Memorial Day—May 26On this day we honor those who have lost their lives during wartime. Originated after the Civil War, it has become a day when those that
fought for us are remembered in special programs.
Flag Day—June 14On this day we commemorate the 1777 adoption of the flag of the United States
by resolution of the Second Continental Congress. Many places host parades and celebrations in honor of Flag Day.
Independence Day—July 4On this day, we honor our nation’s birthday—the signing of the
Declaration of Independence. It’s a day of picnics and patriotic parades and fireworks. Patriotism in America is alive on this day with the flying of the American flag.
Patriot Day—September 11By a joint resolution on December 18, 2001, the Congress designated this day each year
as “Patriot Day” in honor of those who perished in the terrorist attacks. Each year the President calls for the flag to be flown at half-staff by everyone and to
observe a moment of silence at 8:46 am EDT to honor the innocent victims of these attacks on September 11, 2001.
Veterans Day—November 11This holiday was originally called Armistice Day to pay tribute to Americans who have
served in War for the United States of America. This is a day when Veterans’ organizations hold parades and the President customarily
places a wreath on the Tomb of the Unknowns at Arlington National Cemetery.

PREZa word from the
“I can’t believe it is already June which means 2014 is half over.”
We have had a lot going on at CPAR these first few months with some changes that will make things a lot smoother for our members. We have welcomed Vanessa Frost to the CPAR family as our AE and changed the office hours to have Vanessa available Monday through Friday between the hours of 10:00 am & 2:00 pm. I ask that you please try to make an appointment with Vanessa prior to arriving at the CPAR office, as there may be some days that Vanessa will be attending a seminar or an AE conference. We will make arrangements to have some-one available to meet with you during those times if needed. I ask for your patience while Vanessa is learn-ing the ropes. MATRIX: You can actually use Matrix right now. The Matrix Sign-In is the same sign-in as MLXchange-Fusion. The only thing you cannot do is Add/Edit Listings. I would strongly suggest that you start becoming familiar with the various screens because they are totally different. There are also online webinars that are being offered for those that cannot attend the live sessions. We now have an opening for a Director so if anyone is interested in becoming a part of the CPAR Board of Directors, please let either Vanessa or me know as soon as possible. JULY CPAR GMM: We are also excited about the July CPAR General Meeting that will be held at the Cheval Country Club. Our featured speaker will be Paula O’Neill who always has lots of updates for us about Pasco County. She filled the house last time, so please don’t miss out and be sure to join us for a great inexpensive lunch and a fabulous speaker. We have lots more fun things coming up in the next couple of months that I will share with you in next month’s letter. So, stay tuned and be sure to read through the CPAR e-newsletter to get the most up-to-date information. Thank you to all of the members and business partners for your constant support. We never take any of you for granted and hope that we have lived up to your expectations of a Board of which you can be proud to be a member. I look forward to seeing you at the June General Meeting on June 12th!

PLEASE WELCOME
I would like to take this opportunity to introduce myself as CPAR’s new Association Executive. In my first month as AE, I have experienced so many new things and met lots of wonderful people, and I look forward to growing a pleasant working relationship with all of our members.
I come from a background of administrative support and marketing for small businesses, but this is my first experience in the real estate industry, so I am absorbing as much and learning as quickly as I can. I appreciate your patience during this transition period.
On a personal note, I live in Wesley Chapel with my husband Ian and two sons, Devlin (age 9) and Griffin (age 6). I enjoy reading, crocheting, and running around my Quail Hollow neighborhood.
CPAR’s general office hours are Monday through Friday from 10 a.m. to 2 p.m. Please call to make an appointment if you need to visit the office. You may reach me at 813-406-6081 or Vanessa@cparfl.com.
Our office is located at 27642 Cashford Circle, Suite 110 in Wesley Chapel.
Have a great month!

DID YOU KNOW?
Correct grammar may help sell homes faster SEATTLE – May 9, 2014 – Luxury-home listings that are written in full sentences – without spelling or grammatical errors – move off the market three days faster, and they’re 10 percent more likely to sell for above list price compared to listings in general. On the other hand, listings riddled with technical errors like misspellings, incorrect homonyms and incomplete sentences sit on the market longest; they also have the lowest percentage of listings that command more than list price, according to a study conducted by online proofreading app Grammarly and Redfin.
For the study, Grammarly examined 106,850 luxury listings in 52 metro areas last year.
“Perfect” grammar listings may indicate the agent is attentive to other details as well, like pricing the home correctly and weighing offers, suggests Karen Krupsaw, vice president of real-estate operations at Redfin.
The analysis also looked at style preferences and found that phrases written in all-capital letters saw the least success in terms of sale price. Common abbreviations that tend to be recognized even by buyers outside the real estate industry, such as
“bdrm” for “bedroom,” fared well by comparison.

INFORMEDstay
Last week, I tweeted a link to one of my most popular blog posts ever, “Yes, You Can Stay on Top of Email.” Almost immediately, I received two email messages.
The first person said, “I really want to catch-up on email, but I have over twenty-one hundred unread messages in my inbox. Every time I think about trying to catch up, I want to cry. I don’t know where to begin!”
The second person expressed a similar sentiment. She confessed to having more than three thousand unread messages.
My advice was simple: declare email bankruptcy and start over. It’s not worth staying stuck in this state. It’s time for something radical.
You know it’s time for email bankruptcy when: • You have more than five hundred unread email messages in your inbox. • Your colleagues are complaining about your lack of responsiveness. • You have had someone say more than once in the last week, “Did you get the email I sent to you? I haven’t heard back from you.” • You feel anxious or overwhelmed whenever you think about email.
Does this describe you? If so, here are seven steps to declaring email bankruptcy: 1. Admit the truth. You are too far behind to catch up. Despite your periodic vows to the contrary, you are falling further and further behind. It’s time to do something major to get back on track. Say to yourself, I am declaring email bankruptcy. 2. Open your email program. Once you do this, immediately go offline. You need to “turn off the faucet, so you can drain the tub.” Email bankruptcy won’t take long—perhaps thirty minutes—but you can’t do it if you are constantly being pinged with new messages. 3. Sort your messages by name. Usually you can do this by clicking on the “From” field. Now scan down through the list until you come to messages from your boss, colleagues, or key customers.
Pick the two most recent messages from each and reply to those. But limit yourself to ten messages total. You don’t want to get stuck. If this takes more than fifteen
minutes, immediately go to the next step. 4. Create a new “Processed Mail” folder. This is the only email folder you will ever need. I explain why in “Yes, You Can Stay on Top of Email.” For now, trust me. Create the folder under your primary inbox. If you are, using Gmail, just use the Archive folder.5. Move all your messages into this folder. Begin by selecting all your messages (usually - A on the Mac or Ctrl-A on the PC). Mark them “Read” and drag them into your
new Processed Mail folder or Archive.
Now look at your Inbox folder and take in the view. This is what an empty inbox looks like. By now, you should be feeling a twinge of hope.
6. Don’t worry about your unread messages. If a message is important, someone will ask you about it. If it wasn’t, you won’t.
You don’t need to explain that you have declared email bankruptcy. You don’t need to fib or make excuses. Simply say, “I’m sorry, I didn’t see that message. Would you mind re-sending it to me?”
7. Commit to the “inbox zero” strategy. Your goal is to have your email inbox completely empty by the end of each day. To do this, you will need to learn four new email skills. Again, I explain these in detail in “Yes, You Can Stay on Top of Email”
Read this article and print it out for reference. Now turn your email back on and begin to practice what you have learned. The more you do it, the faster you will get. On average, I can process one hundred messages in thirty minutes.
Finally, like financial bankruptcy, you can’t declare email bankruptcy very often. It is an emergency procedure for dire circumstances.
The goal is not to evade your responsibilities but to wipe the slate clean, so that you can stay on top of your responsibilities going forward.

BUY ME OUT
A very successful real estate broker had a meeting with his new son-in-law. “I love my daughter, and now I welcome you into the family,” said the man. “To show you how much
we care for you, I’m making you a 50-50 partner in my real estate office. All you have to do is go to the office every day and learn the business.”
The son-in-law interrupted, “I hate office. I can’t stand agents.”
“I see,” replied the father-in-law. “Well, then you’ll work in the office and take charge of some the paperworks.”
“I hate paperworks,” said the son-on-law. “I can’t stand being stuck behind a desk all day.”
“Wait a minute,” said the father-in-law. “I just made you half-owner of my real estate of-fice, but you don’t like office and won’t work in a office. What am I going to do with you?”
“Easy,” said the young man. “Buy me out.”
Ha Ha!
The perception of the comic is a tie of sympathy with other men, a pledge of sanity, and a protection
from those perverse tendencies and gloomy insanities in which fine intel-
lects sometimes lose themselves. A rogue alive to the ludicrous is still
convertible. If that sense is lost, his fellow-men can do little for him.
