Location New Manor Barn previously formed part of Mendlesham Manor, and is located in a delightful, elevated and rural position on the outskirts of the village. Mendlesham itself is well served with a primary school, health centre, village stores, post office, pub and fish and chip shop. There is also a village hall and playingfield. Mendlesham is conveniently located for access to the A140, which provides good road links northward towards Diss and Norwich, 12 miles and 29 miles respectively, and southwards toward Ipswich and Stowmarket, which are 16 miles and 9 miles distance respectively. Diss, Norwich, Ipswich and Stowmarket all have railway stations providing a regular commuter service to London's Liverpool Street. Adjoining the accommodation, and located beneath the attic rooms, are the stables, and these benefit from planning permission to be converted into residential accommodation. New Manor Barn was constructed in 2011 by Roger Gladwell as an outbuilding and stable block, and is of predominantly oak frame construction on a brick plinth with weatherboard elevations. The accommodation is arranged over both single and two storeys, all set beneath a pitched French pantile roof. Outside New Manor Barn is approached via an access off the Brockford Road, that has been retained by Mendlesham Manor and over which New Manor Barn will have a right of way, subject to contributing towards the maintenance and upkeep of the driveway. Electrically operated gates open on to the sweeping gravel driveway. Beside an impressive, mature horse chestnut tree the driveway forks, with the driveway to the right serving New Manor Barn. This continues beside the timber framed Workshop, approximately 39’ x 15’7 overall, with power and light connected. This building could continue to be used as a store, or planning permission could be sought to replace it with a cartlodge or garage, subject to the necessary consents. The formal gardens are predominantly to the front of New Manor Barn, and facing in a southerly direction benefit from the sun throughout the day. There is a large patio area enclosed within established hedging adjoining New Manor Barn, with the focal point being the fountain. Beyond the patio are the gardens. These are predominantly laid to grass for ease of maintenance, but include mature magnolia trees and an established beech and laurel hedge that partly screen New Manor Barn from Mendlesham Manor. Planning Planning permission was granted on 20th November 2018 by Mid Suffolk District Council for the separation of New Manor Barn away from Mendlesham Manor, together with change of use of the building to form a single residential dwelling with a new access. Community Infrastructure Levy (CIL) CIL is payable and was set at £34,218.70 on 21st November 2018, and this figure is subject to indexation. However, if the property is purchased by a self-builder/owner-occupier an exemption may be granted, subject to application. Structural Engineer’s Appraisal During the latter part of 2019/early 2020 the vendors commissioned J P Chick & Partners Ltd to produce a structural engineer’s appraisal for New Manor Barn, which included intrusive ground investigation works. These works were commission to review the sub-structure (foundations) serving the property, and whether these met current building regulation requirements for a residential dwelling given the nature of the subsoil and existing trees that surround the building. The report concluded that the foundations should be increased (underpinned) to at least 1.5metres. A copy of the report is available on request. The trees that needed felling have subsequently been felled and removed from site. In addition to the above, separate advice has been received that insulation levels do not meet current standards for a dwelling, and the staircase would need to be reconfigured.
