SOMERSET HOUSE: ADAPTIVE REUSE
PROJECT INFORMATION & SITE CONTEXT
OTTAWA, ONTARIO
SOMERSET HOUSE WAS ESTABLISHED IN 1897. BUILT BY ARCHITECT EDGAR
HORWOOD, LOCATED ON THE CORNER OF BANK STREET AND SOMERSET AVE-
NUE IN THE NEIGHBOURHOOD OF CENTRETOWN. USED AS A DRY GOODS
STORE AND LATER A HOTEL, UNTIL RECENTLY A HOSTEL AND BAR UNTIL
BOUGHT BY THE CURRENT OWNER IN 2007. BUILDING UNDERWENT RENOVA-
TIONS UNTIL A STRUCK COLUMN BROUGHT A PORTION OF THE BUILDING
DOWN. CITY IS NOW IN DISPUTE WITH OWNER. THE BUILDING HAS NOT BEEN
TOUCHED AND LEFT IN A STATE OF DISSARAY SINCE 2007.
OUR OBJECTIVES FOR THIS BUILDING ARE TO:
PRESERVE ITS HERITAGE VALUE WITH THE SOURROUNDING NIEGHBOUR-
HOOD OF CENTRETOWN.
STABLIZE THE BUILDING WITH A NEW PROPOSED STEEL STRUCTURE
USE SUSTAINABLE PRACTICES AND PRODUCTS
GIVE THE BUILDING BACK TO THE COMMUNITY, FIRST FLOOR RETAIL AND
RESTAURANT SPACES
CREATE A TERRACE FOR THE TENANTS TO HAVE A SPACE TO GATHER, SO-
CIALIZE AND INTERACT.

THE WINERY WILL OCCUPY THE MIX RETAIL OCCUPANCY ON
THE BANK AND SOMERSET CORNER. OPEN CEILING CON-
CEPT WITH POLISHED CONCRETE FLOORS. RUSTIC LIKE
FURNISHINGS WILL MAKE THIS STORE A WELCOMING
PLACE. AN OPEN AREA CAN BE USED FOR THE BOTTLING
PROCESS OR FOR WORKSHOPS SCHEDULED BY THE
STORE.
SOMERSET AVENUE ‘THE VILLAGE’ IS A STRIP THAT HAS BEEN RETRO-
FITTED TO LOOK LIKE THE NEIGHBOURHOOD IN THE 19TH CENTURY.
ALL OF THE HERITAGE HOUSES ON THAT STIRIP HAVE BEEN CONVERT-
ED INTO RESTAURANTS AND WE PROPOSE TO INTRODUCE A BISTRO/
PUB IN THIS OCCUPANCY THAT FOCUSES ON THE ART SCENE. AN
OPEN CONCEPT DINING HALL ALLOWS FOR ART SHOWS AND PERFOR-
MANCES. THERE IS ALSO A FULL WORKING KITCHEN AND BAR.
THIS IS THE MAIN LOBBY FOR THE APARTMENTS ABOVE.
IT WILL HOUSE A LIVING WALL WITH SOURROUNDING
SEATING, MAILBOXES AND A GLASS CASED ELEVATOR.

ALL OF THE STORAGE COMPONENTS OF
THE THREE OCCUPANCIES ARE FOUND IN THE
BASEMENT. MECHANICAL ROOMS AND STAFF
AREAS ARE ALSO LOCATED HERE.
THERE IS PARTIAL ACCESS TO THE ROOF,
WHICH HAS A ROOF TOP UNIT SUPPLYING
THE LOBBY AND FEATURES AN ATRIUM FOR
THE LOBBY ASWELL.

THE NORTH-EAST SIDE OF THE BUILDING HAS A
TERRACE FOR THE TENANTS TO ENJOY. PLANTERS
AND BENCH SEATING THROUGHOUT ALLOW RESI-
DENTS TO HAVE THEIR OWN PLOTS AND BE ABLE
TO GATHER AND SOCIALIZE ON THE TERRACE.

RESIDENTIAL SUITES
THE RESIDENTIAL SUITES ARE TARGETED AT YOUNG
PROFESSIONALS . SUITES ARE ORIENTED TOWARDS
EXTERIOR WALLS TO ALLOW MAXIMUM LIGHT PENE-
TRATION. HIGH CEILINGS ALLOW FOR MORE SPA-
CIOUS SUITES. WOOD FLOORING RECLAIMED FROM
THE OTTAWA RIVER WILL BE OUR FOCAL POINT IN
ALL SUITES. A BEIGE/BOWN COLOUR PALETTE WILL
BE USED PRIMARLY THROUGHOUT.

-SECTIONS PRIMARILY SHOWCASE THE GRAND LOBBY IN THE CENTRE OF THE BUILDING AND RELATION
TO EACH FLOOR AND HIGHLIGHTING THE ELEVATOR AND MAIN STAIR.
-ONE FEATURE OF THE LOBBY IS THE ABILITY FOR PASSIVE VENTILATION WITH THE ASSITANCE OF THE
ROOF TOP SKYLIGHT WITH LOUVERS.
-OUR DETAILS SHOWCASE THE BUILDING ENVELOPE DESIGN. INCORPORATING HIGH R-VALUE INSULA-
TIONS; FOIL FACED CLOSED-CELL POLYISOCYANURATE AND 2LB CLOSED CELL SPRAY FOAM, ALLOW US
TO ACHIEVE A R-VALUE OF 59.
-A MAJOR FEATURE IS THE ROOF TOP TERRACE. THE ROOF WILL BE A PROTECTED MEMBRANE ROOF
WITH HIGH DENSITY INSULATION THAT WILL ALLOW FOR A FLOATING DECK TO BE BUILT ON TOP. THE
DECK WILL CONSIST OF 2’X2’ PRE-FAB PANELS ALLOWING FOR EASY ACCESS TO THE ROOF FOR ANY
REPAIRS.
-NEW EXTERIOR WALL WILL BE BRICK MASONRY SUPPORTED ON A FOUNDATION WALL AND TIED TO STEEL
STUDS WITH BRICK TIES AT REQUIRED SPACING.

PROGRESS LIGHTING:
PROPOSED STRUCTURE IS OF LIGHT STEEL CONSTRUCTION BASED ON A GRID SYSTEM WITH COLUMN, BEAM AND
OPEN WEB STEEL JOIST CONSTRUCTION. THE EXISITNG BRICK WILL BE ANCHORED AT EVERY FLOOR LEVEL TO THE STEEL
STRUCTURE TO ALLOW FOR LATERAL SUPPORT.
RESTAURANT AND WINERY OCCUPANCIES RELY ON FORCED AIR SYSTEM. THE LOBBY FEATURES A ROOFTOP UNIT THAT
IS DEDICATED TO THE ATRIUM SPACE ONLY. THE SUITES ARE HEATED WITH RADIANT PANELS AND VENTILATED WITH THE
ASSISTANCE OF HRV UNITS. CHILLER BOXES INSTALLED ON HRV’S ALLOW FOR COOLING IN THE SUMMER MONTHS.
