Technical Specifications

BUILDING STRUCTUREThe buildings are designed with reinforced concrete foundations, frame and slabs to seismic structural codes and specifications.

WALLSExternal Walls• Thermal hollow clay bricks 25cm thick.

Internal Walls• All internal wall partitions are of a drywall construction, 10 cm thick with sound insulation.

THERMAL INSULATION• The design of each house is in accordance with European directive for thermal insulation of buildings. Walls and windows are suitably designed, selected and constructed for optimum energy conservation.

• The internal surfaces of all external walls and roofs are insulated with 5cm thick rock wool covered with 12.5mm gypsum board in compliance with the European directive on thermal insulation of buildings.

• Similarly, all external sliding doors and windows utilise thermal barriers and offer acoustic insulation.

WALL FINISHES External wall surfaces • External wall surfaces are finished with three coats of plaster and a decorative coat or two coats of plaster and natural stone facing as per drawings.

Internal wall surfaces• Finished with one coat of plaster, 5cm rock wool and 12.5 mm thick gypsum board lining which is further decorated with paint.

Guest toilet and bathroom walls • Guest toilet and bathroom walls are decorated with modern finest quality ceramic tiles..

FLOORS External pavings • Patio areas are paved with tiles of high standard.

• The driveway and car parking areas are paved with suitable hard wearing paving blocks

Internal floors • The living room, kitchen area , bedroom guest toilet and bathroom floors are covered with high quality modern ceramic tiles.

CEILINGS • The concrete slab is internally coated with one coat of plaster lined with 5 cm of rock wool insulation covered with 12.5 mm of gypsum board lining with a painted finish.

Suspended Ceilings: All Suspended ceilings are constructed of a gypsum board system.

DOORS AND WINDOWS• The main entrance door is of fine quality and design. Highly resistant to the weathering effects of the seaside environment. The design includes sophisticated security features.

• Internal doors are of high quality with lacquer finish.

• Both the main entrance door and internal doors are factory produced to high specifications and fitted with quality ironmongery.

• All sliding windows and doors opening to the patios or verandas are aluminium, double glazed, ‘’ Thermal Series’’. These are fitted with insect screens and external aluminium louvers.

BEDROOM WARDROBES• All wardrobes doors are imported, factory produced of high quality lacquer finish.

KITCHEN • Kitchen cupboards are modern, finished in lacquer and designed to accommodate built in, standard size fridge, freezer, dish washer, washing machine, oven, microwave, hob and extractor hood.

• Appliances of reputable manufacturers may be supplied and fitted at an additional cost. Drawers and doors are fitted with soft closing mechanisms.

• Kitchen island top is granite.

• The sink is stainless steel, with single bowl and drainer. Kitchen equipment includes cutlery tray, waste bin and plate pull out slots.
