Our view of working with BIM:• Central 3D model or combination of models
• All data needed in the proces of design, construction and maintenance integrated in the model
• Used by all parties in the proces

BIM applications and file formats• Wide variety of BIM applications for
modelling and analysis of different aspects
• No strong international standards yet
• Exchange between BIM applications not always reliable

Penetration in the Dutch building sector?• In the past few years the use of BIM
applications by construction companies, design offices and other parties has seriously increased
• However, no mainstream yet: mostly ‘in company’ use, incidental exchange between parties

Motivation for Rgd BIM standard:BIM fits Rgd’s decision to fully concentrate on its role as public real estate procurer:
• Rgd needs building information to be in control on individual buildings as well as the entire building stock (7,000,000 m2)
• Diminishing inefficiency – especially in maintenance and operation

Embedding in various types of contracts:
Best chances in long-term contracts for maintenance (M):
• DBFMO: 8 contracts to be tendered from 2011 on
• Maincontracting maintenance: 3 pilot contracts in 2012
• DBM: under development

Which requirements in BIM standard?• All physical an spatial elements represented
in the model – in principle in 3D
• Functional specifications attached to this representation
• All required building documentation and information extracted from the model

Applications and file formats• Contractor may choose any BIM application
or file format
• Extracted files in DWG (conventional plans, sections) and IFC (3D model)
• Native format BIM files must also be provided for development purposes

Three models for maincontracting:• Revit models commisioned by Rgd
• Based on as-built drawings + on site verification and additional measurement
• Limited to construction and spatial elements + functional specifications (no MEP)
• Handover to maincontractor planned July 2012

BIM applications and file formats• Problem: future development of applications
uncertain – in particular with respect to exchange between apllications
• Challenge: practical choices among present applications and formats for maximum result – keep a close eye on further developments in BIM software

Information exchange between parties• Problem: present culture of information
exchange still largely based on one-time hand over of paper documents
• Challenge: start experimenting with information requirements in long term contracts, aiming at permanent management and exchange of digital information

Existing buildings in use• Problem: existing information (esp.
drawings) often incomplete / inconsistent / unreliable; disturbance of user proces not allowed
• Challenge: efficient interpretation of existing drawings and other documents
• Challenge: efficient application of techniques for measuring and verification on site
