he was admitted to the Men’s Program at our Shelter. From the moment he entered our Program, we knew John was going to be a success; he was proactive and focused when working with his Case Manager, and he worked hard to achieve his goals. He immediately began an active job search and soon secured gainful employment. He saved enough money to purchase a vehicle, and pursued all the recommendations of his Case Manager.

Today, John is employed full time as a high school teacher at a school district in Passaic County and is also a registered substitute teacher in Morris County. He continues to follow his budget plan and is saving money in order to obtain affordable housing and return to living independently. We have no doubt that John will soon achieve this goal, as well!

John is like many of our guests in that he was living an independent life when he experienced a crisis and had nowhere to turn for short term support. That’s the Hand Up we offer at Homeless Solutions; when people lose their job, go through a divorce, or suffer a medical trauma and have no back-up resources, the situation can quickly turn catastrophic and lead to homelessness. Without housing, it’s nearly impossible to focus on getting a job, keeping a job, and providing for your family.

With your support, Homeless Solutions provides the stable, short term housing people need to get their lives back on track. When you’re not worried about where you and your family will sleep at night, you can focus on making sure your children get to school, providing the support they need, getting a job, excelling at your job, and saving money. Together we help people, like John, who are capable and determined to get back on their feet – all they need is a Hand Up.

HSI hosts a range of different events over the year – something for everyone. What every event has in common is the opportunity to support our mission and socialize with other like-minded individuals.

The Dream Builders’ Bash It’s our biggest fundraiser of the year and brings together new and longtime supporters. Attendees enjoy a wonderful evening with dinner, dancing, Silent and Live Auctions, a Wine Pull and raffles! In addition to all the fun, everyone is always moved watching our video and listening to a former HSI shelter guest share their success story.

Women’s Day of Adventure A unique, fun ladies event. Attendees select an exercise “adventure” of their choice - Boot Camp, Yoga, Pilates, Power Walk, 5K Run or Golf - in the morning and then enjoy a gourmet lunch together with friends. The event has sold out for the last three years with over 200 women attending in 2015. Women’s Day has established a loyal following of attendees and evolved into the premier charitable event for women in Morris County.

Young Professionals’ Events Our Young Professionals group offers women and men between the ages of 21-39, who live and/or work in Morris County hands-on opportunities to learn about Board service, work as a group to plan projects, and network with other young professionals. Within the group, we have a Young Professionals Advisory Council that meets two to three times each year to create interesting social events and fundraising opportunities. Past events have included Wine Tastings, “Networking for Good” events, Breakfast Speaker series, a Bowl-a-thon, and Kickball Tournaments. It’s a diverse group that has fun while doing good!

Gran Fondo NJ This combination of bike riding and timed hill climbs drew over 2,200 cyclists of all experience levels in 2015, and Homeless Solutions has been one of the event’s non-profit beneficiaries since it began in 2011. Each year, we also have our own Gran Fondo team, “Riding for Homes”. It’s a great opportunity for staff and supporters with an interest in cycling to get the full “team experience”, including a cool team bike jersey, great fundraising prizes, a pasta party, and a post event celebration!

Volunteers Offer a Hand Up…One of the most important resources we have at Homeless Solutions is our talented, committed group of volunteers, numbering over 650 each year. They’re generous, creative, and dedicated, and they come to us as individuals and in groups – community groups, faith communities, families, school organizations, corporate groups, scout troops, and more. The one thing they all have in common is the desire to provide a Hand Up to those in need in our community.

The talents they share with our guests are many and varied. Our volunteers:

• Cook dinner at the shelter 365 days a year.

• Lead workshops on everything from “Banking Basics” to “Resume Writing” to “Preparing Healthy Meals”.

• Host monthly Birthday Buddy parties for our children in shelter and transitional housing.

• Move furniture at The Mt. Kemble Home and Furnishing Solutions.

• Paint guest rooms and common areas.

• Run supply drives for coffee, paper products, clothing, and many other items we need.

• Host parties and donate gifts to brighten the holidays for our guests.

• And so much more!

We extend a sincere thank you to all of our wonderful volunteers who are such a critical part of our organization – we couldn’t provide a Hand Up without you!

St. Virgil’s Youth Ministry has been cooking meals for our Shelter guests for over 15 years. They cook once a month, have a standing monthly babysitting spot (and also help out in a pinch), and volunteer at fundraising events. Each year the youth ministry also hosts special events to raise funds for HSI: “Souper” Bowl Sunday, where the teens perform skits and collect donations, and Card Board City, where the teens set up actual cardboard cities on the church property, sleep outside, and collect donations and canned goods.
