Stephen George & partners llp is delighted to be working in london and
the South east, bringing its expertise and experience to clients. We have
a formidable track record in masterplanning and the design and delivery
of large mixed-use, retail, commercial, industrial and distribution projects
throughout the UK.
as a leading UK design practice, we pride ourselves on delivery and quality on all
projects, large or small, and have an admirable reputation for client service which is
second to none.
We also have considerable experience working with existing buildings, be it
one-off conversions of private dwellings, reusing old building structures for
new uses, rejuvenating tired and worn-out finishes and components, improving
environmental performance or restoring listed buildings.
Key members of staff have worked in london over a number of years and we have
built up a strong core of experience and expertise in working in the refurbishment
sector, which is of particular relevance to the london market.

located close to the widely publicised hornsey road development, the £1�
million scheme for Mortar Development Group will contribute towards the
‘gateway’ development into the City of london.
The scheme comprises retail space at ground floor level, office space situated
over the first, second and third floors, and 350 student bedrooms in the form of
studios, 3, 4, and 5-bed cluster flats together with outdoor amenity space.
the scheme has been meticulously designed both to retain a locally listed building
facade dating back to 1874, and to enhance the ecological potential of the site
with the incorporation of a green roof at fifth floor level boasting views across
london, a green wall, and a sympathetically landscaped central courtyard area.
following a design review by the gla, the scheme is currently on site with mansell
construction Services (Special projects london). the project is due for completion
June 2013 and will incorporate a BREEAM multi residential and office rating of
‘excellent’.

In august �011 rioters in north london caused extensive damage to property.
the Carpetright Warehouse - pictured left - was destroyed by fire and the
Jobcentre building next door was damaged by an arson attack and severely
heat damaged by the effects of the Carpetright fire.
In the days following the fires, the Jobcentre was broken into by theives who stole
copper pipework throughout, leaving significant water damage in their wake.
We were retained by clients to carry out inspections and to prepare reports to assist
them in their discussions and negotiations with the insurance loss assessor. We
subsequently prepared detailed specifications for the reinstatement of the interior,
the replacement of damaged sections of the roof repairs and replacement of
windows and the entrance canopies.
We also co-ordinated reports on fire damage to the structure, the weatherproofing
of the exposed end wall and health and safety issues relating to control of access to
the adjoining site.
We worked with the client team and contractor and the reinstatement works were
completed in 13 weeks.
the facility was reopened by the employment minister chris grayling in april 2012.

the Bridge is an exemplary mixed-use development which forms part of the
thames Gateway and fulfils the government’s vision to “kick-start the process
of turning europe’s largest collection of brownfield sites into living, breathing
communities where people are proud to belong”.
the 264 acre (100ha) site includes 1.89m sqft (176,000sqm) of commercial space
and 1,500 homes, in addition to leisure facilities, a shopping centre and primary
school and an innovation centre for start up businesses.
our designs integrate the mixed-use elements and minimise dependency on the
private car. fastrack, a pioneering bus system, links the bridge with dartford,
gravesend and the bluewater shopping and leisure complex. its buses run on a
dedicated route that avoids local traffic and includes a new bridge over the M25.
Stephen George & Partners’ vision has ensured this is a flagship project.
the design of the buildings complement the prominent location of the site and
have created a development of regional and national importance. our intelligent
and holistic masterplan allows buildings to relate to each other and their
surroundings. this approach, together with the implementation of a bold and
distinctive landscape scheme, creates a strong identity and sense of place.

a former industrial estate, the Bridisco site is situated on White hart lane,
tottenham, in the Borough of haringey.
The emerging Haringey Core Strategy identifies the site under policy SP8
Employment as being within the White Hart Lane ‘Locally Significant Industrial
Sites’ (lSiS). the policy allows the use of land for a range of industrial uses where
they continue to meet demand and the needs of modern industry and business.
a detailed planning application, on behalf of curtis real estate and the northern
Ireland Local Government Offices Superannuation Committee, in support of a
full planning permission for a distribution warehouse for Selco trade centres ltd
together with infrastructure, access, parking, external storage and service.
the proposed development is within the designated use for this area and following
demolition of the existing buildings, created a cleared site of some 6.98 acres
(2.825 hectares). The first phase is currently on site and due to finish in 2013.

SusCon, our sustainable construction training and research centre in Dartford,
has been awarded a BreeaM education ‘outstanding’ rating with a score of
8�.�8%. on completion this was the highest ever achieved for this category of
building.
Suscon was delivered for a public / private partnership led by dartford borough
council, prologis UK ltd and north West Kent college and is designed to be a
learning tool for sustainable construction. its pioneering curriculum, a successful
collaboration between north West Kent college and the construction industry,
offers a new approach to sustainable construction learning that is designed
to help people meet the challenges of a greener future. the building’s design
and construction reflects this innovative approach and offers a fully inclusive
environment for all.

this project arose as a consequence of relocation from another site. We were
retained by clients to carry out a feasibility study assessment of the capability
of the tugu Building to accept the intended use and then to develop
proposals for client approval and tender documents for procurement.
The proposals include the conversion of an existing covered parking area to office
use and the insertion of a new shopfront to the new Jobcentre facility.
our work included the thorough assessment of the capabilities of the existing
structure, fabric and services systems including evaluation of means of escape and
access.
We assisted our clients in their negotiations with the building landlord and
prepared drawings and specifications to secure Landlord’s Consent and requisite
licences.
We liaised with the city’s planners and our client’s planning consultants and
prepared drawings for planning application - including changes of use, external
alterations, signage and roof plant.

littlebrook Business park is situated adjacent to the existing oil fired power
station on the South Bank of the river thames next to the QeII Bridge and
Dartford tunnel. the site offers the opportunity to create a high quality
distribution park offering flexible buildings for end users. the development
framework plan responds to the existing landscape and ecological mitigation
areas and commitment to the green grid strategy, providing links to the
thames Walkway.
In accordance with the Outline Planning Approval, the total gross internal floor
space permitted is 73,089 square metres of B8 building class usage with works
being split into two main phases. Phase 1 includes 37,068 square metres of
development and Phase 2 equates to 35,021 square metres.
the primary generators for the layout of the site are:
• permitted development areas;
• considerable site constraints including extensive underground and above
ground services;
• retention of ge power Systems building;
• existing road network being retained in principle and enhanced as necessary in
relevant locations;
• proposed structural landscape.
a consistent approach for individual buildings has been adopted to create a sense
of identity for the business park. Elevational treatment, specification of materials,
proportion and detailing is from a common language and adopted across the
development. attention will be paid to the Kent design guide produced by the
Kent design initiative with particular regard to:
• Sustainability/climate change.
• movement.
• landscape.
• passive solar design.
• accessibility.
• Waste minimisation and recycling.
• energy efficiency.
• Site management and safety.
• Stakeholder participation.
The first building completed on site is a bespoke unit for grocery delivery service
provider, ocado.

Wandsworth, relocation options
Many of our projects are outwardly quite straightforward, but this can often
hide the very complex nature of the brief and the constraints on development.
Working with our government clients we are often called upon to provide
solutions to requirements for increased floor space or relocation due to lease
terminations or similar circumstances.
We are able to provide high level or detailed appraisals of possible receptor sites
and/or buildings and to develop proposals and designs, often within unusual or
challenging buildings.
In this example we were asked to provide designs for fitting out a purpose-built
self storage and retail unit to provide a new site for Wandsworth’s Jobcentreplus
facility. following insuperable challenges with the planning approval process, we
had to look at alternative sites, including an established development of business
units - pictured left.
the proposals have required us to plan and adapt the existing facilities,
investigating requirements for new accesses and incorporating new building
services systems in a very restricted structural envelope.
