INTRODUCTION

This report presents the findings of a Enviro ental Site Assessment Preliminary

Investigation - Stage 1 performed on the site situat d just south of Meadow Creek, British

Columbia (Figure 1). The approximate site 10 ation is 50°15' latitude and 116°58'

longitude. The legal description of the Site is:

Parcel Identifier: 016-372-492 District lot 881 Kootenay District, Except 5895 and 15969 (2) Parcel A (Explanato Lot 898

1) Parts included in Plans 674P, 5334, Plan 1359191) and (3) Part in District

Written authorization to proceed with this asse sment was received from Ms. Beth

Woodbridge of Columbia Basin Fish and Wildl fe Compensation Program in a letter

dated February 17, -1998, your file number 595-2 !DUNCAN. The work was conducted

in accordance to our proposal of February 13, 199 .

The purpose of this Phase I assessment is to rovide a professional opinion of the

environmental condition of the property particul ly with respect to the potential for soil

and groundwater contamination.

The scope of work for this project consisted of:

~ a review of available infonnation from v ·ous sources with respect to the historical use of the site and its surroundin s;

~ a historical title search;

~ a visual reconnaissance of the site; and

~ preparation of this report.

SITE LOCATION

March 6, 1998

The Site boundaries is shown in Figure 2 (base on a plan obtained from Mr. John R.

Legg of Rem ax Realty). The Site is approximatel 203 ha (501 acres) in area. It consists

of two major areas (Areas A and B), which are jo ned by a narrow strip of land (Area C)

which borders on a back channel of the Duncan . ver. Most of the Site is classified as

Agricultural Land Reserve (ALR).
