The culturally rich and booming downtown Los Angeles Arts District is a highly-sought after neighborhood for commercial, retail and creative office developments. This vibrant neighborhood is home to a growing array of artisan restaurants and bars, galleries, residential lofts, hip independent retail flagships and tech startups. With the West Side’s increasing rents and short surplus of creative office space, the Arts District is becoming more and more appealing for tech startups in particular to find support in the existing creative community.
New developments are now mixing into the diverse architectural landscape of converted industrial space and historic buildings, expanding the area’s once defined boundaries. While the rise of ground-up development is accelerating the neighborhood’s mixed-use surplus, it is also increasing the value and desire for the remaining historic buildings, further validating the urban sprawl south on Santa Fe Avenue to the Santa Monica Freeway.
One of the key drivers of the Downtown revival is the increase in residents who want to live, eat and shop close to where they work. With the median resident age being 36, the area’s cultural offerings, trendy converted lofts and location are more than attractive by providing a modern-yet-urban setting that still retains its original counterculture credibility. The neighborhood is accessible by three major freeways, multiple public transportation lines, and minutes from the Downtown financial and entertainment district.
