Christmas fi re warning
W ith the excitement of seeing the house and the tree covered in Christ-
mas lights this festive season, it can be easy to overlook the home’s fi re safety.
Christmas lights can actually be a cause of house fi res over Christ-mas, according to Smoke Alarms Australia, which is encouraging local people to ensure that their homes are protected by smoke alarms this season.
The organisation released fi gures last month that revealed that nearly two in three Austral-ian homes contain smoke alarms that do not work.
“It’s clear from our research there are misconceptions surrounding smoke alarm compli-ance and it’s critical householders are equipped with the facts. Lack of awareness of just one impor-tant area of compliance can put an entire household at risk this Christmas,” General Manager of Smoke Alarms Australia, Troy Thompson said.
One such misconception identi-fi ed by the organisation is that house fi res are only a concern in winter, when local residents are using heaters and electric blan-kets.
“At this [Christmas] time, elec-trical sockets and powerboards could be overloaded, and decora-tive lights left on overnight or covered up by rugs. Candles, too, are often left burning for hours unattended,” Troy said.
“Many homeowners ask us to check their smoke alarms before Christmas due to these added fi re risks.”
Mr Thompson said that chang-ing the batteries in smoke alarms once a year is not good enough and that it is important that home owners have their smoke alarms checked by a professional once a year.
Local residents are being urged to take extra care during the Christmas season

gets into full swing. Terri Scheer Insurance is encour-
aging local residents to ensure they are protecting the properties that they rent to holiday makers this summer.
“While most guests will do the right thing, even the most careful holiday makers can take a more casual approach to looking after a rental property when in holiday mode,” said Terri Scheer Execu-tive Manager, Carolyn Parrella.
“People who rent their holiday homes can expose their property to specifi c risks including theft, malicious and accidental damage and legal liability issues arising from holiday makers injuring themselves on a property.”

“A fresh coat of paint or attend-ing to gardening maintenance can help ensure the property remains well cared for,” Ms Parrella said.
“Landlords who off er an attrac-tive home set the standard and may be more likely to be rewarded with tenants who take care of their property and pay their rent on time.”
Keeping guests informed with a
welcome pack, containing impor-tant information like the terms and conditions of occupancy, a detailed inventory of furnishings, keys, remotes and key cards and some basics like tea and coff ee, will also help to encourage tenants to take care of the property like it is their own.
“This will enable tenants to check the list and replace anything that may have been broken or misplaced before they vacate. You may also like to include informa-tion about the general area such as garbage collection times, local restaurants and popular spots to visit,” Ms Parrella said.
In addition, keeping the home and its contents in good working order is also of importance.

For those with a larger borrowing capacity tempted to purchase more expensive investment properties, Aviate Group’s Neil Smoli has some straightforward advice: investment properties are not trophies, they are there to perform a function, and a more expensive property does not necessarily make a better invest-ment. In fact, according to Mr Smoli, as a general rule proper-ties priced around the $1 million mark typically underperform as investments compared to those around half the price. “It makes much more sense to diversify. To generalise, inves-tors with a $1 million borrowing capacity would be wiser to purchase two properties priced around $500,000 each instead of putting all their eggs in one basket. The capital growth opportunity generated is greater and the risk is more evenly spread,” he said.

W hile the rainy weather may have been trying to convince us other-
wise, it is summer which means there’s a few home maintenance tasks that you need to start think-ing about.
Masters Home Improvement Merchandise Manager, Jo Francis has a few tips to ensure that your outdoor areas are kept looking great during the warmer months, also known as the party season!
When it comes to your garden now is a great time to mulch.
Mulching helps to keep the plant’s roots cool and moisture levels even, while also keeping weeds at bay.
The best time to apply mulch is fi rst thing of a morning before it gets too hot.
Be sure to allow a space of around 5cm around the bottom of trees and plants during applica-tion.
The summer sun can be very harsh, particularly when it comes to outdoor decking. Water based oils – like Wattyl Forestwood Water Based Decking Oil – are a deck’s best friend.
Planning to host a party at your house this summer? Keeping things looking good out-doors doesn’t have to be a tough task
They help to protect it from fading and keep the deck nour-ished during the warmer months.
Application is easy. Just pour the oil into a roller tray and apply it to the deck with a cloth pad or large brush.
Let it dry and then add another coat or two for extra protection.
These extra coats will depend on how much sun the area received.
If the deck is covered it may be up to two years before it needs to be resealed.
Painting is another thing to consider this summer.
It’s amazing what a fresh coat of paint can do to keep the outside of your home looking great.
To ensure you get a professional look from your paint job it’s
important to prepare the area well by cleaning walls, fi lling holes and covering furniture. To get a perfect edge when applying the paint you can use products such as Frogtape.
With these tips your home will be looking great all summer long.

Tips for your lawn mower
Change the air filter: Change the air filter to allow the engine to ‘breathe’ properly. The air filter’s role is to suspend oil droplets within it to filter out dirt and particles. Air filters routinely get clogged with oil and debris, so replacing your filter before each mowing season will help protect the mower’s engine and ensure it runs optimally.
Change the oil: Most mowers these days are four stroke engines which require oil to be replaced each year, or after 25 hours of use. To remove the old oil, Victa recommend the Briggs & Stratton Oil Removal Kit but others are also available.
Change the blades: Worn mower blades tear the grass instead of cutting it. When blunt, visit a specialist mower service centre where they can replace the blades, bolts and nuts.
Replace the spark plug: Changing your spark plug is one of the easiest ways to promote easy starting of your lawn mower. To avoid stalled-start frustration, replace the spark plug every season. Spark plugs are pre-gapped, so all you need to do is remove the old spark plug and replace it with a new one.
