ALL ABOARD! GARNEY’S FORAY INTO RAILROAD WORK With bid spots typically limited on railroad projects, Garney’s relationships with professionals in the industry are important for obtaining bid opportunities. Over the past few years, Mike Gardner and Tony Kempf’s groups have taken the initiative to build relationships and further reinforce Garney’s foundation within the railroad market. As with the water and wastewater industry, the railroad community is a small tight-knit group, so word travels quickly between railroad companies and engineering firms. Therefore, recommendations, or lack thereof, can be crucial to securing work. Garney has experienced the power of word-of-mouth firsthand. We were able to expand our market reach and secure work with KCS after receiving a recommendation from BNSF. Since completing the early railroad jobs in Kansas City, Garney has extended its scope to other regions of the country. Garney has been awarded contracts in Texas, Washington, Nebraska, Montana, and New Mexico, the latter being the location of Garney’s current project for Union Pacific.

The East and West Industrial Water Treatment Plant Facilities project in Strauss, New Mexico includes the construction of two new 0.25 MGD industrial wastewater (storm water) treatment facilities including headworks screening, oil/water separation, and dissolved air flotation separation (DAFT) solids removal treatment systems for the Strauss Fueling Facility, Block Swap Yard, and Intermodal Facility. Since becoming involved in the railroad industry, Garney has been awarded sixteen contracts. A few projects of note include:

EMPLOYEE-OWNER SPOTLIGHT: TIM BEHLER & MARK KELLY

Tim joined Encore Construction in 2002 as a Senior Project Manager on the North Collier Water Reclamation Facility Expansion in Naples, Florida. After successfully completing this $26 million project, Tim relocated to Winter Garden and assumed the duties of Vice President of Operations. In 2008, Tim was promoted to Senior Vice President maintaining his responsibilities over field operations at Encore, including directing the activities of Project Managers, Superintendents, Project Engineers, Foremen, the Safety Program, and Encore's Equipment Division. A graduate of the University of Cincinnati with a Bachelor's degree in Civil Engineering, Tim has been instrumental in the phenomenal growth Encore has experienced over the past few years. Prior to Encore, his experience encompassed over 15 years with a national general contractor as a key player substantially growing company and divisional revenue. His expertise in the construction of water and wastewater treatment facilities is second to none in the industry.

Mark was employed for 11 years with Encore Construction prior to Garney's acquisition in late 2012. In 2008, Mark assumed the position of VP of Pre-Construction, directing a professional team of Engineers and Estimators and developing and acquiring new work for Encore. A graduate of Purdue University with a degree in Building Construction & Contracting, Mark began his career in project management and estimating, specializing in water and wastewater construction. After college, Mark worked for Danis Shook Construction as an Estimator/Project Engineer. Mark's vast experience in treatment plant construction and costing, and his ability to quickly recognize untapped opportunities, was one of the reasons why Encore grew to be one of the most recognized environmental construction companies in Florida. A father of four, Mark lives in Oakland with his wife, Zoie, and their bull mastiffs, Tank and Rock. Mark's hobbies include cooking, fishing, gardening, and watching his son, Sean, play football for Florida Atlantic University.

Coordinated effort in moving 36” HDPE. Once pre-assembled in an open area of the project site, this pipe was relocated to its underground service location as a section of the main drain line for the gravity filter structure.

In previous newsletters, we have covered six of our ten Goals and Philosophies. This newsletter

focuses on our Philosophy of Integrity is the Shortest Path to Success. This philosophy

originated from Charles Garney, the founder of our company, who preached this valuable trait to his

employees.

Integrity is not an adjective frequently associated with our industry. Many contractors approach

business in ways that are unethical and in some cases illegal. Often this approach may feel like a

victory but ultimately, this behavior will catch up to people and failure will result.

Garney seeks to approach business with high integrity, honesty, and fairness. Doing this has

brought us much success and it has separated us from many of our competitors. We are building

the ideal employee-owned company. To successfully do this, integrity will always be a cornerstone

of our efforts. Owners, engineers, and suppliers want to build relationships with high-integrity

companies. This creates opportunities for Garney and helps maintain our leadership status in the

industry. If you look back 20 or 30 years at the companies that have failed in our industry, chances

are they did not have high integrity.

Most importantly, having high integrity allows us to sleep easy at night. Without integrity, your sense

of accomplishment is diminished. Cheating or taking shortcuts to achieve a goal will ultimately feel

very hollow and it’s something you will live with for the rest of your life. Personally and

professionally, start building a foundation of high integrity practices that you will look back on one

day with pride and accomplishment. It is one more way to help me protect your secure retirement.

ADDITION TO NASHVILLE-BASED OPERATIONS

Scott Reuter, a Senior Project Manager with Encore, has been promoted to Plant Operations Manager for our Nashville-based operations. Scott graduated from Virginia Tech University in 1998 and started working for Encore in 2003. Scott has built treatment plants in PA, VA, KS, FL and SC and will bring this expertise to oversee facility projects out of the Nashville office. Scott, his wife Jane, and their four children will be relocating to the Nashville area this summer.

This is an important step in the continuing integration of Garney and Encore. Bringing expertise like this in to the Garney operations is one of the many reasons the teaming of Garney and Encore made sense. This is a great opportunity for Scott and further solidifies our commitment and enhances our capabilities and capacity in Nashville for facility work. At the same time, Scott will leave a large void in the Encore group that will provide opportunities for others to step up. Our employee-ownership foundation continues to facilitate growth, success, and opportunities for our employee-owners.

Please join us in congratulating Scott on this achievement!

Garney Holding Company recently won the National Association of Women in Construction (NAWIC) Contractor’s Western Regional Safety Excellence Award. This award was presented to our Colorado chapter member, Solange Huggins, at the membership meeting. Garney will also be recognized in NAWIC’s May newsletter. Congratulations to all those involved in putting this award submittal together and bringing home such a great recognition! This recognition goes to all employee-owners, as it was the entire company under review for this award.

GIVING BACK TO OUR COMMUNITIES

Garney’s Littleton office has been making a difference with their efforts in giving back and getting involved in the community! We are excited to announce accomplishments made so far and our goals for the remainder of 2013. A special shout out to Nikia Steppins for her perseverance and guidance that allows us to display the generosity of Garney employee-owners!

September 2012 – Fall River Sweep: Garney sponsored this event and also provided a team of 14 volunteers to help clean up the Platte River along the section that runs through Denver.

November 2012 – Coats for Colorado: Approximately 25-30 coats were collected for Colorado’s annual coat drive to help families in need.

November 2012 – Thanksgiving Meal Boxes: Through a contact at a local school, Garney found four families in need to donate Thanksgiving meal boxes to.

December 2012 – Wal-Mart Gift Card Collection: When the Wal-Mart gift cards were distributed by Garney before the holidays, we asked for an anonymous donation of our EO’s gift cards. We collected 22 gift cards and donated them to the Family Tree, an organization that helps victims of domestic violence in Denver.

March / April 2013 – Office Supply Donation: After cleaning out the Weaver offices, there were many items that we could not find a home for at Garney. We decided to make a donation to a local school of all excess items including office furniture, binders and various office supplies.

April 2013 – Safe House Denver Home Repairs and Improvements: Through NAWIC, Garney gathered a team of volunteers and participated in the house repairs for the Safe House in Denver, a non-profit organization that helps women and children of domestic violence. The house was built in the late 1800s and was in desperate need of repairs. Garney’s team (Andy Brown, Heidi Haberkorn and husband Norm, Matt Wampler, Nate Cruise and wife Maggie, Nikia Steppins, and Solange Huggins) spent a Saturday donating their time, along with other members of the construction community in Denver. Repairs included drywall patching, new ceiling tiles , painting, trim, electrical wiring, and cleaning. The house received a much needed and appreciated face lift! (photos at right)

April / May 2013 – Garney’s Spring Food Drive: Food drive held through Garney’s Littleton office, collecting non perishable food items, personal hygiene items and plastic grocery bags. Job sites all over the Rocky Mountain Front Range, together with office participants, donated a very generous collection to the Arvada Community Food Bank!

For the second year in a row, Garney Construction was recognized as a “Champions of Business” award winner by the Kansas City Business Journal. Excerpts from the May 10 article are below:

In a year that brought mixed financial success for Kansas City companies, Garney Construction experienced a unique mix: an acquisition and an unprecedented number of projects won. In December 2012, Garney Holding Co., bought Encore Construction Co. of Winter Garden, Fla.

Even before acquiring Encore, Garney’s year was going well. The company picked up three large projects, two in Texas and one in Colorado. “Those three major projects were significant victories for us in 2012,” CEO Mike Heitmann said. “This is certainly much more work than we’ve been able to get in the last five years since the economy went down.”

“We are going to look back and be pretty proud of what we got done in the market conditions we had. And that is because of our geographic diversity - we were able to shift resources around to capitalize on positive market activity,” COO Jason Seubert said.

CIPO HONORED WITH MULTIPLE AWARDS

The 5-year Canal Importation Ponds and Outfall (CIPO) Drainage and Natural Area Improvement Project recently received multiple awards for its multi-disciplinary approach to flood mitigation and natural area and habitat improvements.

Recent honors include a 2012 Grand Award for Engineering Excellence, the top honor for design from the Colorado Association of Stormwater and Floodplain Managers (CASFM). The second award was a 2013 Engineering Excellence Merit Award, also for the project’s design and success, from American Council of Engineering Companies (ACEC).

Because the project used the City of Fort Collins’ Alternative Product Delivery System (APDS), the engineers (Ayres Associates and Anderson Consulting Engineers) and contractor (Garney Construction) also received recognition. Completed in late 2012, the most important achievement of the CIPO project is reliable flood protection for approximately 175 homes and several roadways in an area upstream from Colorado State University. Designers also took advantage of the opportunity to accomplish much more throughout this project, including water quality and habitat improvements in Red Fox Meadows Natural Area, wildlife preservation, stream restoration, trail enhancements and opportunities for outdoor wetland education activities for nearby schools

and the community. Congratulations to all those involved, including Jeff Moore, Gary Haas, Rich Trimble & Crew!
