In  September  2008,  we  opened  the  first  Kent  county  office  and  then  expanded  to  our  current  location  in  2011.  Located  directly  on  U.S.  13  in  Smyrna,  this  location  affords  us  exceptional  sign  exposure  and  brand  new  office  amenities.      

We  do  Delaware.  

Delaware  Homes  started  in  New  Castle  County  when  we  bought  our  first  office  building  in  2007.  This  serves  as  our  primary  office  and  has  received  lots  of  recognition  for  architectural  integrity  and  pleasing  landscaping.  It  is  centrally  located  in  Townsend  across  from  the  Post  Office.

When you start moving? Here are some free tips!

Two Months Before Moving q Sort through your belongings to reduce the number of things you have to move. q Have a garage sale or donate items you no longer need to charity. q Decide whether to move yourself or hire professionals. Make reservations with a moving

company or a truck rental company.

Tip: Call three companies for estimates to compare.

q Gather packing supplies: boxes, packing material, tape, felt markers, and scissors. q If you’re moving a long distance, make travel arrangements with the airline, hotel, and

rental car agency. If you’re driving to your new home, get maps and plan your travel route.

q Save all moving receipts, because some moving expenses may be tax deductible. Check

the current tax code for requirements.

q Place your legal, medical, financial, and insurance records in a safe and accessible place. q Purchase insurance coverage for valuables to be moved.

One Month Before Moving q Start packing items that aren’t regularly used such as off-season clothes and decorations

and items in storage areas (garage, attic, and closets).

q Make travel arrangements for your pets. q If you’re driving, get your car tuned up. q Get medical records from your doctors, dentist, optometrist, and veterinarian. q Send items (rugs, drapes, clothing, quilts, bedding) to the cleaners. q Back up important computer files.

Two Weeks Before Moving q Contact your utility companies (gas, electric, water, cable, trash collector, and local phone

service providers) and notify them of your move.

q Sign up for services at your new address. q Contact your long distance phone company and notify them of your move. q Call friends and family and recruit help for the moving day if necessary. q Confirm your travel reservations.

q Arrange to close or transfer your bank account, if appropriate, pick up items from safety deposit box.

One Week Before Moving q Pick up items from the cleaners, repair shops, or friends. q Pack a survival kit of clothes, medicines, special foods, and so on to carry you through the

day after arrival in your new home.

q Finish packing all boxes minus what you’ll need in the final week. q Inform the post office of your upcoming move. Send change-of-address cards with your new address and phone number to:

q Friends and family q Banks, insurance companies, credit card companies, and other financial institutions q Magazines and newspapers q Doctors, lawyer, accountant, realtor, and other service providers q State and federal tax authorities and any other government agencies as needed q Workplace, schools, and alma maters q Voter registration office and motor vehicle bureau

Prepping  a  Home  for  Sale:  Simple  Staging  Tips  for  Inside  and  Out   By Barb Schwarz, Stagedhomes.com

Before you show your home to any potential buyer, you want to make sure the staging is perfect. Follow these general tips and your home will look better than the competition.

FOR THE INSIDE

▪ Clear all unnecessary objects from furniture throughout the house. Keep accessories and objects on the furniture restricted to groups of 1, 3, or 5 items. In general, a de-cluttered home helps the buyer mentally “move in” with their own things. Rearrange or remove some of the furniture in your home, if necessary. Many times home owners have too much furniture in a room. When it comes to selling your home, thin out overcrowded rooms to make the rooms appear larger.

▪ Clear all unnecessary objects from the kitchen countertops. If it hasn’t been used for three months…put it away! Clear refrigerator fronts of messages, magnets, pictures, etc.

▪ In the bathroom, remove any unnecessary items from the countertops, tub, shower stall, and commode top. Keep only the most necessary cosmetics, brushes, perfumes, etc., in one small group on the counter. Coordinate towels in one or two colors only.

▪ Take down, reduce, or rearrange pictures and objects on walls. Patch and paint all walls, if necessary.

▪ Review the house interior, room by room, and… 1. Paint any room needing paint.

2. Clean carpet and draperies that need it.

3. Clean windows.

▪ Pack up and store. If you need room to store extra possessions, get a storage unit. ▪ Leave on certain lights during the day . During showings turn on ALL lights and lamps. ▪ Set a background tune. Play light FM music every day in the house, for all viewings. FOR THE OUTSIDE

▪ Go around the perimeter of the house and move all garbage cans, discarded wood scraps, extra building materials, etc., to the garage or, if applicable, take them to the dump.

▪ Check gutters and roof for dry rot and moss. Make sure they are swept and cleaned. ▪ Examine all plants. Plants are like children…they grow so fast. Prune bushes and trees.

Keep plants from blocking windows: “You can’t sell a house if you can’t see it!” ▪ Remove any dead plants, weed all planting areas, and put down fresh mulching material. ▪ Keep your lawn freshly cut, edged, and fertilized during the growing season. ▪ Clear patios or decks of all small items, such as little planters, flower pots, charcoal,

barbeques, toys, etc. ▪ Check the condition of the paint on your home, especially the trim and the front door. The

first impression, or “curb appeal,” is very important. IN GENERAL

Try to look at your house “through a buyer’s eyes,” as though you’ve never seen it before. This exercise will help you see what needs to be done. Any time and money invested on these items will usually bring you the return of more money and a quicker sale.
