DESCRIPTION

This introductory seminar will address the new LEED for Existing Building: Operations and Maintenance (LEED EBOM) rating system and will be focused on medium to large sized commercial and institutional buildings. Recently, LEED Existing Buildings Version 2.0 was replaced with an updated version called LEED EBOM. This move was designed to encourage greater industry participation. This seminar aims to review the new LEED EBOM rating system, discuss the differences between the new and the old system, and to share our experience administering the new LEED EBOM rating system. Topics that will be covered include LEED EBOM Process and Administration and all LEED EBOM credit categories.

LEED for Existing Buildings: Operations and Maintenance (LEED-EBOM) is a LEED

rating system developed for existing

commercial and institutional buildings

(especially office buildings).

system applicable to building operations,

processes, systems upgrades, and minor

space use changes.

owners and operators of existing buildings.

buildings that are 100% owner-

occupied, multiple-building projects,

and single multi-tenant buildings. In

LEED-EBOM is a whole-building rating system; individual tenant spaces are ineligible.

The LEED-EBOM Performance Period is the

time frame within which all applicable policies,

programs, and tracking systems must be in

place and operational. In this way, the USGBC

can verify that there will be no delays in

instituting policies outlined in the LEED-EBOM

requirements.

prerequisites and credits and 12 months for

the energy performance credits (EA

All performance periods must end within 1

week of each other (EAp2 and EAc1

notwithstanding)

Many LEED-EBOM credits require a policy to

be written and put in place for future actions.

All of the policies required by LEED-EBOM

must contain the following components of the

LEED-EBOM buildings must submit

for recertification at least once every 5

years to maintain their LEED-EBOMstatus.

For previously awarded credits and

prerequisites, the performance period

begins right after initial certification.

For newly active credits, the period is

3-12 months, just like the initial

performance period.

Many of the LEED-EBOM credits require different submittals for initial certification and recertification.

For example, for recertification you may be able to submit a signed statement

Although a building does not need

LEED-NC certification to pursue

LEED-EBOM certification, a LEED-NC building may be easier to certify in EBOM because many

credits overlap.
