APRIL LANDLORD PROTECTIONFOR UNPAID RENTS & DAMAGE BY TENANTSThe biggest stress area for a landlord is that his tenants don’t pay their rent or damage his property to the point that he has to go into his savings to pay his mortgage or make repairs. • Up to 24 weeks of rent for: ○ Defaulting tenants ○ Impossible to rent (only if the claim is covered under Damage by Tenants)

○ Failure to vacate • Up to 4 weeks of rent if a tenant:

○ Vacates before end of lease without respecting proper notice

○ Dies ○ Is released by Court from his lease obligations due to hardship

• 25% of rent at the insured’s expense• 1-month of rent or security deposit

in lieu of deductible• Maximum limits:

○ $25,000 per rented unit ○ $100,000 per year

UNPAID RENTS and DAMAGE BY TENANTS. Because your clients do not all have the same needs, they either can choose one of these coverages or

both of them.

• Accidental damage ○ Up to $25,000
