Conclusions
1. An important imbalance: Given housing structure and familiesmake up, the only alternative is that families, generally small ones,occupy big homes, therefore they have to have vacant rooms withthe extra cost that it means.
2. In Spain exists, at least, 18.000.000 rooms are unoccupied.It is estimated that the 70% of them, are situated in collective urbanzones. The average of unoccupied rooms per household is 2,26,taking into account only houses with vacant rooms.
The estimated average of the maintenance cost of a unoccupiedroom is 200 € per year. The excess cost supported by householdsare 2.520€ millions per year, that means a significant economicburden to their owners.

Conclusions
1. Nowadays the greater part of the homes in Spain seems to the family
model of other times, in which there was an average of between 2 and 4
children.
2. The quantity of houses with small sizes represents a reduce part of the
total supply, being majority the houses of 4 and 5 rooms, so it is easy to
deduce that the homes are oversized.
3. The tendency mark a preponderancy of households with few members, a
fact that will become worse and widespread in the coming years.
4. There are no foreseeable changes in the trend indicated. In the short
and medium term all the dysfunctions outlined are going to be on the
rise.
