In the metro Phoenix housing market, it's all a simple matter of supply and demand: too many homes for sale and not enough buyers. Of the people who are buying homes, more than a third are investors, snapping up mostly foreclosure homes at bargain prices and turning them into rentals. The number of houses on the market remains high, partly because many traditional homebuyers just aren't buying. “Some of them want to buy - but can't.” Mortgage requirements are tighter now than they have been in a generation, and many people who would like to get into the market can't qualify. Some of them can buy - but won't. Many renters today see friends and relatives burned by the housing collapse who now owe more than their homes are worth. They're reluctant to get in because they think home values will keep falling. Many young professionals say that they find such great bargains in rental homes, buying doesn't make financial sense. This lack of traditional buyers shows in the latest market data. Home prices in the region fell 5 percent in August, as did the number of home sales. It was the second consecutive month of declines. Many of the major news outlets through out the terms shot sale, foreclosure, REO, bank owned, and many others but what does it all mean and which one is right for you?

Short Sale - A Short Sale is a sale of real estate in which the sale proceeds fall short of the balance owed on the property's loan.

Short sales can be an amazing saving for you with the average arizona short sale being a 50% reduction form the original purchase price. The one downfall is that these types of sales can take months to close and can be delayed due to other issues.

REO / Bank Owned - is a class of property owned by a lender, t y p i c a l l y a b a n k , a f t e r a n unsuccessful sale at a foreclosure auction.

A bank will typically set the opening bid at a foreclosure auction for at least the outstanding loan amount. If there are no bidders that are interested, then the bank will legally repossess the property. After a repossession from which the property becomes classified as REO, the bank will go through the process of trying to sell the property on its own or obtain the service of an REO Asset Manager. The bank will remove some of the liens and other expenses on the home and try to resell it to the public, either through future auctions or direct marketing through a real estate broker. The asset Manager will also try to contact REO realtors that specialize in certain zip codes to help sell this bank owned property. REO’s are another great buy due to the fact that they have had a further price reduction of an additional 5% - 10% past the short sale price. An additional benefit for an REO property is that they are vacant and the closing process is much quick. The one downfall is that most are sold AS-IS and any repairs are the buyers responsibility.

A Little About Andrew, David, & Our Families

Andrew R. Bloom grew up in Los Angeles where his mother instilled the value of hard work, dedication and the love for being a Real Estate Professional. Andrew continues his mother's legacy of understanding that the "people inside the houses" are the most important and fundamental component to the Real Estate transaction.

Armed with a degree in Social Work from A.S.U., Andrew delivers Real Estate services that are high-tech, and more importantly, high-touch. Andrew has a unique sense of knowing how to satisfy the specific needs and wants of each client.

Andrew's support services begin with his wife Babs. While staying at home with their 4 children, Babs manages to juggle several duties. Austin, Alexandra, Samantha and Michael each require full time attention. Having four children keeps Babs busy from dusk to dawn. In addition, Babs has a Real Estate license and enjoys being an important part of Andrew's career. Handling the home office requires Babs to know about each and every client Andrew is working with. Babs and the kids run around and restock fliers, run paperwork to clients and drag daddy out of the office for an occasional lunch.

David Van Omen David was born in Holland, Michigan and spent the first 15 years of his life growing up in a very beautiful Dutch town. In 1975 his parents moved to Scottsdale, AZ where he attended and graduated from Saguaro High School. In 1978 David enrolled at the University of Arizona graduating with a degree in Finance and Real Estate.

Today David and his wife Debi live in North Scottsdale in the Grayhawk community. They have been married for 27 years and have two sons, David and Michael. David and his family love Scottsdale and the state of Arizona. The parks, trails, schools, and all the activities in Grayhawk are what brought them to live the Grayhawk lifestyle. David believes in it so much that he has served on the Grayhawk Homeowners Advisory Board. The family loves parks and schools and you will often see David and his wife walking the Grayhawk trails in the early morning or late evening.

David started serving his clients right out of college and this year celebrates 28 years in the Real Estate Business. His communication and listening skills, with a very soft personal touch during and after the sale, are what keep his clients sending in the referrals.

David has achieved the highest awards available at RE/MAX, both the Platinum and Chairman’s club awards. “I love my job and I love working with my partner Andrew. We help people realize their dreams and we have more fun selling Real Estate than anyone can imagine.”
