7 Expensive and so sick and tired of waiting for everything . Golf course. Water pressure is shit
Brown water telephone reception Internet Club house / sports bar
6. Why did you rate your satisfaction that way?

11 In all honesty we pay a fortune for not a lot to be honest. T he g ardens in the estate are very
run down and showing their ag e. Pembroke Parade is missing so many plants and all of the
old irrig ation is now hang ing out everywhere. We pay to have this maintained and i dont
understand why we should bother if this is the standard of work we g et in return. I g et it that
security cant be everywhere at once but they dont deter the theives. We reg ularly have cars
broken into. One resident very recently reported on Facebook that his car was broken into
and was found the next morning with all its doors wide open... Did security not patrol that
street and find the car left by thieves like this? why did security not call Police to report it?
T he fact we dont have a country club yet is a major let down and a major concern to property
values. LL have not made contact with me for years now to update me on whats happening
around the estate. If i could have my time ag ain i would not have boug ht land in here.
Community title is an absolute joke
14 Unfinished areas....g olf course club house etc Promises broken or never even
acknowledg ed. Leg al issues ig nored by LL
25 T he parks are out dated and not maintained. It's takes too long for thing s to be fixed. So
many new estates have beautiful, modern parks - we don't. People boug ht here under the
impression there would be a club house. What do we pay for?
40 No dog park, clubhouse, this was all promised by Sandy. One entrance/exit, major traffic
increase since the bridg e has been completed at Greenbridg e. T rucks and contractors
speeding down residential roads - past parks and pedestrians, often children - no speed
bumps, no ownership by Lendlease or willing ness to assist with this problem.
59 We were promised an 18 hole g olf course and country club when we purchased and nothing
to this day has been done. Would have purchased else where
69 T he obvious promises made by lend lease to build a clubhouse Maintenance of streets is
quite poor Lack of discipline overall with rules from community, i.e walking dog s off leads,
amount of dog poo not picked up. fines should be imposed It does not come close to some
of its competitors for a supposed hig h end estate ie Harring ton g rove
87 Strata costs to hig h especially when we still have no club and a park that has been broken for
Months and the other parks are poorly desig ned and lack of equipment for all ag es.
Hig hland park is pointless and needs some proper equipment.
88 Hig h fees, nothing worth it in return
90 No g olf bridg e built the reason I moved here to play g olf
95 Pembroke park has been closed for MONT HS with no action taken on complaints from
residents. General untidiness and unmaintained council strips around several properties with
no action taken when it's been reported. Broken chairs around the pool area that have not
been replaced.
10 0 Pleasant surrounding s, quiet neig hbourhood, security and access to shops and medical
services.

10 3 Lendlease are taking far to long to complete footpath / cart access to link the first 6 holes
and open the g olf course driving rang e. Also Lendlease has failed to build the Country Club
style amenities where residents could experience various social interactions without having
to travel outside the Bing ara Gorg e Estate.
113 We were orig inally sold our land with a promise of a full g olf course 18 holes, a club house
and well maintained properties and public spaces, we haven't after almost 10 years since
purchasing seen those three thing s prog ress in any way.
128 Wheres the clubhouse, shops and everything we were lied to about back in 20 13? Why do
the 2 g irls at pulse think that Covid doesnt affect them hense chang ing the g ym hours to 9-5
to suit them instead suiting the resident times? Why does the albatross bend park have one
swing and the smallest jung le g ym ever created. Why does the surton creesent park not
even have equipment?
140 No parking around the shops Overdevelopment, lots sizes way too small, roads too narrow
Increased crime, not sure what security are doing No maintainence of the g olf course behind
charlton st. Absloute snake haven behind the houses there Dog s always off leash on the g olf
course- dont see any club links doing anythi g to deter
147 Disappointed in maintenance and administration fees when those in charg e do little to
represent us and actually seem to ag ree that lend lease really don't care about the estate
and never will
151 Inaction & apathy relative to enforcement of Manag ement Statement
156 We pay so much for the use of g ym etc but it isn't open 24/7 so I can't use it as much T he
rates are also too hig h
159 Lend lease or club links choose who they want to help and who they don't. Our g rounds
other than Pembroke parade have never looked worse, the shade took forever to replace
and i still don't think it has been fixed correctly
160 Nothing for kids over 5yrs to do
ResponseID Response

176 For a 12 to 13 year old estate and being community titled there has been no prog ression
with anything since I looked into this place back in 20 0 8. T he place does not look maintained
at all. Have a look at all the non-community title estates along Camden valley way.
Infrastructure is in place well before even all the homes a built. T he small complex of shops
lend lease call a shopping centre, now that is a joke. T here truly needs to be a proper
supermarket in here and other required shops like the estates all along Camden valley.
T hey have so much more, are not community titled and some of them even have less
housing then this estate. T his place does not need people to continually block prog ress but
people in authorative roles that are forward thinkers and are g o g etters. I mean even like all
the overg rown g rass and dead g rass all around the g olf course and bordering the back of
people's backyards looks so unpresentable, nevertheless also being unsafe. And lend lease
stating to some home owners that have broug ht it up as an issue, by sending a
representative out (a young bloke) and advising the residents that this is the look that lend
lease is wanting to maintain. REALLY, this is the look??? Also Steel wiring sticking out of the
g round and g arbag e left along the g olf course bordering the new blocks is also terrible to
see. No proper maintenance or clearing is happening . I can g o on even with what has been
promised for this place but not delivered. Also, the petty arg uments between home owners
and lend lease on such small matters about fencing borders etc and not returning people's
bonds is also a joke. T he whole estate has so many variations of fencing that this stance by
lend lease to some homeowners, is another example of poor manag ement on their behalf
initially before it had g o to this stag e. After 3 or 5 years lend lease have not rig ht to hold onto
people's bond money where certifications have taken place and they sig n off for one side of
fencing for an owner but not the other. T his is a real issue here and lend lease have no rig ht
to withhold people's deposits. Flexibility seems for some and not for others. Ag ain, I am
basing this as an overall living in this estate, not basing it on the Clublinks side of thing s. But
all tog ether alot needs to be done for an estate that should have prog ressed in alot of areas
and also to look immaculate for this side of Sydney. T o be known as a top class estate, the
way it is now it does not meet this at all.
190 No country club yet xx
191 it's starting to look like any other estate with cars parked on the lawns, unkept front g ardens
and lots of rental properties where none of the desig n requirements have been adhered to.
198 What was promised ie g olf course, club house, restaurants, bike track, etc has not been
delivered in a timely manner.
20 4 Cause it's expensive to live here and g et nothing for it
220 What we were promised would be available before we purchased land and built has not
been delivered
255 Location, amenities, security and lovely neig hbours

6 I have had no issues or dramas with anything
12 T he area g ives off a nice community feel, with well kept public areas, g ood location and the
convenience of local shops
16 Love the place but needs more facilities like shops and restaurants
17 T oo many thing s promised nothing carried out eg g olf club opening of 18 holes and
completion of pathways on g olf course
18 Disappointed that thing s promised by lend lease have never eventuated. But apart from
that, I love living here.
19 I feel that there are many g ood thing s that happen but there could be more done for the
residents by way of policing the bi-laws of the estate.
21 Its a quiet well maintained community that offers security and g ood amenities
22 disappointed that the long promised Country Club appears to be no closer. T his will provide
a location for residents to form closer bonds/friendships. Security of the area lacks cameras.
23 Love the life here but our fees are too hig h ! If we don't use Gym, Pool, T ennis Court or Golf
Course there should be deductions !
24 We need the balance of the g olf course open & the clubhouse built & open
26 g reat place, g reat neig hbors, property value, country feel, distance from city
27 If only we had a country club our estate would be perfect
28 Bing ara Gorg e is a nice and tidy housing estate with g olf course, Country Club, tennis courts,
shopping plaza with supermarket, bakery, cafes and restaurant. It also has a Medical Centre
and Pharmacy.
29 I boug ht in Bing ara Gorg e because of the promise of g olf course facilities
31 Very satisfied with my home, neig hbours, increasing transparency and efforts of Clublinks
and on site staff. Very dissatisfied with continuing situation of Lendlease making all decisions
without accountability, without considering relevancy to owner occcupiers or without g enuine
and comprehensive consultation.
32 Love the area and the people
33 It would have been very satisfied if the club house was being built and the course was
finished... Getting used to broken promises from LL
34 Not the friendliest of community. T oo many who g ets that don't know their facts.
35 Because of the thing s I ranked 1 to 3 of importance - pool, security, maintenance of parks etc
9
36 Dash
37 I feel that residents aren't always listened to with their concerns. Play equipment in parks
have been out of order for a long time. Country club questions arent being answered
38 T he lifestyle, community feel , safety
39 very happy living here. No real problems
42 Because we love it here
43 I love Bing ara Gorg e, however there aren't many facilities close by. E.g . shopping centres,
g rocery facilities. Yes we have IGA, however their rang e isn't larg e.
45 Cause I am
46 I like living here but would love the country club, and toilets at parks
47 Main concern is the poor mobile service we have here.
50 I haven't had any issues so far with living in the community.
51 I'm satisfied with where we live
53 Absolutely g reat place to live, But the fees charg ed outweig h the benefits.
57 Sig nature g ardens should be part of reg ular maintenance.
60 strong community values. Residents g enerally have respect for our community. As the
community g rows, would expect that this continues.
61 Didn't want to move here orig inally but have found the area , community and General
lifestyle very appealling .
63 I am satisfied but improvements could be made in relation to country club being built and
open etc.
65 Apart from wanting a wood fireplace allowed in my home and a country club to socialise in
the estate is impressive. In reg ards to infrastructure, wilton is lacking important community
infrastructure like restaraunts. Hospitals, shopping centtes and much more. As i am looking to
live here for quiete some time I am hoping the future looks brig ht.
66 Overall a g reat place to live. However I find the community levies excessive.
68 Very happy with living here, came here for a safer, cleaner place to live. Have noticed
rubbish in the ponds. T his is the only neg ative thing so far that I have noticed since moving
here. Otherwise very happy.
71 Location, peaceful living
ResponseID Response
10
73 Love living in Bing ara but very slow with clubhouse etc
74 Because we like living here.
75 Would be even better if strata maintained the trees, walkways and landscaping to a hig her
standard.
76 We love it here but there could be a few improvements. Not enoug h public rubbish bins
around the estate to dispose of rubbish means it ends up on the roads and parks. Pembroke
park has been closed for repairs for months... the trees around pembroke on the council
strip are rarely maintained so they can impede you when you walk on the footpath. Still no
country club despite the fact it was sold as a feature of this estate, little thing s but they stop
us from being very satisfied.
77 BG is a lovely place to live in a g reat location.
78 I am satisfied and happy living in the estate. What stopped me from being extremely
satisfied was the lack of information surrounding the future development within the estate.
T ime frames when the club house will be built or even if it will. When will the g olf course
have the 18 holes open.
79 Location to surrounding areas
80 we have only resided at Bing ara g org e less than 3 months
81 Everything I thoug ht it would be except disappointing the club house hasn't been built
82 Would be nice to have the clubhouse and other amenities that were promised completed.
83 Love where we live
86 =
89 I would be very satisfied if Pembroke Park was fixed. It's crazy that it had taken this long
93 I love where i live, I just think a few thing s are lacking . Like better parks for children, T he
country club, Before & after school care/child care.
96 It's a beautiful estate, very well presented with g reat services
98 Like the area and it is a nice estate
99 Some of the restrictions are a bit tig ht
10 1 I enjoy were I live, the facilities are g reat.
10 2 It's a beautiful place to live, but a lot of empty promises and residents not following
g uidelines make me not 10 0 % satisfied
ResponseID Response
11
10 4 Clublinks should be more proactive in maintaining community facilities and ensuring
compliance by residents with lawns and g ardens.
10 5 Everything g oing well, however the mess from leaves falling trees is out of control. We pay
for g arden maintenance, alot of g rass areas are covered in weeds. Security drive around in
routine, same time everyday.
10 7 Most of the reasons I moved into the estate are available. T he finishing of the g olf course
and the clubhouse would be the icing on the cake.
10 8 Most estates would of been totally completed after 5 years
10 9 Dissatisfied with the lack of infrastructure provided by Lend Lease.
114 Bing ara has developed very well over the past few years including the built form, street
scapes and community events like Big Nig ht Out, T asty T unes etc. T he next stag es are now
released so our community will continue to g row and improve and all this makes living in
Bing ara Gorg e extremely satisfying
115 I am happy living here at present, but I would prefer improved facilities as the estate is
g rowing in numbers of residents.
118 GREAT COMMUNIT Y T O LIVE IN
120 Great place to live. Satisfied with the services provided. Believe a lot improvements and
further facilities such as a g olf club/pub would be profitable and a positive for the community.
121 Because when we boug ht our land, Lend Lease said there would be additional facilities in the
next couple of years. We are yet to see these new facilities and I believe that there aren't
any plans for them. T his was dishonest and deceptive. We pay rates to live here without
what was promised, so I feel that it isn't really worth it for what we pay.
123 Love the security and community feel however very disappointed with the parks and lack of
resources with fixing them, not being able to walk to a decent park anymore with three
young children is very frustrating especially when we pay such a heavy community title fee.
124 I love the area and the primary school is close and excellent.
125 Still waiting for clubhouse to be built and the whole 18 holes to be opened. T his has been
frustrating as this is the main reason we boug ht land here. Happy with footpaths, would like
more play equipment for the kids,
129 We're happy here. Love the estate, how it's kept and the people. T he facilities are g ood.
130 We have not had the benefit of a Clubhouse or full 18 hole g olf course
131 Very pleasant
134 It's an amazing place to live
ResponseID Response
12
136 We love bing ara
138 We have no country club
139 Would like to see a club/dinner in the estate
141 I feel that our strata fees could be better spent on improving facilities ie parks
142 We love living here , all the facilities
145 Our parks and g ardens are shabby. Corner of Sutton Crescent is a disg race. No plants
replaced in 7 years! Hardly any left. Path needs replacing with something permanent.
146 Because g olf course isn't finished No parking at schools 24 hour security seems inadequate
Not enoug h variety of shops
148 I really enjoying living here
152 It is pleasant and I like the fact our kids can ride their bikes around safely
153 We love our home and walking around the estate is relaxing and beautiful. We have a
toddler who loves the parks and we feel safe
155 We all love this community.
157 love the community, main dislike is the disappearance of any update on the country club
158 Quite place to live. Good for families.
161 Overall this is a beautiful place to live, however with any tig ht knit community, the g ossip and
clique g roups within the estate can sometimes ruin the experience for residents who like to
keep to themselves and be more private.
162 Great community You can see the effort that has g one in
165 Bing ara has everything I need
167 Building and about to move to area but have family in area. I do think there are soooo many
rules for the build and plants etc and throug hout estate there seems to be differences in
what people have been allowed to do or g et passed. I feel this infring es on my enjoyment of
planning my next step. Also there seems to be some very unique people on Facebook who
are quite threatening around animals and too many dog s g etting loose in estate.
168 Nice suburb
169 I just wish that the g olf course and country club where done. Long time coming . Also can use
the g ym during its current hours of operation
ResponseID Response
13
173 Initially I was under the impression that the community would be like a country setting , now its
just like housing commission areas fit as many houses as possible in squeeze them in narrow
roads , nobody to police the illeg al parking on the wrong side of the road that seems to be a
Bing ara trait, not enoug h parking to pick kids up for school but yet there is an empty park
with a fence doing nothing , tell me you don't ag ree???
178 I Like the situation of my house but would like a bit more ammenities like a bus route to
Wollong ong ; Campbeltown and Picton and Australia post mail box at the shops- Nearest one
is in old Wilton - plus a nice restaurant instead of just cafes and takeaways would be lovely
181 Happy living here but still waiting for all facilities that were promised.
182 I am pleased to live here but disappointed the country club has not been built
183 I'm happy
187 Enjoy the community
188 Increasing traffic concerns travelling to and from Bing ara.
189 Cars are still parked over footpaths and nothing is done about it.
192 Love the resident facilities and appreciate other aspects of living in Bing ara (I could only
choose 3) but would have chosen more if possible
193 We moved here from acreag e and while we love Bing ara Gorg e we miss the open space of
our previous property
194 I value the presentation of the community and the g arden areas are not always up to scratch
- I am aware that council has a deg ree of ownership of this matter
195 I am happy with all aspects of the community
196 We
199 I always feel safe and love the peace and quiet of the area and have lovely neig hbours and
fantastic facilities.
20 1 T he landscaping has deteriorated to an unsatisfactory standard. A club house has not been
provided as promised. Compliance standards have not been enforced. Lend lease do not
provide development updates to the community. Many failed promises and inaction.
20 2 Many of the promises by the Developer have NOT been delivered at all yet or g reatly
delayed. Opening whole of the g olf course, driving rang e, clubhouse, badly need
somewhere to take family & friends for special occasions, drinks celebrate etc
20 3 Recently purchased in the area and it has all the thing s we were after.
ResponseID Response
14
20 8 Could be better, as we were told we would be g etting a country club before we moved in
however it is still not built.
210 Great community
211 We are very happy living here
213 Happy with the community, but still waiting for many promises of facilities to be delivered
214 Because I am satisfied
216 Just enjoy living within the estate, nice feel, not that far from really any where
223 Overall I am happy :) I do wish the g ym could open at 4am so I could g o before work. Other
than that I am happy
224 Need more security
227 Mostly happy with living here. T here's always room for improvement thoug h.
229 Location and presentation of the Estate. Facilities - 24 hr security, customer service point, the
g ym and g olf course. T he cafes
230 Because I have been requesting the g ym be open from at least 4:30 am for the past few
years with no result
231 I think the presentation of the estate needs to be included in our fees g oing forward. I find
that a priority. I also think the kids park needs to be fixed. Iv found over the years thing s take
too long to be fixed in the estate. Like park fences, park equipment, g ym doors etc. I know at
my work I can make a phone call and have someone out to fix thing s that day or at the very
least that week.
232 We love the area, but are disappointed that we still don't have the facilities such as the
country club and bike trails/walking tracks etc that we were promised when we orig inally
purchased.
237 I am happy to live in Bing ara Gorg e because most of the time it is a well maintained estate
and a g reat environment for my children to g row. It does however, come at a hig h price.
238 T he community is very peaceful and has many like minded neig hbours around making it an
altog ether satisfactory place to reside.
240 I feel that Bing ara has a g enuine community feel to it. T his is owed to a few factors: -
Presentation of area - Social/ participation of residents - Efforts by Clublinks etc to create
community / a flow information Essentially, it feels as thoug h all aspects are handled
/maintained in alig nment with the reasons we purchased here in the first place.
241 Quiet. Rural. Well maintained Activities on hand Wonderful coffee places with relaxed
atmosphere
ResponseID Response
15
242 I think there could be improvements
243 We like it here
244 Well presented, community events family friendly, close to school, shops and parks
245 T hing s could be improved
246 Fees are too hig h
247 We have lived here for 10 years and while the g eneral presentation is g ood, we still do not
have a complete g olf course and do not have a country club.
248 Overall a fair decision
249 .
250 Bing ara is a g reat community, the community feel is awesome, unfortunately due to COVID
thing s have chang ed a bit, but I think the more community events we keep g oing the better
and we shouldn't let it hinder to much on the way we live our lives.
252 We enjoy the peacefulness , the appearance , our views Easy to access work shops favourite
places from where we live
253 Needs way more community features such as a club house where all residents can g o for
dinner and drinks tog ether and be able to walk home (or have a courtesy bus), dog parks,
more thing s for teens to do so they stop destroying the kids' parks.
256 I love living at Bing ara Gorg e

5 due to the extra properties being built in the coming months / years - security needs to be
increased to more than 1 car and the route they drive needs to be chang ed every time they
patrol. T he recent car break ins is alarming and shows a need for extra security within the
estate. Installation of cameras at the entrances and all parks are definitely needed.
27. Do you have any other comments that you would like to make in relation to thesecurity services at Bingara Gorge?

8 We would like to know just when the supposed Country Club is g oing to be built. T his never
seems to g et addressed and I know a lot of residents purchased in Bing ara being told it
would commence building within 6 months and this was prior to my purchase in 20 14 at
which time I was told the same. I took photos of the lot when I moved in and I actually took
photos ag ain not long ag o and the lot is still the same. Maybe it is time for the residents to
take a class action. T his question is never answered and continually ig nored.

10 Definitely not as friendly, use to g et waves all the time..now maybe one g uy does. When first
had baby, I used to leave g arag e open by mistake- 2. Security noticed and knocked on door
to let me know. Now I have left it open by accident 3 times for the whole day- remote needs
fixing . Not ONCE have security knocked on door. Recently it was the other nig ht rig ht after
breakins nearby.
11 why are we paying for a security patrol that is offering home call out services? why cant
these residents find a neig hbour who can do these chores for them?

17 Love having security driving around the estate especially at nig ht
18 Waste of money. Don't see the point of it. Cars still g et broken into etc as only 1 vehicle
patrolling , so easy to time it if you are a criminal. Also, they have no authority to do anything
anyway.
19 People need to understand that the security can't cover every street every minute of the
day. In g eneral, the security people do a fantastic job and should be recog nised for doing
so?!
20 No
21 Its very disappointing that the g olf course still remains closed after all these years. Having a
perfectly maintained 9holes and not being able to use due to a "bridg e" construction is very
frustrating and doesn't seem viable.
22 cameras around the estate would be a deterrent to the damag e/break in of cars.

25 Due to a recent spate in car break ins, some sig nag e around the estate that clearly states
there is roving security, mig ht be a deterrent. Cameras at entry/exit points too.

27 I am happy with security
28 Response time to a trig g ered alarm is fast.
29 Security does the job they are contracted to do but there is community feeling that is not
enoug h as there are incidents happening that provides dissatisfaction.
31 I like the presence of security but do not feel it solves all. As security personnel are unable to
action problems I would hope they are somewhat of a deterrent. What I would be more
interested in from a security point of view is cameras being installed and a security camera
packag e being offered to residents. residents should be bearing most of the responsibility
for their own security.

113 I have resorted to eng ag ing my own alarm technician as after 8 years my alarm still did not

e.g . a profile should be sent to residents so we know who they are and can say hello or have
a conversation if needed. I feel we should be g iven reg ular updates/reports on security
statistics e .g . number of responses, number of hours driving in the estate, Gym checks,
number of other services provided to the estate etc
114 T he security are amazing and quick to respond whenever i have called.
115 I would like to see more active roving patrols, particularly during the evening and throug hout

5 Lack of presence.
32. Why have you rated your satisfaction that way?

9 I have only experienced rude interactions and the left arm not knowing what the rig ht is
doing . Poor communication and lack of information provided. Precinct fees are very
expensive, especially now with the restricted g ym opening hours.
11 CL are meant to be here for the resident but i always feel like i am talking to a LL staff
member when ever i ask something . Worry more about the quality of work being carried out
around the estate rather than who parks their cars and trucks on the streets of the estate.
13 I feel like we pay a hig h rate and don't g et much in return, althoug h the facilities are open to
everyone we personally don't use them (have probably used them maybe 5 times in the
past 5 years?) rates should be divided more evenly rather than per lot size and should be
based on what facilities you use and how often. Play equipment is often under maintenance
for extended periods of times, the park at Sutton crescent should have play equipment for
the children, being a round about style park it is more tempting for the children to run around
and g et too close to the road rather than focus on playing in the middle where it's safe, for
that reason we don't use it.
14 T here is a break between LL and Clublinks that doesn't resolve resident issues. We just
never hear anything back from LL.
28 Clublinks manag ement is very g ood.
44 T here is no immediate interaction with residents outside of the Pulse building . T he staff are
often vag ue when answering requests or couch their answers with jarg on. Promises are
made and never kept and issues are not resolved.
57 Not sure they are working for the benefit of residents.
66 Could be doing more. Especially with no events to org anise during COVID
77 At times it feels that CL dosnt care or it is disconnected from its residents needs. Equipment
in the playg rounds left broken and unserviceble for months. Gardens and community area
left unkempt. Heavy T rucks left parked around the estate.
84 I don't know what our money g ets us. Yes it's pays for security but I really don't know what
else it g oes towards. I feel like the Hig hlands doesn't g et as much attention as other precincts
87 N/A
95 As per the thing s mentioned earlier in the survey.
10 4 Clublinks arent proactive enoug h and cost to much for what they provide.
110 Frankly, we g et a lot of huff & puff info to justify the existence. Council is now being eng ag ed
in looking after public spaces and g ardens, heaven help us when the weeds start g rowing
and we wait on council to manag e. With the g rowing population that will lesson the value of a
so called "community". We may as well be just another council precinct. We pay council rates
and with added Clublinks fees to basically maintain a g olf course , g ymnasium &
administration of really what else?.
ResponseID Response

115 I don't feel that the feedback previously provided on other surveys is taken onboard. Some
issues raised take to long to process and rectify such as the broken equipment at Pembroke
Park. T his has taken far too long , especially in the current climate, when the children really
need the outdoor play-spaces in the estate.
128 We pay top dollar for thing s that dont even exist. Instead of showing compassion during
Covid you have done nothing but send emails saying YOU MUST PAY. If it wasnt fir residents
blwoing up about the g ym you wouldnt even have bothered yo find out we are exempt. T he
whole org anisation is a joke.
140 Pay a fortune, g et nothing for it. We are fast outg rowing the current facilities
150 they should be doing a lot more
151 Manag ement Statement enforcement is non-existent
159 If we are paying for a community we certainly need more services, our g ardens, paths and
parks g et no attention at all unless you live on Pembroke Parade. Our club was promised so
long ag o and we have all g iven up and are moving elsewhere
167 Just g etting started but no way to pay levies yet and have asked questions to assist with
planning my build and have had no response
168 Can't see the value in the money spent.
169 U
184 I'm frustrated that the one thing my family uses frequently being the park on Chisholm is out
of action. I know there is frustration in the residents too. We do t use any other facility as we
have our own pool, hoops etc. but the park is a nice place to catch up with other children for
my kids. I also feel the maintenance is of very poor quality too. I personally feel that as
Oxenbridg e has become a main road, when orig inally is was meant to be a cul-di-sac, it
should be maintained as Pembroke is. I went down near pulse and the g ardens lacked any
care, weeds and needed new bark in g ardens. T he whole area looks sad, no tiling around
the pool, all the boards up looks terrible and of course lack of a clubhouse. I understand
that's not clublinks issue, I'm sure it's Lendlease, but wish clublinks could push on residents
behalf.
190 Not happy

231 As I said earlier I think the presentation of the estate needs to be included in our fees g oing
forward, definitely do not ag ree with paying extra fees for any reason as we have extra
blocks and therefore additional fees are being paid from everyone overall. I also think the
kids park needs to be fixed. Iv found over the years thing s take too long to be fixed in the
estate. Like park fences, park equipment, g ym doors etc. I know at my work I can make a
phone call and have someone out to fix thing s that day or at the very least that week. I'd like
to see the fees include the maintenance and presentation as a priority. T here is a g ated
community estate similar set up to ours over Narellan way and the estate looks amazing
when you drive around but our estate is not looking anywhere near that level. Plus our bar is
still not even built. We have been told when more people are in this will be done but it hasn't.

7 Could be one of the premier courses... sick of waiting and the excuses..
14 T he course is desig ned by a Pro for a Pro. As a resident I thoug ht it would be catering to
more retired style g olfers. Plus no-one listens to sug g estions re pin placements ,long g rass
issues or other 'resident preferences'
125 Very dissatisfied that only 9 holes are playable, I have been waiting years for the 18 holes to
be opened. T he g olf bridg e should be made a priority as I have now joined a different club
because it is unsatisfying playing 9 holes twice. Also there is no medal rounds, no pennants
teams, no club championship and no where to have a beer after the round, this is why I'm
very dissatisfied. T he course is in g ood condition, it just needs to be 18 holes as promised
130 T here is next to no variation in types of competitions. Prize money is limited to 2 winners it
should be at least first 4. T he food and drink offering is poor Above is not a g ood look if one
is bring ing visitors to the Community.
147 Would like to see course cater to all levels of play and listen to residents
150 staff don't listen. too much focus on keeping lendlease in the g ood books of
environmentalists, aborig inals etc g olf courses are for g olf. bikes, walkers dog s etc are
annoying and should be banned mow the roug h.
154 Need the 18 holes open
158 Only 9 holes
169 Open the other 9 somehow
248 T here needs to be g reater variety of comps. Maybe there should be a committee of
residents advising Clublinks, more heads are better than one.
257 Where are the next 9 holes?????
39. Why have you rated your satisfaction that way?

22 I am not a reg ular player and therefore unable to compare with other courses.
24 Its a g ood course & well maintained. T he other 9 holes needs to open thoug h
29 Pulse service is excellent.Golf course is g reat but is still only 9 holes with no clubhouse as
promised would be completed by now when we purchased in the estate.
32 T he club could use some more merchandise, a club house and obviously Another 9 holes;
however, the staff are always approachable and helpful

66 Happy with the 9 holes. Still waiting on the other 9 and the club house
68 T he course is always in g ood condition. You rarely have to wait to have your shot. Nice
scenery. Some areas off the course could be improved. More concrete cart paths. Sig ns for
150 m and 10 0 m from g reen to be more prominent.

78 I enjoy playing . T he course is well maintained. Staff are friendly and helpful. Just wish the
other 9 were open.
81 I don't play often but has everything I need when I want to have a fun hit
82 Great course, well maintained with a g ood level of difficulty
90 Not 18 holes . Sick of playing same 9 each week
92 Because we don't have to pay to play g olf
96 Limited usag e so far.
98 I think the course is g ood
10 0 Well-maintained course
10 1 Course is g reat and in g ood condition.
10 3 I am satisfied with the Golf Course up keep and the Professional staff are always helpful
10 4 Need g olf lessons for both kids and adults at a reasonable price. Need to promote g olf to
kids. Need to open the full course.
10 7 T he staff are g reat!! Not having the 2nd 9 holes open limits & the clubhouse completed
limits me from saying very satisfied.
10 8 Would like to have the 18 holes available.
10 9 Overall i am satisfied
110 My judg ement can only be more accurate if we had a completed Golf Course with promised
facilities
111 I play g olf and enjoy it. It's a lovely course.

183 Unsure
185 I'm satisfied
187 Enjoy adhoc use g enerally as a result of family members wanting to org anise a g ame socially
188 .
189 No bridg e to rest of course
195 I don't have anything else to compare too.
196 I believe it is a g reat course well operated by staff
199 Availability
20 1 T he furniture is uncomfortable and therefore uninviting .
20 2 want all 18 holes open & a clubhouse
213 Having a small child has limited the opportunities to use the course but I look forward to
using it ag ain in the future
214 It meets my expectations
216 Very happy playing , and enjoying the course.
238 Players need to be asked to respect the course more and repair divots etc as well as keep
carts well away from the g reens and tee areas. T he competition on Saturday has too many
social players mixed in the tee times.
240 Easy booking experience online. Staff are relaxed about last-minute booking s and very
helpful with all aspects of the experience.
242 I would like to see the club house finished
244 I'm very happy with what is offered
255 I am happy with the services provided

5 I am disappointed in the lack of maintenance within the estate , the children's park is still not
fixed - it has been months. T he lack of maintenance within the estate - other than the main
entrance is definitely lacking and I feel we are not receiving what was promised by paying
our levies. Security needs to be upg raded immensely due to the increase in homes and the
most recent break ins. T he g ym also needs to be open earlier with the hours of operation to
consider ALL workers especially those that are needing to leave early morning including shift
workers as well.
7 Sick of paying the extra money for nothing ..
9 Increase community involvement and provision of information. Having recently purchased
land, there is little communication flowing and you mig ht find that more communication mig ht
decrease the explosions on social media.
55. Do you have any further comments or suggestions you would like to make as aresident at Bingara Gorge?

11 hurry up and deliver us everything i was told would be delivered and stop filling us full of
stories. I want a country club and stag e two of the shops, not more townhouses. LL said we
would g et a second stag e of the shops if they g ot 180 0 homes so why the chang e to
townhouses?
12 Several - Early completion of a clubhouse etc would be appreciated. A larg e off leash dog
area would be appreciated. A VILLAGE GREEN (perhaps opposite the shops) WOULD BE
APPRECIAT ED where nig ht markets/social events etc could be safely held. No more
townhouses.
14 Get LL to be more open. We are the customers. Currently I would never recommend anyone
buy in a LL community.

21 A dog park, as there seems to be a larg e amount of dog s that frequent the g olf course and
concerning that residents do not pick up their dropping s an let them roam free
22 would appreciate updates on development time lines, such as the Club House, further land
development and improvements to the road system into and out of the estate.
25 I feel proud and pleased when I drive into Bing ara to arrive home but the strata fees do not
match the benefits of living here especially compared to other strata estates such as
Harring ton g rove. As more houses g o in, the facilities at pulse will not suffice. Parks need to
be updated and modernised. What are kids expected to do at the hig hlands park? A
clubhouse is desperately needed.

28 None.
29 Would like to know why the community levy is basically the same as what we were paying
over 5 years ag o when there were very few homes in the precinct. Now the precinct has at
increased least 5 fold the fee remains the same.
31 I would like to see formal Executive Committees for Precincts in place whilst remaining in the
Initial Period so that we have what was promised to us in all the early sales literature.

44 We have been extremely disappointed at the non provision of ammenities. Also the lack of
care and maintenance around the estate throug h ambig uity as to who is responsible for
different services. T oo many g roups involved...Clublinks...Council...Lend Lease...so confusion
arises. Promises were and are still made and never kept...especially reg arding upkeep of
public area, streets, g ardens and parks and provision of ammenities. More and more houses
are being built making more money for Lend Lease but the supporting promises are being
sacrificed. Public transport was promised but has never eventuates.

53 Lower Community fees and build a function center within the next 10 years possibly? as

55 remove the levies and rates until residents have occupation certificate. How is it fair to be

77 Overcommunicate with different medium to the residents (emails are not a g reat way to

attend in person. Meeting s should also be scheduled during evening so working people can
attend. Asks security to confront and report young kids that vandalise shared equipments
and dog owners that pick up after their pets. Dumping rubbish and heavy vehicles/boats/
trailers left in the estate is also unsig htly. Install cameras at entry points in the estate and in
parks to reduce anti-social behaviour.

82 Need a few more machines in the g ym like a prone hamstring curl and ab crunch.
84 I'm very disappointed with the overall look of the Hig hlands as well as other precincts. I feel
like the quality of Bing ara has dramatically decreased in the past few years. With all the new
homes about to be built in the newly released areas I hope they are held accountable to the
building g uidelines. Sometimes I think why don't I move to old Wilton, not pay any fees but
just enjoy the facilities, parks, g olf course, etc. I don't like the increased number of trailers
being parked on the roads around the estate and the lack of action being taken. Why aren't
resident held accountable for the lack of maintenance and street appeal of their properties?
Why aren't residents who have lived in the estate for years held accountable to complete
initial landscaping ? My neig hbours has lived here for 3 year and hasn't done an ounce of
landscaping ! It bring s down the appeal of the street (I understand this is a Lend Lease related
issue but it extremely frustrated that people aren't held accountable for none compliance)
Generally more information from lend lease: What is the status of the country club? What is
the status of the next 9 g olf holes? And g olf bridg e? Is there any time frame. Happy to be
contacted directly: cameronscholte@ live.com.au
85 T he school announcements are too loud, should be for the children to hear, not the estate.
Parents during drop off and collection speed throug h street and are abrupt and tail g ate.
T hey park on lawns. A drive throug h and collect would be a better option throug h the car
park? T he influx of non estate people aren't respectful of our estate, it's annoying as we pay

92 T he strata rates should have been re-assessed due to the COVID pandemic and the

110 Will add to the frustration of others about the promised facilities near Pulse. Lend Lease are
happy to dig up more land for real estate, however there promises mean absolutely zero in
the estate.
111 I comment every year about the parking of caravans and boats on the streets of Bing ara.
Some of these streets are extremely narrow and difficult enoug h to neg otiate. Boats,
caravans trailers etc I understood were not to be parked on the street or council strips. Why
is this allowed to continue? T here is also an issue with people using Pembroke Parade for
ride sharing . People who presumably don't even live here park for the day, and sometimes
for several days at a time, and enjoy the 24 hour Security. Can't there perhaps be 2 hour
limited parking to prevent the main entrance becoming a carpark?
112 Would love to see public transport available and the country club built
113 Public transport is appalling , I feel more should be done to lobby for public transport
facilities, we need buses to Picton, Campbelltown and/or Wollong ong , especially for the
young and the elderly. Many Young adults g o to Wollong ong university with no way of
travelling there except by car. T here are zero public transport options to g et to Wollong ong .
Even Picton, g iven we don't have our own club house there are very limited ways to g et to
Picton other than drive. T here are many elderly people here perhaps some activities aimed
at older residents.

121 More communication about the facilities that were promised is needed. T he recently
handling of the g ym opening hours with covid reg ulations was poor. It sent a messag e to the
residents that the clublinks staff did not care enoug h to keep pulse open for workers that
work outside the usual hours. Only after the residents shared their dissatisfaction did the
staff say they would accommodate hours outside the usual 9-5pm. Lucky we are exempt due
to being strata titled, but this just came across poorly. We are paying a premium to live here,
so it would be nice to have people who work here that care about the place and the
residents.
123 More shops, more activities and events please
124 I think the park in the hig hlands requires play equipment for children & would like to see the

125 T here may need to be speed humps put in on fairways drive as cars speed coming from

information needs to be updated to residents.

184 Would love honesty about a clubhouse, something like Menang le would be g reat! It would
g enerate income and attraction to the estate. Residence could hold functions there, they
could do wedding s, parties and would be a lovely place to have dinner or Sunday breakfast
with residents/ friends. Our fees are rising , but we aren't g etting anything extra for our cash.
In fact, with our park closed, We're actually g etting less. Making all of Bing ara aesthetically
pleasing , not just Pembroke pde. Oxenbridg e needs speed humps- kids can't play because
cars fly as seen with the young lady that flipped her car, someone could have been seriously
hurt, if someone was walking by or kids on their bikes, it could have ended trag ically. It's a
dang erous road- a visitor reversed out my driveway and nearly g ot demolished, as we live
on the bend you can't see cars come when they're hitting at least 70 -80 k's (no

192 I like living here and g enerally most people are friendly. I think that people who break the
rules such as parking on the footpath, having boats, trucks on both sides of narrow streets in

visiting the estate to slow down.

233 I'm not g oing to sug g est anything new, however I sug g est that Lend Lease deliver on all the
promises they made 8-10 years ag o. Given this, I don't believe anything that is said from
Lend Lease or Clublinks in relation to Lend Lease (as a mouthpiece for Lend Lease). For
example, 18 holes of g olf being open for play - not delivered. T he balance of the facilities
(eg clubhouse/function area etc) - not delivered. T he former Clublinks manag er "T ina" was
happy to Grandstand at a presentation (held at Wilton Public School) about clubhouse
construction starting by year end, and that was probably only 5 years ag o - please look out
the window and let me know how that construction is g oing . As for the g ym opening at 4am,
that is not necessary, people don't need to speed throug h residents streets at 3.55am to g et
to the g ym at 4am. If the g ym was in a commercial area fine, but not in a residential area. T he
outcome of the recent upg rades and cleaning of the g ym was very g ood. T he manag ement
of the g ym hours during the recent Covid 19 rules chang es was also g ood consider the
circumstances and chang ing nature of the rules. Dancing - the parents of the dancing children
need to stop hang ing out near the cardio equipment and the entrance to the g ym, especially
during time of social distancing .... are they even residents?
237 I like living in Bing ara Gorg e. I dont like how the strata fees have been worked out. I only live
on an 80 0 square meter block and pay $2340 a year. I know there are very larg e houses on
very larg e blocks such as in the pembroke precinct that pay sig nificantly less. I have
questioned this numerous times only to be told that in order to chang e my unit entitlements I
will have to g et my block re-surveyed and therefore the entire precinct would need to be
re-surveyed. My neig hbour that lives on a larg er block around the corner, just 4 houses
down, pays much less that I do also. I fear that when I try to sell my house one day, other
houses will be preferred over mine because the fees of mine are very hig h.

especially in times like these, yes, we have to be careful, but if we can make it happen, we

252 Love where we live and how relaxed we feel althoug h needs to be more equitable in way all

253 More bins needed around the streets, it's not nice walking the dog and having to carry the
poop the whole way. New AT M provider needed that doesn't rip you off, one of the big
banks would be nice - that one is well known to g ive you less than you attempted to
withdraw, but still take the money from your account, and the provider does not care when
you call them.
254 Would love to see more thing s for older children such as pump tracks, skate park ect I feel
there is nothing for children as they g row play g rounds are ok for small children but older
children have nothing and I feel this only encourag es them to g et up to no g ood as they g et
board. Would also like to see more shops (eg woolwoths, aldi ect) and eateries as well as
more care facilities for both early childhood and school ag e. 1 child care with before and
after school care and a few family Day cares is not enoug h for the g rowing population of
young families in which the estate appeals to.
255 A lot of emphasis is put on the landscaping on Pembroke and Fairway Drive (which look
