Comfort Systems USA SW, respectfully submits the price of $10,943.00 plus applicable tax,to furnish the scope of work as described below.

This proposal includes the following:

Detail project prior to commencing work. Run new electrical service including conduit, boxes and wiring from existing panel to roof mounted

condenser and install new breaker in existing panel as required. Run two new electrical distribution circuits including conduit boxes and wiring to location for wall

mounted ductless air handlers and condensate pump. Furnish and install one new Daikin 2.0 ton ductless heat pump condenser on roof as required. Furnish and install one new ductless wall mounted air handler, in classroom. Furnish and install refrigerant line set from wall mounted unit to condenser on roof. Furnish and install condensate pump and run condensate line to nearest approved drain. Run electrical power circuit and controls circuit from roof mounted condensing unit to wall

mounted unit. Furnish and install remote controlled thermostatic control for unit. Subcontract licensed roofer to seal roof penetrations as required. Start up and check equipment for proper operation. Clean up work area and haul off debris.

Clarification of Proposal

Specific exclusions for this project:

General building permits.

Permits or engineering of any kind. DDC Controls work of any kind. Repairs of any equipment not mentioned in scope. Alarms, alarm wiring or conduit, of any kind. Providing or installation of DDC and/or FMS systems (this includes all equipment).

Fire monitoring, fire panels, low voltage wiring and conduit.

Outside disconnects or GFCI Outlets for new or existing units. Domestic water piping, condensate and related equipment, except as stated.

Additional insured status, waiver of subrogation except on builders risk, primary insurance status.

Carpentry chases and cutting openings of any kind.

Cutting and/or patching of roof or structure (by others).

Motorized control dampers.

Concrete, rebar, curbs and coil pads.

Insulation of any ductwork.

Starters, disconnects, relays, controls and transformers of any kind other than those mentioned.

Structural roof curbs.

Burglar and/or security bars.

Fire rated enclosures.

Installation or finishes of architectural access doors.

Architectural louvers.

Fire dampers. Fireproofing and/or fire stopping.

Design or engineering services.

Indemnification, defense or hold harmless obligation for fault of others.

Consequential damages, except liquidated damages caused by this bidder.

TERMS AND CONDITIONS

SCOPE OF WORK. Unless otherwise specified, all prices are based on normal working hours. Normal working hours are defined as between 7:00 A.M. and 3:30 P.M. Monday through Friday. Any work required outside of the normal working hours is not included, and will be charged to the customer at overtime rates. Comfort Systems USA SW, will only be required to make repairs caused by normal usage. No repairs are included that are a result of vandalism, acts of God, unauthorized personnel working on the equipment, or any other cause beyond the control of Comfort Systems USA SW.

CHANGES. Any changes to this proposal must be in writing and signed by both parties.

WARRANTY. Comfort Systems USA SW, guarantees all workmanship for a period of one year. All materials are guaranteed by the manufacturer and are extended to the customer through Comfort Systems USA SW.

PAYMENT. All invoices are due upon receipt and become delinquent after 30 days. If payment in full of any invoice is not made within 30 days, customer agrees that a charge of one and one-half percent (1 1/2%) per month will be added to all unpaid balances more than 30 days old. Customer also agrees to pay Comfort Systems USA SW, its reasonable attorney's fees incurred to collect any delinquent account of customer.

CUSTOMER OBLIGATION. The customer shall operate all equipment as specified by the original design, promptly notify Comfort Systems USA SW, of any abnormal conditions, and provide proper access to all equipment for servicing.

INSURANCE. Comfort Systems USA SW, maintains standard limits of coverage of Worker's Compensation, Employer's Liability, General Liability and Automobile Liability. A certificate of insurance will be furnished upon request.

LIABILITY. Comfort Systems USA SW, liability for work rendered pursuant to this Proposal is limited to the value of the labor and materials furnished by Comfort Systems USA SW. Customer agrees that Comfort Systems USA SW, shall not be liable for any indirect or consequential damages, including but not limited to, loss of business, loss of use or profits, or damage to either buildings, contents, products or persons.

ENTIRE AGREEMENT. This Proposal represents the entire agreement between the parties, and no warranties, expressed or implied, are intended unless specifically set forth herein. No other verbal understanding or agreement is considered a part of this Proposal.
