the most useful life

Our Response

• Preventive maintenance • Proactive planning• Understanding how common elements age• What products/components withstand aging

well• Reserve studies completed by individuals

knowledgeable with region

Our Response

• Estimated useful life, remaining life and optimal maintenance frequency should be specific to the region/climate

• Enhanced reserve study– In kind versus upgrade

Our Response

• Painting• Wood balcony structures• Flat roofs• Water intrusion• Site drainage

Issue

• Shifting of common area block walls, remediation?

Our Response

• Depends on the extent of shifting and subsidence

• Normal aging deserves good maintenance• Signs of movement requires evaluation by

licensed professional

Issue

• Erosion

Our Response

• Action depends on severity• Is it structurally significant?• We recognize it is common and typically a

professional is needed

Issue

• Retention areas that no longer drain properly due to settling of soil.

• Culverts higher than retention area. • Can associations make changes to retention

areas without contacting authorities?

Our Response

• Regulations require civil or geotechnical Professional Engineer to make major changes to association retention/detention areas.

• For most work, only proper design docs, signed and sealed by a design professional, would be acceptable to the authority having jurisdiction.
