Almost 40 percent of the total energy consumption goes into buildings. Above one-third is used for space and water heating and the rest for cooling, ventilation and artificial lighting. Simple mathematics show, and society broadly agrees, that the use of fossil fuels needs to be reduced and eliminated on the long term. Energy efficiency and conservation in public and private buildings will therefore be more and more important on the medium term. However, economics is not the only reason. Improving energy efficiency in buildings is one of the key measures for tackling energy supply and environmental problems and reaching our CO

2

reduction targets by 2020.

The statutory and regulatory framework has been established by the European Parliament (EN 15232) and by the German fed-eral government in the form of the Energy Conservation Regula-tions (EnEV) from 2002. These regulations define the evaluation guidelines to be used in drawing up an energy balance sheet for residential buildings, including technical systems. The 2007 edi-tion of the EnEV regulations extends its scope to non-residential buildings and makes energy certification a requirement for exist-ing buildings. EnEV 2009, effective since October 1st, 2009, has tightened up the energy requirements for buildings by 30 per-cent, with a further 30 percent tightening planned by 2012.

As the Scottish physicist Sir William Thomson, later Lord Kelvin, once said, “If you cannot measure it, you cannot improve it.” Only if you have the ability to capture, analyse and evaluate your en-ergy consumption data on the long term you will have a chance to identify potential savings and to introduce appropriate conserva-tion measures. To make this happen you need to bring all your en-ergy-related data together in one central platform. Benchmark-ing for a wide variety of building types and uses (e.g. including hotels, hospitals, schools or office buildings) helps to take action for a better level of energy efficiency.

Finally, we have to invest in the energy assessment of our living and working spaces to know the specific energy consumption. As we are aware of the fuel consumption of our car, we have to be able to give the answer to the question: ‘What is the energy con-sumption of your building per square meter ?’

Case StudyMigros is Switzerland’s biggest retailer and also has branches in southern Germany and France. The Migros group comprises over 50 busi-nesses and is a cooperative with approx. two million members. In 2008 the group employed over 84,000 people and reported sales of CHF 25.75 billion and profits of CHF 701 million. The e3m energy management solution was introduced across the board in two of the cooperative businesses. Inside Migros e3m technology is known as MESA.

– The Logo>The idea for the logo came to us quite naturally in an attempt to define the concept of energy management. A management process consists of four phases: goal setting, planning, implementation and review. So what has to be considered ?

It’s all about energy and using it in a responsible way. That im-plies that beside the economic aspects, the environment also has to play a role. Reduced CO

2 emissions are not only good for

the environment; they also have clear financial benefits. It’s an undisputed fact that environment-friendly energy is the energy we don’t consume. Energy efficiency means achieving a desired benefit with the lowest possible energy input.

The three concepts – energy, environment and efficiency – appear in our logo as the subject of the management process.
