Sub:- Minutes of Annual General Meeting held on 27.09.2009

The First Annual General Meeting of Komman Peoples Welfare Society was held on 27th September 2009 at Sector-49, Faridabad. About 70 members along with their families attended the meeting.

Sh Sukhbir Singh, President chaired the meeting. Sh Kamal Kant presided over and introduced the Managing Committee to the members present and held the dais up to the end of the meeting. The present committee members are as under:

The following points were discussed and clarified by Sh.Rajiv Chopra General Secretary :-

1. Status of Land:-

The Secretary informed the members that total area of 3.54 acres have been allotted to our society for which LOI has been received and other formalities are under process with HUDA . As explained these are pending due to election in Haryana and shall be completed after completion of election with 2-3 months.

2. Layout and approval thereof:

The Secretary informed that the revised plans for 2/3/4 bedroom apartments are ready. Copies of the same are available at Society’s website. Photocopies of the same were also distributed at the meeting also. The tentative area of the flats is worked out to 1173, 1707 and 2276 sq. ft. respectively and the payments are to be made accordingly.

3. Cost of Flat and other charges:-

The Secretary clarified the members that EDC charges are included in the cost of the flat but Internal Development charges, conversion and Infrastructure Dev. Charges are not included in the cost, hence these are to be paid by the members as and when demanded by the Society. Secretary informed the members that the above charges were roughly worked out to Rs. 35/- per sq.ft. but after going through the demand letter received from the Developer/Land Owner, the exact amount of all the above charges has been worked out to Rs.62/- per sq.ft. Members are requested to be ready to pay this much amount according to the size of the apartment.

4. Cost of other facilities:-

As already intimated to members that the cost intimated does not includes parking cost and power backup.

On enquiring from some of the members, Secretary gave the details of the parking space to be allotted and the charges which are to be paid by the members over and above the other charges;

i) Cost of parking:-

2 Bedroom Apptt : 1 covered parking compulsory @ Rs. 100,000/-Optional : 1 open parking @ Rs. 25000/-

3 Bedroom Apptt. : 1covered parking compulsory @ Rs. 100,000/-Optional : 1 or more open parking @ Rs.25000/- each

4 Bedroom Apptt. : 1 covered parking compulsory @ Rs100,000/- eachOptional : 1 or more parking @ Rs.25000/- each

ii) Cost of power backup :

The power back-up charges will be worked out on actuals and as per the demand of the members basis. However, approx. cost of the power back-up will be Rs.20,000/- per Kwh. But the same will be ascertained when the construction activities will almost be completed.

5. Construction schedule:-

The Secretary informed that construction is expected to be started within 45-60 days after the License from HUDA is received. He told the members that due to unscheduled elections of Haryana Assembly, all the works related to sanctions etc. is pending and will be started only after the new Govt. takes over.

6. Appointment of Architect and Contractor to start construction:-

The Secretary informed that the intermediary period will be used to appoint the architect and the contractor for the Society and in this connection, an advertisement has already been published in The Hindustan Times of 26 th

September 2009.

7. Allotment of flats:-

On enquiring from the members regarding allotment of flats, Secretary informed that once the construction of the flats will be nearing completion, open draw will be held in the presence of all the members and flats will be allotted accordingly.

8. Housing Loan facility:

On demand from the members regarding house building loan, a separate Bench was set up at the meeting venue from Andhra Bank and desired members had contacted the bank officials regarding the details of the loan. If any member is interested to know more about HBA, he can contact the Secretary of the Society. The details of the rate of interest is as follows:

a) Loan up to Rs. 5 Lakhs Rate of Interest : 8.5%b) Loan from Rs. 5 to Rs. 20 lakhs Rate of Interest : 9.25%c) Loan from Rs.20 lakhs onwards 1st year 8%, after that 9.25%

9. Alteration in flat as per specific requirement of member:-

Some members were also interested to know about the minor alterations in their flats to be done. Secretary informed that once the structure will be erected, desired members can give their consent in writing for minor changes which will be got done at their own cost.

10. Transfer of membership:-

On enquiring from the members regarding transfer of membership, it is clarified that the membership can be transferred by an existing member only to its blood relations/immediate family members like Mother, Father, Real Brother, Sister, wife, son, daughter only. For all others, it will be treated as New Membership. For transfer of membership in such a manner, a transfer fee of Rs.5000/- will be charged by the Society.

11. Equalization amount for new members:-

It was also clarified that equalization amount @ 15% p.a will be charged from May 2009 over & above the rate of Rs.1800/- p.s.ft from the new members to the date on which new membership is taken. (this is subject to availability of membership).

Some of the members wanted to have the list of the members, Bye Laws and Account of the Society etc. Secretary informed that these papers will be made available at our website www.powercountryhomes.com. As far as Accounts of the Society is concerned, Secretary informed that since Komman Peoples Welfare Society has taken over only in April 2009, the half yearly audited accounts will be prepared and copies will be sent to the members in the month of October 2009.
