General
Item No. 1: Proposal due date and time remain as October 19, 2021, at 2:00 p.m. CT.
Item No. 2: Sears Park - Contractor to remove and properly dispose of large satellite dish,
supports, and protection pads on the Sears Park Recreation Center. The City will
remove all connected lines and pipes on the roof associated with the satellite
dish.

Questions and Answers
Questions are reproduced as received.
Item No. 1: With material shortages, is the schedule going to change or are we not getting
any extra time?
Yes, completion times will be dependent on material availability determined
following award.
Item No. 2: Will hot mopped Modified Bituminous be acceptable instead of torch applied?
Yes, Modified Bituminous products required to meet designated ASTM numbers
listed within specification for SBS Modified Products.
Item No. 3: Project Manual – Section 01 11 00 1.2 A. 3. B. ii. Describes to “Puddle weld new 4-
inch tall Z-purlins to the top of the existing pipe purlins.” For TML 421 – However,
Detail 6/A-001 says “existing purlin to remain.” New Work Keynotes on Roof Plan
A-100 also says existing purlins on each building.
For TML 421, Project Manual – Section 01 11 00, delete Para. 1.2 A. 3. B. ii.
Item No. 4: Will a bid due date extension be considered for 7 days after receiving addendum
with answers to contractor questions?
Proposals are due October 19, 2021 at 2 pm.
Item No. 5: The existing PBR Panel roof systems seem to be in good condition. Will a roof
hugger system be considered over the existing PBR Panels rather than completely
removing existing to replace with standing seam for the alternate on this
package?
Bid as specified.
Item No. 6: Per shingle Manufacturer, the indicated 3-Tab shingles in the specifications do
not qualify for the warranty specified, “25-year Golden Pledge”. Please indicate if
an alternate option is acceptable, if we can meet the warranty requirements.
The 3-tab shingle listed does qualify for the Golden Pledge warranty since it is
being installed as the field. However, the contractor can not apply for the Golden
Pledge Warranty unless he is registered as a Master Elite installer. To qualify for
Addendum No. 3 Page 3
the Golden Pledge Warranty the contractor must use five (5) GAF accessories, this
includes; GAF Asphaltic Shingles, GAF Leak Barrier Products, Cobra Attic
Ventilation Products, GAF Starter Strip, and GAF Ridge Cap, which will be the 3-
tab shingle. Contractors may submit a substitution request from a different
manufacturer meeting all the requirements listed above.
Item No. 7: With questions being sent in still and an addendum not being issued yet, may an
extension of due dates be considered for 7 days after addenda release?
Proposals are due October 19, 2021 at 2 pm.
Item No. 8: Can the requested performance of work for the project (20 days) be extended to
60 days? With the time of year that this project would potentially undergo, there
will be rain days that will factor in and make the requested performance period
an unrealistic time frame for contractors. Submittals and other processes (site-
visit, pre-con meeting, etc.) that will undergo after the NTP is released will also
inhibit the allotted time for construction.
Street Services completion days is extended to 60 calendar days.
Item No. 9: Were any asbestos ACM materials identified to be “positive” in any part of where
the work will take place? If so, please provide a report for contractors to be able
to deliver to subcontractors.
Contractor to notify A/E and City Representative of any suspected area of ACM.
Item No. 10: Is there a specific amount specified of gypsum deck to be repaired on roof area
TML 017 that contractor should include in bid, or will that be incurred by unit
price after Tear off?
Contractor shall include an allowance of 1,000 square feet for gypsum decking for
TML 017 location. Unused allowance will be credited back at unit prices list on
the bid form at project completion.
Item No. 11: Section 01 20 00 under first page of warranty period states for a 20-year warranty
applying to projects 1 & 2. However, project 2 is a R-panel system and no
manufacturer will warrant a water tightness warranty on an exposed fastener
roof. Please advise if this was an oversight and needs to be deleted from this
portion of work or what other avenue should be taken.
Watertightness Warranty only applies to the standing seam metal roofs. All
metal requires the 20-Year Metal Finish Warranty and the Two (2) Year
Contractors Warranty.

Item No. 12: What consists of a Certificate of Occupancy as described in Section 01 30 00- 1.6
A? Is there a fee incurred on this certificate? Please advise.
If the facility is unoccupied during construction, Contractor shall obtain Certificate
of Occupancy from the City Building Department prior to Final Completion. The
fee will be waived by the City.
Item No. 13: Does the required construction fence need to be installed around staging area only
as all work is done on the roof? Or will the city need to vacate sections of the
buildings while work occurs there and fence off the entre facility?
Contractor shall install construction fence around laydown yard. Contractor to
follow all OSHA guidelines for warning lines and rooftop safety while on-site.
Contractor to coordinate work at facility with Owner prior to commencement of
work above occupied areas.
Item No. 14: Section 067 52 00-9 and 07 52 00-10 talk about two cap sheets that call out for
the same material. Please advise if the intent is for two cap sheets to be installed
or just one over the base ply?
One cap sheet over the base ply.
Item No. 15: Due to the lead times of how long it will take to receive the required insulation
for the TML 017 roof, may cold adhesives be used for installing the insulation
instead of hot asphalt?
System to remain as specified.
Item No. 16: Please provide a specification for the BUR work portion of roof work as it is non-
existent in original specs.
Addendum 2 contains the specification for the BUR work.
Item No. 17: With the added insulation that will be incorporated into the new roof system
overlay, will the contractor need to provide new prefabricated curbs for all MEP
equipment? Will a curb extension be allowed that does not create a transition
point and still keeps all flashing in a fluent vertical surface?
All flashing to be a minimum eight-inches (8”) above finished roof surface. Curb
adapters permitted or extension of the wood curbs. All associated interior
ducting to be extended.

Item No. 18: There are two units that exist on roof section “C” on the project drawings that are
connected to ductwork going into the wall of the gym. The existing units’
blueprint does not match up with the curbs they are partly resting on. Please
advise what the intent is here for raising those units. If a new curb that matches
the blueprint of the unit is to be installed, please state in amendment.
Ductwork will be required to be raised. Provide minimum eight-inch (8”) curb
height for flashing. New curb will be required at this location.
Item No. 19: Are there any parts of, or full MEP equipment that is to be replaced on this
project?
Only what is listed in the project documents.
