The property is located in the very heart of the village – a truly ‘perfect’ setting for a restaurant and tea gardens. The Cathedral City of Truro is within easy travelling distance and offers an ever improving range of shopping, commercial and both state and private schooling facilities. DESCRIPTION The Cosy Nook Tea Gardens comprises a charming and very pretty double fronted original cottage in mellow stone work, probably 17th/18th Century and believed to have been one of the poor houses of Crantock. Enlarged over the years with a two storey extension to the side finished in white painted render, the premises are semi detached and, whilst situated in the very heart of the village, are extremely secluded and sheltered – a perfect position for the large brick-paved tea gardens covers approximately half of which is beneath a large canopy overhung by vine and climbing plants enabling use in all weathers. An attractive converted single storey former small barn is now a Gallery where local artists and photographers have been invited to display their works whilst also providing further covers. A building currently used primarily for storage has full planning permission as additional tea rooms with space for a further 16 covers. The main restaurant comprises the entire ground floor of the original cottage, is attractively appointed and equipped and opens onto the tea gardens. This part of the premises has previously been used as an evening restaurant but is currently considered as an extension of the tea gardens. The commercial kitchen is very well fitted with an excellent range of stainless steel equipment and is supported by a neighbouring utility room with commercial dishwasher and plenty of extra worksurfaces.

THE BUSINESS The vendors open from Easter to mid-September each year, from 10 am to 4 pm (5 pm in the high season) for teas, coffees, cream teas, ice creams, cakes, other snacks, lunches and breakfasts. The previous owner also provided evening meals in the restaurant. If new owners required further living accommodation then the restaurant could be amalgamated into this, subject to all necessary consents. Part time seasonal staff – typically 2 to 5 – are employed and the present owners undertake the majority of the cooking with help from the staff in food preparation. The Cosy Nook has been mentioned in the national press, Cornwall Today magazine and is mentioned in a publication named Tea Garden Walks. In order to restrict turnover, the current owners have ceased evening restaurant meals and reduced the number of covers from 96 to 74. The opening hours have also been reduced and the tea gardens are closed on Mondays and Tuesdays, although during the high season they also open on a Tuesday. Clearly, in new hands, the business could be further exploited by opening the restaurant in the evenings and/or by opening for a much greater period of the year to take advantage of the popularity of Cornwall and Crantock in particular. Turnover is currently circa £85,000 p.a., deliberately contained beneath the VAT threshold.
