Part 1: Some General Information to help you get started

1. When is an "As Constructed" drawing required?

The ''''As Constructed"" drawing will be required prior to the "grade" inspection (eg. before the system is backfilled).

2. How do I provide the "As Constructed" drawing to the Inspector?

The drawing should be e-mailed to the Building Services Department at building @springwater.ca or hand-delivered to the Springwater Township Office (2231 Nursery Road) on. or before, 8:45am on the day of inspection, or left "on site".

3. Where should I leave the drawing if I wish to leave it "on site"?

When you call to book the Grades Inspection (eg. prior to backfill), advise the Building Assistant that the drawing will be left on site. The usual practice is to protect the drawing by placing it in a "zipper" type bag, seal it tightly to protect it from the weather and secure the bag to the lid of the septic tank so that it can't be blown away (use a rock or tape the bag to the tank).

If this is not possible, be sure to advise the Building Assistant (when you book your inspection) where the drawing will be so that the Inspector knows where to look for it.

4. What is the "As Constructed" drawing used for?

At the Grades Inspection, the Inspector will verify that drawing and all dimensions match the installation. If accurate and complete, the drawing will be attached to the "Final Inspection Report" (also known as the Septic Use Permit or Certificate). A copy of this Final Inspection Report is given to the Owner for future maintenance and servicing of the septic system.

Part 2: What should be included in the drawings

1. Checklist of Requirements for" As Constructed" drawings:

• Original drawinqs are required. If you need to fax or e-mail for expediency, that is fine, but originals should be mailed or dropped off at the earliest opportunity.

• Permit Number

• Property Address

• Installer Name

• Description of all existing structures (eg. dwelling, garage, deck, pool, shed .. . )

• Dimensions from existing structures to septic components

• Dimensions from septic components to property lines

• Description of Septic Tank (including, name of Manufacturer, capacity and dimensions)

• Dimensions of distribution pipes, septic tank, distribution boxes, pump chambers, length of piping etc., to permanent structures and/or property line.

• Number of runs and distance between them

• Location and Dimensions of Filter Base Area (as applicable)

• Location and Dimensions of Filter Bed Surface Area (as applicable)

• Location, dimensions and direction of slope of Mantle Area (if applicable)

• Location and type of Well (eg. drilled, dug, sandpoint; include location of neighbour's well if available (as applicable)

• North Arrow

• Overhead View

o NOTE: Show clear location of septic components in relation to the property ego front yard, side yard, back yard; how far is it from the house? Ask yourself: "Will the homeowner of the property be able to find the components of the system in the future using the diagram I have provided?"

• Pipe information (eg. dimension 3 inch, 4 inch etc., or whether an Equalizer 24 System used)

• Tertiary Septic System - make and model, and service contract

• Any other information that may be important for future servicing/maintenance

Part 3: Inspections

1. If I provide the drawings. will you still need to conduct an Inspection?

Yes! Parts of the septic system will need to remain exposed for inspection to confirm that it matches the "As Constructed" drawings and is in compliance with Part 8 of the Building Code, as amended.

2. What happens if you do not receive the drawing before the inspection?

If we have not received the drawing before the inspection is to take place and not been advised that it would not be available on-site, the inspection may be cancelled by the Inspector. It will be your responsibility to reschedule the inspection.

If you instructed our office that the drawing would be left on site and the Inspector is unable to locate the drawing, the inspection may not pass. It will be your responsibility to reschedule the inspection and ensure that the drawing is available for the re-inspection.

NOTE: All re-inspections are subject to the current re-inspection fee.

3. What parts of the septic system should be left exposed?

• Top of septic tank (to verify manufacturer's red seal or other marker, and tank size)

• All pipe from the house to the header (to verify adequate slope and pipe size)

• Header (to confirm that it is level)

• Fitting from header to first 3 ft (.38m) section of distribution pipe (to confirm number of runs and slope)

• Last 3ft (.38m) section of distribution pipes (to confirm number of runs, slope and layout)

• Ends of Base Area - mark location if not easily visible

• Distribution boxes and pump chamber

During the Inspection, the balance of the distribution pipe should be covered with materials stipulated by the manufacturer or the current Building Code, as amended.
