Confidence - Dressing well or appropriately instills confidence on two levels. One, if you look good, you feel good and if you feel good you are generally confident. Two, others will view you as a confident person which can lead to respect, trust and admiration – all important traits in real estate.

First Impressions Last – Whether we like it or not, first impressions are everything. You will be judged by your physical appearance immediately and people will form opinions of you, and your services, based on that alone.

Establish Credibility – Dressing like a professional will establish credibility, whether warranted or not.

1. Create and use your weekly and daily plans. Be sure to focus on your business development activities. Creating your plan and assessing it provides the basis for making good business decisions.

2. Track business development activities. Every day, keep track of your results. How many contacts did you make? How many business cards and flyers did you pass out?How many names did you add to your sphere list? How many expired listings or FSBOsdid you contact? Of all the activities you did today, how many people did you actually talk to?

3. Practice and apply new sales skills every day. Optimize your contacts with potential buyers and sellers. Accel Realty Partners has the training materials to teach sales skills necessary to save time and to convert more prospects to Clients.

4. Complete business support activities. You need confidence in your ability to make sales appointments. Utilize your Mentor and the sales materials provided by the company.

5. Weekly meeting with your Mentor. You will be given the tools and education to havea profitable and rewarding real estate experience.

This Action Plan will lead you through the initial administration tasks and quickly into the short-term, income-producing activities. Securing a transaction in your first month is the best way to launch your career, and if you follow this plan with discipline and enthusiasm you will be rewarded with a successful career in real estate.

Week 1 Getting Started Administrative Tasks

This week includes the most fundamental videos and tasks that will serve as the base of your success. They must be completed quickly so you can move on to income-producing activities.

Week 2 Open Houses

Open houses may be the best source of business for new agents. Our Agent (featured in the video series) held an open house every day his first year of business in a new market. He sold $30 million worth of real estate that year. You must select the right property, be well prepared, know the market and have a likable persona when prospects arrive. Ask the right questions, offer to help then follow up.

WEEK 2

1. Attend open houses by other Agents 2. Find agent listings to hold open3. Learn how to create a home flyer4. Prepare: flyer, sign, other information, lead capture means, etc.5. Week 3 Prospecting and Database Development

You are not in the real estate business...you are in the prospecting business. So this is the most important skill you'll need to develop. Prospecting is not easy and is not often fun...and that's why many agents avoid it. The videos in our online library will educate and inspire you to reach out and generate your own leads. Not all sources will be right for you, so find the ones that work. Sphere of Influence prospecting, however, is the most important source for ALL agents.

WEEK 3

1. Tour properties in your market area2. Listen in to agents making SOI calls3. Prepare a script for SOI calling. Have it reviewed4. Practice your prospecting questions5. Record your prospect telephone conversations and evaluate6. Sign up for floor time and respond to actual prospect inquiries7. Schedule time blocks to call people in your SOI8. Week 4 Sphere of Influence (SOI)

According to the National Association of REALTORS® (NAR), almost 70% of business came from friends, relatives and past clients. So developing your Sphere of Influence and methods of contact will be your most important source of business. As a new agent, your SOI may want to first see a track record of success. Assemble your list, create an announcement, send it out and follow up. Then have a system to stay in contact for the life of your business.

1. Block out times to call your SOI2. Write a script for a message to leave on their voicemail3. Listen in on competent agent making calls to SOI4. Initiate telephone calls to your SOI5. Follow up SOI calls with a note and/or email6. Send five handwritten notes7. Talk to 25 strangers each week and ask: "How much longer do you plan to stay in your current home?“

Extra Credit: For Sale By Owner (The Agents who do this make $150,000 in their second year.)

If you can handle For Sale By Owners, you can handle anything. Even if you don't get the listing, the skills you develop working FSBOs will help you throughout your career. Your job as a real estate agent is to find people who are moving. FSBOs are announcing to the world by sign, ad and internet that they are moving. The key skill of working this source is to make personal contact then keep following up until they tire of their own efforts.

1. Meet with an agent who works FSBOs2. Locate current FSBOs in your market area3. Accompany an agent on an actual FSBO personal visit4. Write out your own dialog for approaching or calling FSBOs5.
