Eight new districts, one new island
Callison’s master planning process for Al Reem Island included an
executive strategy, plot test fits, financial strategy and alignment with
consultants from the outset. Designed within the urban structure
framework and coordinated with UPC guidelines, Callison’s master
plan envisions a world-class waterfront city featuring luxurious
high rise living, signature office towers, an expansive marina
and boutique shopping neighborhoods. Through a thoughtful
strategy that creates several day-to-night districts, residents,
businesspeople and visitors experience all the offerings of a vibrant,
urban environment surrounded by a waterfront park.

Callison’s conceptual master plan for Marsa Zayed, a $10
billion marina community that is the largest real estate project
in Jordan’s history, maximizes frontage on the Gulf of Aqaba
to create a vibrant mixed-use community. Part of the Jordanian
government’s initiative to double its tourism economy by 2010,
Marsa Zayed is designed to help fuel the country’s growth by
providing more than 300 yacht berths in a luxury marina, a
cruise ship terminal and a mix of hotels, apartments, villas and
townhouses for more than 50,000 people.

Qingdao Shilaoren Resort is an entertainment destination with a
diverse range of beachfront activities for all ages. The retail arcade,
yacht club and indoor water park provide family-oriented recreational
and leisure attractions, while the themed waterfront restaurants
and nightlife acts as an adult playground. The 387,000-square-foot
aquarium and ocean science center offers a cultural and educational
venue that attracts residents, students and tourists alike.

CHINA MIXED-USE PROJECT
The China mixed-use project is envisioned as the
premiere retail, entertainment, cultural, offi ce and hospitality
destination, bringing vibrant urban energy within a
natural environment. The project incorporates a variety of
uses and building types and invests substantial infrastructural
improvements to turn this existing land mass into the city’s
primary nucleus on its coast. In addition to a new town center,
offi ce park and transit center, the project includes a 180m
tall iconic, fi ve star hotel, creating a dynamic landmark to the
city’s skyline.

China Mixed-Use Project
Coney Island’s revitalization builds on the cultural heritage of the
amusement district adjacent to the famed Brooklyn boardwalk. The
goal is to create a year-round, world-class oceanfront destination
that infuses Coney Island’s tradition with the glamour and
excitement of Las Vegas. Callison collaborated with the client and
entertainment production company Thinkwell for the design which
includes an amusement park, entertainment, retail, a four-star hotel,
giant carousel and an indoor waterpark. Developed with municipal
support, the area will also contain a community center.

Recalling the past, envisioning the future

With the expansion of a base-level public plaza and retail store, the
Space Needle’s status as Seattle’s most popular attraction continues.
The addition of a glass-enclosed pavilion that mirrors the orbiting
form of its “flying saucer” top expresses the spirit of the designated
landmark’s original design, which debuted at the 1962 World’s Fair.
The Space Needle’s more visible front door entrance, gathering areas
and expanded retail options create an enhanced visitor experience
that meets both civic and business interests.

Pacific Science Center, a Seattle landmark since the 1962
World’s Fair, underwent a major renovation and expansion
to continue its legacy as a popular institution for learning
and fun. The addition of the Kiewit Technology Center
incorporates the latest in interactive entertainment, while a
new street front entry with bold signage and an open glass
facade creates an inviting presence to visitors.

boeing 3-d imax® theater Pacific Science Center
Dubbed “The Orb,” the Boeing IMAX® Theatre appears to float
above the new glass gallery space. The organic shape made of
high-tech materials and coatings references both the futuristic,
high-tech aspect of science and the natural sciences. The adjacent
column-free glass structure is home to Pacific Science Center’s
permanent tropical butterfly installation as well as a changing
insect exhibit.

Entertaining the Hollywood Way
MGM Hollywood Way is the retail and entertainment hub for the
Chengfeng Redevelopment District. Two separate components—
an open-air five-level lifestyle center and a themed entertainment
destination—give visitors multiple options for interacting with
the uses. The building is designed to represent a jeweled box that
catches visitor’s attention through the use of motion created by the
exterior lighting graphics, LED signage, sound and unique painted
surfaces. The magic created by this exterior invites guests to enter and
experience the magic of Hollywood in their own backyard.
